Home in the mountains in a quiet location back a mile dirt road. It is a clean, maintained, small, older mobile home and a neighbor to the owner's home. Fully furnished. 1 Bedroom with a full size bed. Since it is a mobile home the water heater is in a covered corner of this room. Bedroom 2 has a bunk bed. Linens and towels provided. Kitchen has a gas range and microwave. Suitable for a couple. Insurance prohibits the use of a fire pit. Limited cell service. Internet is slow and unreliable.
A nice view of the mountains and wildlife from the enclosed porch, the yard area is sloped and there is a small flat space for outdoor sitting. Not suitable for outdoor play.

There is a small area next to the trailer with a swing. You can walk the lane to meet Jonnie R Road and continue walking on the dirt roads that connect it.

No outdoor fires permitted due to insurance guidelines.
Since we are so far out, there is no cell service. Yoy may get a signal if you drive out to the main road. We have tried a cell booster with no success.
We also do not have reliable wifi. The Crossroads Tavern in Morris which is 3 miles away has WiFi and an ATM. The Tavern and the Babbs Creek Inn are the closest restaurants. A small grocery store is in Morris as well but has daytime hours. All other amenities are in Wellsboro which is 11 miles away.
The 10 Basic, Common Sense information that will inform all parties and prevent confusion
1.Guests shall maintain the premises in a good condition, and use the premises only in a careful and lawful manner. They shall leave the premises in the condition it was in at move in (with the exception of general cleaning). They will pay for maintenance and repairs should the premises be left in a lesser condition. They agree that the Owner shall deduct costs of said services from the security deposit prior to refund if damage occurs to the premises or its furnishings.
2.Guests are cautioned not to leave trash outside because it attracts animals.
3.No animals or pets of any kind will be brought onto the premises.
4.Guests shall be good neighbors respecting the rights of the surrounding property owners. Quiet hour starts at 10 PM and outdoor noise should be kept to a minimum. Only registered guests are allowed in the unit.
5 No smoking inside the premises. Smoking is permitted outside the home.
6. Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.
7. No Fireworks and other hazardous materials shall not be used in or around the property.
8.The property contains a gas stove and cook top, gas heating, and gas water heater and will seek help from management if the proper operation of such items is not fully understood.
9. Dish TV is provided and Guests may NOT subscribe or order pay preview or additional features.
10. Guests shall hereby indemnify and hold harmless the Owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. They expressly recognize that any insurance for property damage or loss which the Owner may maintain on the property does not cover the personal property of Guests.
