As the owner, I provide my personal cell number to all guests and encourage them to contact me directly with any questions or concerns that may arise. In addition, Property Manager Kelli Nicole is also on call during each guests' tenure. Both Kelli and I are no more than 20 minutes away from our vacation property at any given time.

- Tenant(s) is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends, responsible adults and/or children under adult supervision. No more than the maximum numbers of adults noted above, are allowed to occupy the property. The number of invited guests by the tenant to a specific event is a matter to be discussed with the owner/ property manager prior to the execution of this agreement. Use of the premises will be denied to persons not falling within the aforementioned categories. Tenant shall NOT sublease the property. No business of any kind shall be conducted using the home in as part of any given transaction. Keys ( entry code) will be issued only to the person(s) who have completed and fully executed this Tell Us A Little About Yourself Application and Rental Agreement . 2.Check-In: 4:00 P.M. and Check-Out: 11:00 A.M. Please plan your arrival late in the day, as your accommodations will not be ready prior to 4:00p.m. The Owner and/or Property Manager will meet you at the pre-appointed time. At check-in the Owner and/or Property Manager will conduct an informal walk-through of the home, familiarizing the tenant with technical features. Please plan your departure for 11:00a.m., allowing our housekeeping personnel time to properly prepare the property for our next guest. By 11:00a.m., on the day of your departure, the vacation home should be empty of your personal belongings Please place trash in the proper receptacles. All dishes should be washed. We ask that towels and bed linen be collected and left in a central and orderly pile. Please be certain that you have taken with you all personal items, as Owners and/or property Manager cannot be responsible for items left behind. “Keys” (access codes) are changed at the end of each guest’s tenancy. A BRIEF WALK THROUGH WILL BE CONDUCTED AS YOU LEAVE THE PREMISES AT THE END OF YOUR TENANCY. 3.PETS: Allowed (pre-approval required) No dogs are allowed on the premises without the prior written consent of the property owners. If a pet is approved, and additional deposit of $350.00 will be required. You MUST clean up after your pet. CATS ARE NEVER ALLOWED—NO EXCEPTIONS! 4.SMOKING: NOT ALLOWED, INDOORS. If the Tenant(s) leave evidence of smoking and/or odors inside the home, any sanitizing and deodorizing of carpet, upholstery, window coverings, etc. will be at the expense of the Tenant(s) and charged against the security deposit. The amount of this type of complete fumigation can exceed the entire amount of your security deposit. SMOKING: ALLOWED OUTDOORS,ONLY IN DESIGNATED AREA… … away from building, open windows and doors. If the tenant (lessee) leaves cigar/cigarette butts anywhere on the property a $5.00 per butt “Yuk” clean-up fee will be deducted from the security deposit. Smoke Residue that filters into the home through negligence ( ie., through open doors/ windows) will be treated as if smoking occurred indoors. Best advice, “Don’t smoke.” 5.SECURITY DEPOSIT: The Security Deposit is fully refundable, provided the real and personal rented property remains in the same condition as it was at the commencement of the rental. 6.ADDITIONAL TENANT(S) LIABILITY: Tenants will be liable for replacement and/or repair of items that are damaged, and not attributable to normal wear and tear. Tenant(s) will be responsible for any damages caused by willful or malicious acts occurred during their stay. Tenant(s) agree to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant(s) or Tenant’s guest, including, but not limited to: furnishing, landscaping, misuse of appliances, and/or equipment. If damages are in excess of the security deposit, Tenant(s) agree to reimburse the owners for costs incurred to repair/replace damaged items. Tenant further acknowledges that any abusive, destructive or boisterous behavior recognized by neighbors, service personnel or Phoenix Police, may be grounds for immediate eviction without refund. Please report all maintenance items, and we will respond as soon as possible. Please understand that if your actions have caused a maintenance call, your damage deposit will be charged. 7.CANCELLATIONS: If cancellation is required, you will receive a full refund if owner/property manager is notified 60 days prior to the reservation date. Notification of cancellation received 30 days prior, shall receive one/half refund. If for whatever reason, you are forced to cancel thereafter, you will forfeit the entire rental fee. Your SECURITY DEPOSIT however and Pet fee (if applicable) will of course, be fully refunded. 8.CLEANING: The property will be inspected, sanitized and cleaned prior to your arrival, and after your departure. You are required to leave the property in the same general condition as when you arrived, by making sure the dishes are washed and put away, towels and linens are collected and place in one locale, and the home is generally ready to be vacuumed, dusted and sanitized. 9.WHAT WE SUPPLY: The property is fully furnished with designer furniture throughout and is equipped to include bedding, linens, blankets, pillows, towels, as well as a fully equipped kitchen, stocked with all Master Chef protocols. Cable TV is available at nine locations throughout the property, laundry room, air conditioning/heat, BBQ (propane) and outdoor furniture. If you have any questions about what is provided with the home, please contact us prior to your arrival. You should bring with you items such as bath soap, shampoo and personal toiletries. 10.UTILITIES Owner includes cable service, Wi-Fi, water/trash, pool cleaning, lawn maintenance electric and gas services. If you choose to heat the pool, there is a $75.00 per day (In the winter months, it takes 2-3 days, dependent upon prevailing weather conditions, to heat the 36,000 gallon diving pool to 78 degrees. From March through October, generally there is no need to incur the additional cost to heat the pool. 11.SWIMMING POOL + GYM Lessee/tenant (s) hereby acknowledge that the property to which this Agreement is assigned, includes a swimming pool and gym. The gym has weights ranging in weight from 3 to 2,000 lbs The gym should only be used ONLY by those knowledgeable of such exercise equipment and their proper use. Pool: Tenant/Lessee is hereby made aware that this diving pool ranges in depth from 3 to 8 feet, in depth. THERE IS NO CHLD PROTECTIVE FENCE SURROUNDING THE LARGE DIVING POOL. Only the exterior walls around the perimeter of the property secure the pool and gym from the uninvited. The Pool and the Gym can be dangerous for both adults and children alike who fail to exercise reasonable precautions. Injuries may occur to anyone who is careless Doors and Gates: Tenant/Lessee is fully aware of their responsibility for all the doors and gates that are leading out to the patio and pool. Tenant(s) accepts with full knowledge, full responsibility for same and accepts and assumes all risks involved in or related to the use of the swimming pool, gym, doors and gates. 12.The Owners and their assigned Property Manager do not assume any liability for loss. Tenant(s) agree to hold harmless the aforementioned entities for damage or injury to persons or their personal property during the duration of their rental. It is understood that they are not accountable for liability of any inconveniences arising from any temporary defect or stoppage in supply of water, gas, electricity or plumbing that is beyond their control. Further, they cannot be held liable for any loss or damage to Tenant(s) personal property caused by weather conditions, natural disasters, or other events beyond their control. 13.HOUSE RULES •CHECK IN AT 4:00pm. CHECK OUT AT 11:00 am. •ABSOLUTELY NO PARKING ON THE STREET. Retained, off duty Phoenix police officers patrol the area. They will ticket and tow. •EXPECTING MORE THAN TEN VEHICLES? Not a problem. Simply discuss your parking needs with the owner, in advance •Party as loud and as long as you want, inside. NO LOUD NOISE OUTSIDE AFTER 10:00pm. •UNRULY BEHAVIOR: Owner maintains the right upon inspection and/or notification by neighbors, service personnel, employees or police, to immediately evict any/all guests without refund, whose behavior may be considered a public nuisance, of a loud and intrusive nature to the quite and comfort of the neighborhood, or that which may call into question the legitimacy of obtaining Alta Hacienda as a vacation rental property. •THE POOL HALL DOORS: When using the pool table, please make certain that the one-of-a-kind, designer glass doors are open. They only look heavy. They slide easily. They are on tracks. . •LOCKS AND KEYS: Some of the owner’s private property remains on display for guests to enjoy. Other portions remain in storage in unlocked closets. Guests book this vacation-retreat to relax. The owners want their guests to enjoy Alta Hacienda without confronting locks. Accordingly, guests are cordially asked to avoid those areas that they may happen upon where the owner’s private property is stored. Help us avoid using locks and keys throughout the property. Thanks. •GUNS AND ILLEGAL DRUGS ON THE PROPERTY ARE STRICTLY PROHIBITED AT ALL TIMES. •USING THE ENTERTAINMENT ROOM: There is a considerable number of modern, high-tech and old-school tech equipment throughout the Entertainment Room. For ease of operation, the hand-held, remote control device in this room is there for you. It provides a full range of television, music and movie theater opportunities for your viewing and entertainment pleasure. Once you’ve checked in, please refer to the handout entitled USING THE ENTERTAINMENT ROOM or call the owner to review directions with you. •THIS IS A PRIVATELY OWNED HOME in a residential neighborhood: Standard guest/hotelier rules do not apply. Owner reserve the right to refuse access to anyone. Home service personnel’s, weekly schedule Please note: Schedules of service personnel identified below may vary due to prevailing weather conditions. Owner pays and maintains all services herein described. •POOL CLEANING AND MAINTENCE: Provided once per week EACH MONDAY, by trusted company who has serviced the owner’s pool for over six years. . •LAWN AND YARD MAINTENANCE SERVICE: Estaban and his crew have serviced Alta Hacienda for over 12 years. They arrive approximately 8:00am, EVERY FRIDAY. . •GARBAGE PICK-UP: If a guest is staying over the course of a weekend, both regular and recycle City of Phoenix garbage cans need to be set out late Sunday evening for early, Monday morning pick-up . Standard schedule: Recycle (Blue Container): 6:00am-8:00a(URL HIDDEN) Regular garbage (Green container) 9:00AM-11:00AM •AUTOMATED SPRINKLERS: Arizona is a desert. Keeping it green involves considerable time and expense. Sprinklers come on in sequence, twice per day, throughout the property. Alta Hacienda’s automated sprinkler system employs “noise retardant” heads for your convenience. • AUTOMATED LIGHTING SYSTEM: Outdoor lighting throughout the property responds to sensors. They are set “dusk to dawn,” pre-programmed to minimize glare. •AUTOMATED SECURITY SYSTEM: ADT and retained off-duty Phoenix Police officers, are alerted of the dates each guest is staying. There are not now nor will there ever be, internal camera systems. The guests privremain the owner’s number one, priority.
