· Smoking is strictly prohibited inside the unit.
· Bachelor/bachelorette parties and spring-breakers are strictly prohibited.
· Outsiders (or friends staying at other properties) are not allowed to stay overnight.
· The property is located inside an exclusive residential area. All guests are to maintain a respectful behavior around the common areas, and avoid any activities causing disturbance or complaints from the neighbors, especially after 11PM.
· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs.
· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.
· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.
· Evidence of smoking within the unit will incur in an immediate loss of the security deposit.
· Leaving the property after the check-out time will incurre in charges in the security deposit.
· Any behavior deemed inappropriate by the neighbors, property managers, or any security staff, including excessive noise, parties, destructing partially the property, or any behavior resulting in complaints from other residents or tenants within the building may result in immediate loss of the security deposit and in some cases eviction, and no refunds will be made.
· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours (Mon-Sat, 9:00AM to 6:00PM). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.
· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.
· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. Furthermore, the guests will release and hold harmless any and all parties involved with the rental, management and reservation of the property and to release and hold harmless it's owner or representative for any loss or damage to personal property or for any injury.

Good stay. Host was generally available for contact. Don't stay here if proximity to the beach is of upmost importance. Otherwise it is a quiet place to stay with decent access to Tulum and Playa DC. You will most likely need to rent a car.

This is our 3rd time staying at Tao. Always enjoy the location and amenities. We stayed at PH units for all 3 times. First 2's furniture was in better condition but location was very noisy. Hira's unit has a bit more worn-out furniture, less kitchen supplies but by far the best location. Very quite and surrounded by trees. The rooftop has shaded sections and the swing chair was great. Tao is our favorite place to stay in Akumal. It has all the resort amenities but not the crowd. The units in Tao all have different characters. Make sure you explain to the host what you are looking for before booking. Some are better for more equipped kitchen, some are close to swimming pool, some are more secluded and quite for location. Tips: bring coffee (coffee maker is decent); there's enough beach towels (no need to get towel card form club house); go with the water jug option (it's worth $5); consider house-keeping service (extra cost); if interested in tours make sure book them ahead of time. Overall a great place. Will definitely come back!

The place is really nice. Seems fairly new. Everything worked great. Really have no complaints at all. You are inside the Bahia Principe property which is quite large so you would be better off with a car. We toured around the different beaches and coves along the Tulum Corridor and never really used the facilities inside the resort. Would stay here again.

The apartment itself is wonderful. Very clean, spacious, and modern. The live edge wood furniture is beautiful. Beds are comfy, there's wifi, they'll provide you with a water cooler sized hug of water if you ask... it has everything you need. Couple of notes about the apartment: 1/ the rooftop jacuzzi is pretty cool... but it's uncovered, so there's always a layer of dirt and bird poop inside. You have to clean it well before every use, which is a bit gross. 2/ there's a coffee maker but no coffee - pack your own or pick some up at the convenience store in Akumal. 3/ the resort area is kind of... bland. Great pools and a nice beach, but I honestly preferred driving into Akumal bay. Way more interesting. 4/ you can buy a day pass to the resort. We did that one day and I wish we hadn't. The beach was fine... but no better than the (free) public beach at Akumal bay. Drinks were weak and too sweet. Food was subpar. I far preferred days spent at turtle bay bakery and lol-ha restaurant. 5/ it's about a 20 minute drive to the tulum ruins, which is nice. To get to Akumal bay, you do have to drive... which I didn't love. The area feels safe and quiet, but also bland. I didn't know anything about the area of Akumal before coming and, next time, will book something in an area that feels more cultural. I kind of felt like I was in South Florida half the time. Overall a nice place to stay, if a bit sterile. If you want more of a cultural adventure, maybe stay elsewhere.

Pros: Beautiful condo, very well equipped, felt like i was home. Place was very clean, extra sheets, lots of closet space, comfortable beds, loved the penthouse private jacuzzi on the 2nd floor of our condo. Stairwell from the entrance hallway of the condo leads to the 2nd floor. VERY SPACIOUS!! Loved the speakers in each room we connected our soundcloud and played music. Lots of trees, jungle, security was amazing! Very helpful, especially our dear Jenny!! Sad we didn't get a chance to say goodbye.. It is very family friendly, safe, and people are nice. Somehow between English and Spanish we made it work.. Cons: Not walking distance to any stores. You are in between Tulum and Playa del carmen, its a 20 min taxi ride to Tulum nightlife, you cant get around without a taxi. We even had to call a taxi to take us to bahia principe to enjoy the beach because the security said there was no trolly to take us. The trolly inside bahia resort takes you everywhere within the resort but will not take you back to Tao Residence.

We had a great week at Pao's place. The apartment was beyond clean, spacious, and well equipped with everything you could ask for during vacation. We loved the furnished rooftop, the kitchen with brand new appliances and the clean and comfortable beds - even a change of linens and enough towels for the beach were provided. Communicating with Pao was easy and although we arrived late at night, she provided all the information to allow access to the community and apartment well in advance. The rental office also is just steps away from the unit and everyone was very welcoming and helpful. Tao and surroundings offer countless options, there is a nice community swimming pool and we enjoyed the access to the Bahia hotels and beach clubs. Yoga classes at the on site wellness center were great as well and it is just a short drive down to the beach and great restaurants in Akumal as well as Tulum. Thank you Pao and team for a great vacation, we hope to be back soon for a longer stay!

Excellent, very well equipped comfortable property. Ideal for use as a base for exploring the area. The unit is located near the golf course of an enormous property that includes the AI resorts Sian Kaan, and Bahia Principe. The Tao estate is very tranquil and the nearby pool is a very nice infinity pool that overlooks the golf course. There are no shops nearby so ensure you have purchased enough water (3-5 Litres per person per day) and provisions before arriving. The kitchen was stocked with basic spices and seasoning. There is a blender, and most importantly a coffee machine. There is a restaurant kitchen at the nearby wellness centre that will deliver decent pizza and nachos etc. You have to walk down there though as we couldn't ever get hold of them on the phone or on (SENSITIVE CONTENTS HIDDEN). The roof terrace is amazing at night for star spotting and using the hot tub. The Sonos sound system and TV are excellent bonuses. As this property is located near lakes and dense jungle there is abundant wildlife so come prepared with Deet and citronella sprays to keep midges and mosquitos at bay. The beach is on the other side of the motorway/freeway so to access it you either need to walk to Sian Kaan (20 minutes) and catch a shuttle, or you can hire a golf buggy from Pao and drive yourself. I would whole heartedly recommend the golf buggy as you don't want to be walking in the heat and its a LONG way! There are some picturesque drives across the freeways that are cool too. The shuttle is supposed to run from the Tao wellness centre but if its quiet the drivers don't bother driving to or from Tao. The beach is quite busy and noisy so if you're looking for tranquility might be worth hiring a car or if you're feeling adventurous catching the frequent buses that pass on the main road to nearby Akumal or the abundant Cenotes. Note also that although you have access to the resorts with your bracelet you can't buy food or drink at the resorts without an AI band or going to the reception of the Bahia Principe, queuing up to speak to cashier and then paying him in advance for a meal or drinks. In reality this was not that convenient. Far easier if you want to spend the day at the beach is to buy a day AI bracelet, this gives you breakfast lunch dinner and breakfast the next day and all the drinks and snacks you can stomach all over the resort. There is excellent Wifi in the property, also it is available at the nearby pool. You cannot however access the resort Kubi wifi network as this is reserved for AI guests. The hosts team were responsive and helpful. My wife needed to see a doctor and the team provided the needed information rapidly. All other inquiries were responded to within 24 hours.

Regarding to the shuttle inside Bahia - there is a shuttle that passes by the wellness center entrance (couple of minutes walk from the units) It passes by every 20 minutes from 8 am to 7 pm.
