Beautiful 2,300 sq ft quiet, cozy home . 4.5 miles from Gunstock Ski mtn, Ellacoya State Park 0.5 miles down the road, 2 miles from the Bank of America Pavilion for concerts, 7 miles from Mt. Relax on the first and second floor porches with lots of comfy furniture. The second floor porch has ceiling fans to keep the bugs away.
The driveway is steep with a small flat inlet at the bottom to park a single compact car. The top has minimal flat space. Extra large vehicles and trailers would not be on a flat surface at the top. There is room for 4 cars at the top. In the winter only 4 wheel drive cars are likely to make it up. My front wheel drive car that is small and light doesn't make it. It is sanded often.
Smart tv located in one of the two living rooms. Pull out full size couches with upgraded mattresses in each couch. Washer and dryer available. Master bedroom has private bathroom and king size bed. Queen and full size beds in the other bedrooms. Central air conditioning and heat through the house. Propane grill on the back deck. We have a keurig machine for coffee. Guests will need to bring their own k-cups.
We may have a dog visit the house periodically when we come. The house is professionally cleaned between bookings.

Beach access is 0.5 miles at Ellacoya State park. Gunstock is 4.5 miles away. The concert pavilion is 2 miles away. There are several restaurants in the area. Weirs beach is also less than 10 minutes away. Mt. Major is 7 miles away.

Vacation Rental Agreement
1.TERM OF RENTAL AGREEMENT/OCCUPANTS. The term of the Vacation Rental Agreement (herein “Agreement”) shall be for a period not to exceed period agreed upon at 3:00 p.m. and continuing until 12:00 pm (the “Rental Term”). Tenant shall occupy the Premises subject to the terms and conditions contained in this Agreement.
2.OCCUPANCY LIMIT. A limit for overnight occupancy and daytime visitors is established for the Premises, based upon the capacity of the septic system, and the owner’s preferences with the quality of New Hampshire’s lakes and ponds in mind. THESE LIMITS WILL BE STRICTLY ENFORCED. The maximum number of persons, including children, permitted to occupy the Premises shall be 10.
3.PREMISES INVENTORY SHEET. Owner will furnish linens, towels and two (2) beach towels. All appliances, household contents and furniture and other items supplied by Owner is noted in the Premises Inventory attached hereto as Schedule “A” and made a part hereof. Food and other personal items are also the responsibility of the Tenant for the Rental Term. Owner assumes no responsibility for any loss or damage to any goods or chattels placed on, in, or about the Premises or for any personal injuries to Tenant or Tenant’s family, any guest, invitee, or other person on the Premises at the invitation or request of Tenant.
4.TRASH REMOVAL. Tenants are to remove, and dispose of, all trash including but not limited to unused food from the kitchen, refrigerator and freezer. Trash day is Tuesday. Tenant shall bring trash barrels to the end of the driveway upon check out if Tenant is leaving on a weekend or a Monday. The Tenant shall be responsible for all damage, breakage, missing personal items or wear and tear in excess of normal wear and tear.
No pets are allowed at the Premises. Gatherings, house parties, events etc., are prohibited. NO exceptions. Sub-letting is not permitted. NO SMOKING IS PERMITTED AT THE PREMISES OR IN ANY BUILDINGS on the property. Any disturbance resulting in neighborhood complaints or police action, other illegal activities, damage to the Premises, or violation of this Agreement or of rules and regulations governing the Premises, will be considered sufficient cause for immediate termination of Tenant’s stay, and all monies paid shall be forfeited. This Agreement creates a vacation or recreational rental unit tenancy as that term is defined by NH RSA 353:3-c. Tenant hereby is informed that if he or she remains on the Premises after the expiration of this Agreement or the termination thereof without written permission of Owner, Tenant may be removed from the Premises by a law enforcement officer without judicial process. The foregoing notwithstanding, at the sole discretion of Owner any holding over by Tenant after the expiration of the Rental Term shall be deemed a tenancy at sufferance at two and one-half (2 ½) times the Rent and other charges set forth in this Agreement and shall otherwise be on the terms and conditions set forth in this Agreement, as far as the same are applicable.
6.PERSONAL PROPERTY. Owner is not responsible for loss, theft or damage to the belongings of Tenant or any guest while at the Premises. Any items of personal property left at the Premises shall be deemed to have been abandoned and may be disposed of by Owner disencumbered of any and all claims and demands of Tenant or any guest.
7. TENANT AGREES TO NOTIFY OWNER. Tenant agrees to notify Owner immediately of any maintenance problem discovered by Tenant that might cause damage to and/or render the Premises unfit for further rental use, or otherwise interfere with the Premises. Owner reserves the right to make repairs as necessary, and to enter the property with reasonable notice or without notice if Tenant cannot be reached. Amenities that are damaged may not always be repairable or replaceable within the time frame available; Owner cannot guarantee the condition or availability of any particular item. Tenant agrees not to use the Premises for any purposes which might be designated as hazardous or to use the Premises or to permit them to be used for any purpose that unreasonably interferes with the use and enjoyment of any surrounding property. NO CAMPFIRES MAY BE KINDLED UPON THE PROPERTY. NO TENTS, TRAILERS (for sleeping use), OR MOBILE HOMES MAY BE USED AT THE PROPERTY WITHOUT PRIOR WRITTEN APPROVAL OF OWNER.
8.PROPERTY CONDITION/INSPECTION. When Tenant arrives, the Premises should be inspected by Tenant for cleanliness and damage, and Owner should be notified promptly of any problems. Tenant agrees to leave the Premises in good condition, and to follow the checkout checklist. Late checkout, trash left, missing items or stays requiring extra cleaning time are common reasons why charges are withheld from security deposit. Air bnb holds the security deposit. If the reasonable cost of remedying or repairing any damage or non-conformity being deducted from the Security Deposit is insufficient for such purpose, Tenant shall remain liable for any such deficiency.
9.MECHANICAL AND APPLIANCE FAILURE. Owner will use its best efforts to have mechanical (water, septic, electrical and plumbing) and appliance failures corrected as soon as possible, but cannot control the scheduling of outside service contractors. NO REFUNDS will be made for appliance(s) or mechanical failures or breakdowns. Owner shall have the right to arrange, inspect and make repairs during the Rental Term. Tenant will be charged for unnecessary maintenance and service calls or repairs caused by abuse beyond normal wear and tear.
10.REFUNDS OR REBATES: There are NO refunds for inclement weather, area construction or lake levels.
11.GENERAL INDEMNITY. Tenant, for himself, herself, or themselves, their successors and assigns, shall indemnify, defend and hold harmless Owner, their employees, agents and representatives, the manager and members of Owner, and each of their successors and assigns (hereinafter referred to as the “Indemnified Parties”) from and against any and all losses, claims, damages, liabilities, causes of action, cost and expenses, including reasonable attorney’s fees, for personal injury, property damage or death arising from or in connection with the Tenant’s unlawful use of the Premises or material breach of this Agreement.
12.OWNER'S LIABILITY. Notwithstanding anything to the contrary contained in this Agreement, it is specifically understood and agreed that the monetary liability of Owner hereunder shall be limited to its equity in the Premises and the land upon which the Premises is located in the event of a breach by Owner of any of the terms, covenants or conditions of this Agreement to be performed by Owner and Tenant hereby agrees that any judgment it may obtain against Owner as a result of a breach of any of the terms, covenants or conditions hereof by Owner shall be enforceable solely against Owner's equity in the Premises and the land upon which the Premises is located.
13.NOTICES. All notices to be given relative to this Agreement shall be deemed given to the Tenant if sent to the Tenant at the address set forth below or emailed to the email address provided by Tenant below and shall be deemed given to the Owner’s at the email address provided by Owner below.
14.ATTORNEY’S FEES. In the event that the Owner is required to initiate an action to compel compliance or recover sums due and payable, then in addition to any other remedy available to the Owner, the Owner shall be entitled to recover costs and attorney fees.
(URL HIDDEN) TELEVISION CHARGES. There is no landline located at the Premises. There isn’t local cable, but we have internet streaming. The Security & Damage deposit will be returned by mail to the Tenant after thirty (30) days of departure, less any damage, excessive cleaning costs and/or cable television purchases.
15.GOVERNING LAW/COUNTERPARTS. This Agreement shall be governed by and construed in accordance with the laws of the State of New Hampshire and may be executed in multiple counterparts each of which shall have the force and effect of an original
