Règlement intérieur

- Smoke Free Building, House Rule and Lease required for those staying 3 months or more. Please present government issued identification for occupants over 18 years of age upon check in. We do not rent under 30 days.Guests are defined as individuals staying in the dwelling three (3) days or less per month.
- Any individual staying more than three (3) days per month is deemed an additional occupant. Notification to management of visiting guest should be made to prevent any discrepancy regarding a guest who stays past 3 days. Drinking alcoholic beverages is strictly prohibited anywhere on the property except in the Residents' units.
- BUSINESSES: A Resident may not operate a business in his or her unit or on the premises without the owner's prior written consent, and compliance with local ordinances.
- Changes to any fixture, wiring, wall, cabinetry, or any other part of the unit, including entry door locks, are strictly prohibited without the advance written consent approval of the owner.
- CRIMINAL ACTIVITIES: The illegal use, sale, or distribution of drugs, any criminal activity and/or any physical violence to persons or property by any Resident or member of a Resident's household is prohibited and will result in eviction. KEYS: The owner will provide each adult resident with a set of keys. Residents are not to change, alter, or add additional locks.
- WATER USE: Water shall not be wasted or left running unattended in the kitchen, bathroom, or elsewhere. All plumbing defects must promptly be reported to owner. Residents who cause damage to, or obstruct plumbing will be required to pay the cost of any needed repairs.
- PETS: Residents will not keep a PET of any type without the express written consent of the Landlord. A $100 charge will immediately be assessed as liquidated damages if an unauthorized pet is brought onto the premises with out permission and a $10.00 per day pet charge will be added to the total rent due until the pet is removed from the premises.
- NOISE: Residents, family members and guests shall keep the volume of musical instruments, radios, televisions, record players, etc. at a level that will not disturb neighbors. Playing sound producing devices at volumes that disturb other Residents is a lease violation and grounds for eviction. The residents expressly agree that NO KEGS or parties will be allowed on the premises. A party is defined as a group of 12 or more people gathered together resulting in excessive noise.
- PETS: Residents will not keep a PET of any type without the express written consent of the Landlord. A $100 charge will immediately be assessed as liquidated damages if an unauthorized pet is brought onto the premises with out permission and a $10.00 per day pet charge will be added to the total rent due until the pet is removed from the premises.
- LITTERING: Littering the grounds, landscaping and parking areas is strictly prohibited. This includes putting out cigarettes on the sidewalks and in driveways or dumping ashtrays on the grounds or in parking areas.
- CLEANING: Residents are responsible for cleaning the unit, appliances, furniture, drapes/blinds, inside of windows, and carpets during their tenancy and when they move out. Please see rental check list regarding return of deposit condition requirements.
- DANGEROUS MATERIALS: Gasoline, oils, or any flammable material, and all hazardous materials must be properly, safely and legally disposed. None of these materials are permitted in any dwelling unit. Residents agree not to keep waterbeds or any other water filled furniture on the premises with out express written consent of the Landlord.

We were really expecting a better service for the price that we paid, as we consider it was overrated for the space, quality and service that we got. The wifi never worked, we just got 2 copies of keys and we were 5 .We also consider the place is too small for 5 people for an entire month ( few days or a week won't be a problem). There is no AC and there is no shower, just a bathtub. We didn't have good communication with Jennifer actually I just saw her once outside the building. Once the key won't open the front door and we saw her husband outside and asked him for help and he answer with an attitude that he won't bring us another copy as the one we had was supposed to work, after insisting that we were not going to sleep in the street he decided to bring another copy. Location is fine.

Access to the Super is provided onsite everyday throughout the week to assist with any challenges that our tenants may have. My "friend"(not husband) does not work for the building or have any relationship or authority to provide any service for our tenants. He was just assisting to be helpful when he saw you were locked out. I am 7 months pregnant and I communicate as does Melony with tenants however, all hands on services are provided by the building staff. We usually provide two keys to our guest and as a courtesy provided an additional set for your group. The space is a large one bedroom that sleeps five. It is perfectly fit for a month depending on the relationship of the guest (i.e. a family of five or two couples, or longterm friends, etc). It could be more challenging if you don't have a close relationship with each other just as any other one bedroom apartment. There was no AC in the apartment because we place them in the apartments at the beginning of June when the wether permits. Our Super installed all of the air conditioners in each unit unless the tenants requested otherwise. We have 2.45G and 5G WIFI services through out the building with the Garden having its own extender. It was a challenge to the WIFI when 5 people are trying to use it simultaneously. We apologize if this was a challenge but this was a rather unique situation in that the WIFI is usually for ordinary personal or home work use.

When I have any problem or question, Jennifer replied and helped me out very quick! Great host! The room is very spacious, and the location is very convenient (close to A, B, C, D, 1 trains). The neighborhood is quiet and safe. (Historical area! very beautiful!)

It was nice to spend time at there. I have been satisfied with the house. Room was quiet bigger than expectation.

We are a family owned and have been in the real estate business for 30 years! We were founded by a retired Special Education Teacher and her husband a retired contractor. Jennifer Clark Harris is the Chief Executor Officer and facilitates most of the marketing and management now. We love vacationing sightseeing and touring new places and cities. We especially love the richness and history of the area we live in as there are various restaurants, access to the visual and preforming arts and activities. We would love to have you stay with us in the city! We are conveniently in a quiet niche within the Hamilton Heights area as we are located in a landmark district near cafes, parks, transportation and local colleges.
