Strictly NO partying - the use of the apartment for partying will result in the loss of your bond and/or any additional payments (extra cleaning, damages...)
Guests will be charged $250 if the apartment keys/swipes/remote are lost or not returned.
Keep the noise level down, excessive noise may result in the Building Manager sending in Security, an abatement direction may be issued with an on-the-spot fine of AU$200 or more by our local council or the local police station.
If the fire alarm is activated, you could be fined by the fire brigade up to $5000. Please leave the balcony window opened when cooking, NOT the entrance. You will be responsible for the fine and the damage if there is any.
You will be responsible for all accidents and incidents that happen in the apartment (burns caused from hot water or from cooking, electric shocks, loss of belongings, tripping over or slips in the bathroom and other places...)
Follow all building rules in the building common area (swimming pool, gym, lobby, sauna...)
The use of the apartment for any illegal purpose is strictly prohibited
Rubbish should also be removed upon check-out.
Towels: We advise you NOT to launder the towels yourselves. DO NOT replace the towels. Towels with heavy stains and/or damages will be charged for.
Beware of the glass, mirrors. You will be responsible for all damages, if there is any.
Please kindly treat my property with respect during your stay and do not cause any major or superficial damages.
If you plan to cook, that's fine but please be warned that the fire alarm is rather sensitive, so please be sure to open the window and switch on the range hood while cooking, cos if it goes off, you'll be liable for the costs of the fire truck's visit.
Check-ins are between 2pm - 8pm. If you plan to check-in after 8pm, there will be a once off AU$69 surcharge. Check-outs are strictly before 11am.

Great unit in a great location with excellent building facilities. The gym is well equipped with a great view. Ryan is an excellent host.

Great location, close to public transport, restaurant and amenities. The place was clean and tidy. Ryan was very kind to adjust the check-in date and time when our flight got cancelled. It was also nice of him to let us stay at the place after the checkout time as our flight was later in the evening.

Ryan's flat is in a fantastic location for both Southern Cross Station and also the whole of Melbourne CBD as there is a tram stop in the free tram zone right outside the front door of the building that takes you all the way along Collins Street. It was great to have a base for a week to explore the city but know you had a quiet, safe haven to come home to at night- thank you again!

Ryan is an excellent host who is attentive and amenable to any request - we had a late arrival and our flight home was also delayed but Ryan sorting storage out for us and access to the apartment was easy. The apartment itself is lovely - perfect for a couple with all the amenities you could need! Whatever issues you have are sorted by Ryan directly and I felt that this really made our business trip easy. Location is perfect - close to the public transport network and within walking distance of many CBD attractions. Would stay with Ryan agai - thanks for being a great host :)

Walking distance to southern cross station (where the supermarket is) and close to the tram stops which are free in the free tram zone. Very convenient - convenience stores and cafes just round the corner. Place was clean and you could cook if you want and wash your clothes. All in all, we love our stay!

This place is close to transport and the footy. If you are looking for a place to stay in the city, close to Ethihad and shopping, I can recommend it.
