RESERVATION / DAMAGE DEPOSIT PAYMENT:
Reservation / Damage Deposit of $300 is the first payment required at the time of booking. The booking is confirmed when Reservation Payment is received. For fast and secure booking, Reservation Payment is usually made via (SENSITIVE CONTENTS HIDDEN), (SENSITIVE CONTENTS HIDDEN) or other online services. The Reservation Deposit automatically converts to Damage Deposit upon arrival. The Damage Deposit will NOT be applied toward rent, and it is fully refundable within seven (7) days of departure, provided the following provisions are met:
The Unit is left locked and in the original state as entered, especially:
• No damage to the Unit or contents of the Unit.
• No linens/towels/dishes or other condo stuff are missing or damaged.
Note: missing or degraded items will be charged at high rates, e.g. missing towels or towels used for makeup will be charged $25 per piece.
• No cleaning other than ordinary vacuuming and washing is required; there are no stains or spills on furniture, beds, floors, walls etc., which would require excessive cleaning effort. Such cleaning cost, as the case may be, will be deducted from Security Damage Deposit (for example, wall stains and bed dirty party may require extra cleaning at $50/hour or more).
• No charges incurred for unauthorized use of condo, such as: undeclared occupants, contraband, pets, use for business and profit, party-celebration events, or unapproved condo service requests (note: even small maintenance/repairs must be pre-approved by Owner).
• All debris, rubbish, trash is deposited outside in trash and dishes in dishwasher are washed.
• Unused parking cards and wristbands are in the box on tea table in living room for next guest.
• Any charges and fees accrued before or during stay are paid.
• Furniture and accessories are in original condition and placement.
• Renter is not evicted by Owner/his Agent, Sterling Reef Security or local law enforcement.
• Renter did not use the resort property in any illegal manner; disturbed or created a nuisance or disturbed occupants of other units at the resort, e.g. loud music/noise 10 PM to 9 AM.
RENTAL PAYMENT OPTIONS:
Rental Payment is required in full before arrival date at least 30 days in advance for a Short Stay (a week or so) / 45 days in advance for Monthly Stay (one month or more). Failure to meet this requirement may void reservation and forfeit a portion of (e.g. $50 processing fee), or complete Reservation Payment ($300). Contact the Owner to arrange your best payment option.

Reservation Payment and Rental Payment are refundable for cancellations made by either party more than Thirty (30) days for Short Stay / Forty-Five (45) days for Monthly stay prior to arrival date.
Cancellations made less than Thirty (30) days / Forty-Five (45) days prior to arrival may forfeit a portion of, or complete Reservation Payment and Rental Payment, depending on possibility for guest replacement and alternative arrangements made.
Reservation fee of $50 may apply for guest cancellations depending on circumstances. Early departure is negotiable, but it does not warrant full refund of remaining rental cost.
In case of cancellations or early departure, guests are encouraged to cooperate in the search for their alternative arrangements, such as renting at different time, or their replacement with other guests, in order to maximize their refund.
CAPACITY: The Unit Maximum Capacity of Guests is equivalent to eight (8) adults. Small children count for less. The number of guests allowed is per this agreement. Any additional guests not listed in this agreement will be charged $25 per person per night.
FALSIFIED RESERVATIONS: Reservations obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental fees and party will not be permitted to check-in. No refunds will be made.
PARKING PASS: Parking Passes are available inside the Unit in the box on tea table in living room. Please fill in the Unit # 1801 and your period of stay. Parking Passes are to be displayed on Rear View Mirror at all times. Failure to display may result in towing of vehicle at renter’s expense.
HURRICANE/STORM POLICY: In case of mandatory evacuation, full refund will be given for all unused days minus cleaning fee.
TRAVEL INSURANCE: All guests are advised to purchase a Travel Insurance.
HOUSE KEEPING SERVICE: Linens and Bath Towels are provided, as well as, initial supply of soap/shampoo, toilet tissue, washing detergent etc. The guest is responsible for any additional supply. We suggest that you bring Beach Towels. Towels/Linens are not permitted to be removed from Unit. The unit is equipped with a washer, dryer and vacuum cleaner. Daily Maid Service is NOT included in the Rental Payment. If you require daily Maid Service, please inquire in advance.
INDEMNIFICATION OF OWNER BY GUEST: Owner shall not be liable to any other party for damages to property or for the injury to persons upon the premises or otherwise. Guests shall indemnify and hold harmless owner from and against all liabilities, claims, expenses, fees, loss of use and actions of anything arising out of guests use and occupancy of premises.
VALUABLES: Owner is not responsible for the loss of valuables.
Waiver of Terms: No waiver or any breach of any terms of this agreement shall be permitted.
GOVERNING LAW: This agreement shall be governed and enforced according to the laws of the State of Florida. The prevailing party in any lawsuit to enforce any provisions of this agreement shall be entitled to an award of attorney fees, cost and expense for mediation, arbitration and trial or appellate proceedings.
ENTIRE AGREEMENT: This agreement contains the entire agreement of the parties. It may not be changed verbally, but only in writing signed by the party against who enforcement of any waiver, change, modification, extension or discharge is sought. Guest cannot assign or transfer this agreement.
I agree that all Rental Moneys are Non-Refundable per Cancellation Policy above. I understand I have a right to purchase Travel Insurance. By signing below, I agree to all Terms and Conditions of this Agreement. Any electronic signature or email filing is also a valid method: an electronically filed Agreement shall be deemed to be legally valid and signed by an individual authorized to sign whose name is used for electronic filing of this Agreement.
