Règlement intérieur

· Check-in starts at 4:00PM

· Check-out is before 11:00AM

· Leaving the property after the check-out time without prior consent of a manager will incur charges in the security deposit.

· In case of missing the house key, you will be charge a fee of USD 35, which covers the replacement of the door's lock.

· Pets are strictly prohibited.

· Smoking is strictly prohibited inside the unit.. Evidence of smoking within the unit will incur in an immediate loss of the security deposit.

· Bachelor/bachelorette parties and spring-breakers are strictly prohibited.

· Outsiders (or friends staying at other properties) are not allowed to stay overnight.

· The property is located inside an exclusive residential area. All guests are to maintain a respectful behavior around the common areas, and avoid any activities causing disturbance or complaints from the neighbors, especially after 11PM.

· Any behavior deemed inappropriate by the neighbors, property managers, or any security staff, including excessive noise, parties, destructing partially the property, or any behavior resulting in complaints from other residents or tenants within the building may result in immediate loss of the security deposit and in some cases eviction, and no refunds will be made.

· We don’t expect the unit to be left as clean as it was received, however if it’s found in poor conditions extra cleaning fees may applied.

· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs. No lifeguards on duty.

· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.

· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.

· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours ( Mon - Sat 9:00AM to 6:00PM ). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.

· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.

· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. Furthermore, the guests will release and hold harmless any and all parties involved with the rental, management and reservation of the property and to release and hold harmless it's owner or representative for any loss or damage to personal property or for any injury.

This place was beautiful, clean, and had all the essentials one would need for a multi day stay. The kitchen had all of the basic appliances (microwave, stovetop, coffee maker, toaster, etc.), and the laundry/dryer worked great. One thing to note is if you are looking for a gym, you will have to drive or take the trolly to the Tulum resort as Sa'an Kahn does not have one of its own. I do also strongly recommend renting a car if you stay anywhere on Bahia Principe. Unless you are only planning on staying within Bahia, none of the local attractions are walking distance. Taxis are readily available as well! The entire community was very safe and there is security present 24/7. I traveled with two other young women and we felt safe to walk around the community the entire time (day or night). We only had two complaints: 1) the upstairs was very hot, even with the AC cranked as low as it could go. I'm not sure this is specific to only this property, or the AC units are simply not able to handle cooling an upstairs space in such hot weather (I was there in May). 2) The water temperature in the shower was very erratic, and we were only able to get very cold or very hot water 98% of the time. Again, I do not now if this is specific to this property or a community-wide issue. All in all, we very much appreciated how responsive Pao was to any issue and questions we had. I would definitely stay here again!

Pao is a very responsive property manager and was very concerned about the problems we had with the hot water maker and the pipes leaking. Pao is not the Owner. The Bosch hot water maker and system needs professional evaluation. There is hot water for the kitchen sink but the hot water for the upstairs shower only stays hot for about 30 seconds. I had to use the public showers at the lap pool in Tao. This condo lacks basic amenities. The condo has 2 showers but in total there are only 4 bath towels, 2 beach towels, no hand towels, face cloths or bath mat which would be safer on polished tile. The gas stove is difficult to start so bring matches. Furniture is extremely limited. In the living room there is a small L-shaped sofa and an upholstered bench. There are no end tables or lamps. In the upstairs bedroom, there is only 1 end table with lamp, 1 upholstered chair with no legs which the seat is about 1 foot off the floor. There are 2 TV's but no cable service. The internet is great so bring laptop, tablets or i-pad if you prefer some entertainment or catching up with current news. I liked the expanse of windows that brought in so much light. Outside Security is very good.

apartamento comodo para 2-4 personas ubicado a 10-15 minutos del club house, dentro del golf Bahia Principe. Cocina completa, aire y wi-fi, 2 cuartos, recomendable para una estadía en Riviera maya. Algunos detalles a mejorar pero nada que influya en el descanso

It is great location for a stay while you are in between Cancun, Playa Del Carmen and Tulum and Chichenitza. Beach is 5 min away drive over the highway. It was only joy to be in Mexico with all the instant accomodations by the host Pao. Loved this trip, very affordable competitive prices on accomodations. Looking forward to work together more in upcoming future. Highly recomended to stay at Akumal

El lugar esta INCREÍBLE las fotos no le hacen justicia, esta en un lugar privilegiado muy bonito, lleno de naturaleza y actividades increíbles, los resorts a los que tienes acceso están muy padres, con todos los lujos imaginables, recomiendo rentar un coche para poderse mover con más facilidad ya que esta cerca de muchísimas maravillas naturales también increíbles que aún son menos comerciales y puedes disfrutar al máximo en tus vacaciones. La atención de Pao y de Dos Chicas Estuvo excelente no hay ningún tipo de problema que ellas no pudieran resolver con una sonrisa siempre y con la mejor disposición del mundo, de verdad muy recomendable, te ayudan en todos los aspectos de tu estancia ahí.

The apartment was beautiful, chic and modern as pictured. It is fairly remote, I would definitely recommend having a car while here. We were on foot and it is quite a hike to access the trolley system or catch a taxi. We were fortunate we had wonderful neighbors who offered us several rides and great fun as well as a superb source of information. The seafood buffet on Saturday night was very good. And there is entertainment nightly at the main hotel up the road. We were very disappointed in the service here. There were no towels when we arrived. nor were there the amenities promised, ie. soap, shampoo, small bottles of water. We had to ask several times. The towels arrived a few days later and the amenities never arrived. I was given the excuse that the staff was busy with spring break. Apparently we did not rate the priority guest list for basic supplies. Not acceptable in my book.

El lugar era exactamente como lo vimos en las fotos... no pudimos estar demasiado tiempo disfrutando el depa y la alberca porque había un mundo por conocer pero sin duda regresaría
