Information and House Policies for Events & Overnights
Welcome! We are happy you chose us as your host & wish you a relaxing stay.
The information below is provided to ensure you are informed, safe & taken care of while staying at this home. Thank you in advance for your understanding and cooperation. Please enjoy, and handle everything with respect or you will be fined accordingly.
We kindly ask the following 3 things upon your checkout (and list this first because many don't read down to the bottom :) This really helps us so thank you in advance!
1. Please put dishes in the dishwasher & start.
2. Please put all towels in washer & start.
3. If you are checking out on a Monday or Tuesday, please put trash/recycling from kitchen into large bins outside & put recycle container at the curbside. Regular trash can stay along driveway!
A deposit of $1,000 is required for parties over 6.
Age requirement of person responsible for renting: 25 or above.
The TV remotes are located on the round glass table near the TV. Comcast local station package (10 stations) is available. TV is equipped to allow you to log into any of your own streaming accounts, or to use your own Firestick or Chromecast adapters.

Check-in is at 3pm, and check-out is by 10am. Arriving slightly earlier, or want that extra hour to sleep? We will certainly do our best to accommodate! Please check with us first. There is a charge of $150.00/hour for any late check-out that is not pre-approved.
If a repair is necessary during your stay, upon acceptance of the reservation, guest(s) enable homeowner or repair person access to the property for purposes of inspection and/or repair. Your host will exercise this right of access in a reasonable manner.
We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too.
If the home appears dirty or damaged when you arrive, please inform Homeowner at check-in~
Damage to the property or furnishings
Damage to walls (from tape, holes or paint damage)
Dirt or other mess requiring excessive cleaning
Any other cost incurred by Homeowner due to Guest’s stay
Food or beverage charges are due
If damage exceeds the amount of the stated deposit or inventory has been removed, guest agrees that the card on file will be processed for the amount necessary to replace damaged or missing inventory.
The house does allow for daytime or evening corporate events only. **Please do not tape or pin anything to walls. Your FULL damage deposit will be collected. For day events, the cleaning fee is $225.00 plus any nightly charge (whether staying the night or not).
The fireplace is a vented propane gas/log fireplace. Please do not throw any paper or other combustible materials in the fireplace. Please make sure chimney flue is open if making a fire.
We understand that fireworks are exciting and fun but they are illegal in Seattle and in or around the house. Because we take this seriously, using fireworks will result in termination of rental agreement, and guests will be asked to vacate the premises immediately without refund.
We kindly ask guests to put garbage and recycling in either the kitchen receptacles (located in the island cabinet closest to the sink). If those become full, please empty them into the bins outside.
Garbage day is on Tuesday. If you are occupying the home on Monday night, we kindly ask that the cans be put out 3 feet from the curb. We appreciate your help with this and thank you!
There is no daily housekeeping service. While linens and bath towels are included in the unit, daily cleaning service is not included in the rental rate. Please do not remove towels or linens from the home.
The microwave is located across from the oven as part of the island. To open: gently pull both sides out and it will pull out all the way on its own. To close: Gently press forward and it will self-close.
This home is privately owned, and though the owners carry insurance, they are not responsible for accidents, injuries or illness that occur while guests are staying at the home, or for the loss of personal belongings or valuables during your stay. By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

We would really appreciate if, by turning lights and/or heat off when not in use or leaving the house, you could help us keep energy costs down. Thank you kindly, and Mother nature thanks you too :)
The maximum number of guests is limited to 9 people. We ask that you kindly respect our maximum occupancy requirement. We have this in place instead of an additional guest charge in an attempt to keep costs down for you. We understand that for a whole variety of reasons, you may want additional guests to stay in the place. In the event that you do, please contact us to let us know. We’re reasonable folk and will accommodate wherever possible. The rollaway bed is in the garage as well as portable crib if you need to use either of them.
The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanity napkins in waste basket provided in the bathroom and use the trash bin in the kitchen to dispose of larger food items.
We kindly ask to keep things on the quieter-side between 10pm and 8am. Also...if you like to listen to loud music (we do!), please remember the neighbors and enjoy via headphones! If you’re coming to Seattle to party you’ve picked a great city to do so. Just not at our place. Though we’re sure it won’t come to it, noise or other complaints will unfortunately result in you being asked to leave. Not good for you. Not good for us.
Please do not leave any food out that will attract uninvited pests. Our home is pest-free and we would love to keep it that way with your help! Thank you!
We are big pet lovers and have them ourselves, but thank you for respecting our no pet policy.
To ensure we keep the floorboards squeaky clean for our guests’ enjoyment, the Queen Anne Retreat has a no shoes policy inside. Thank you for your cooperation!!
SMOKING/RECREATIONAL DRUG USE
Being a family home, we also have a no smoking policy (although you are welcome to smoke out back….but please, not in the garage!). We also a strong believers that what you do in your personal time is entirely up to you, but when staying at our place we have a strict no drug use policy. Though in Washington State the use of marijuana is legal, it (cigarettes or marijuana) is NOT permitted inside the house. ****If smoking of any type has occurred indoors (based on owner discretion), there will be a minimum $495 fee and immediate termination of agreement without rental or deposit refund. ****

The trash bin in the kitchen is located the island drawer Closest to the kitchen sink. While we do a thorough professional clean between each guest stay, we ask that prior to leaving, you clean and put any dishes or kitchenware used into the dishwasher and put any dirty towels in the laundry basket provided in the guest bathroom on the shelf. It helps us get through our cleaning process quicker and allows us to keep cleaning costs down for you and future guests. Thank you in advance!
