My two-story loft is located in South Pointe, Miami Beach's coveted green residential neighborhood. It has an amazing 180-degree westbound view which offers the vista of a multicolored-lit City of Miami. Steps away from most renowned restaurants and tourist-wanted spots like the beach, Ocean Drive, Washington Ave, Miami Beach Marina, South Pointe Pier, Lincoln Road Mall, bus and free trolley stops, supermarkets and pharmacies.

My luminous loft has its master bedroom with a king-size bed on the first floor, which accomodates two-to-three persons, which includes a fully-equipped en suite bathroom, with shower, cabinets. Also, you'll have a spacious closet, and a LED flat TV screen with connection to the wi-fi network, with access to Netflix, Hulu, Amazon Prime, YouTube, among other apps.

On the main floor you have the super comfy queen size sofa-bed that perfectly accommodates two persons. Here, you shall also find a LED TV screen with full access to the wi-fi and the most commonly used apps.

TVs are connected to wi-fi so TV channels are accessible this way. I have no DirecTV, AT&T, Atlantic Broadband, Xfinity, or other services offered in Miami Beach. These are hired by tenants when they stay on a long-term basis, leaving it up to them to chose the service of their preference.

NOTICE: PLEASE Leave the apartment in the SAME CONDITIONS as you received it as a demonstration of RESPECT to me, to the space, and to the next guests. The wall to the left of the entrance door to my loft as well as the restroom's door is showing patent evidence of heavy luggage being dragged in and out resulting in the white walls being blotched and scratched and now need to be painted over again to keep the loft as beautiful as it is and you see it in the photos. DO NOT drag luggage or other stuff carelessly and ALWAYS watch that it SHALL NOT touch or scratch the walls. THANKS!

Entire home is offered, therefore, guests will have the whole space for their own. Besides, all areas in the condo are available for access.

My unit has the proper permits and licenses to engage in short-term rentals complying with all laws and regulations established by the State of Florida and the City of Miami Beach. They are placed on the wall to the left as you enter my unit.

If you plan to rent a car during your stay in Miami Beach, there is a space for my unit in the building, so you needn't worry about finding a spot.

I don't smoke and even if the unit is listed as non-smoking, you can ONLY smoke on the balcony with the WINDOWS CLOSED to prevent the smoke from entering the interiors, while enjoying the warm weather and the ample view.

There are two TVs, one is downstairs, and the other is upstairs. Both have wi-fi connection with access to Netflix, Hulu, YouTube, Amazon Premium, and many more apps.

If you plan to go to the beach, you can take the beach chairs I have.

IMPORTANT NOTICE: My loft is located in a CPS-2 (Commercial performance standard general mixed use) where short-term rentals ARE ALLOWED in accordance with all State of Florida, Miami-Dade County and the City of Miami Beach Code Compliance Department.

Vacation/short-term rentals (less than six months and one day) have become popular alternatives to traditional hotels.

However, pursuant to the Miami Beach City Code (Miami Beach Land Development Regulation – Chapter 142, Article IV, Division 3) vacation/short-term rentals are prohibited in all single-family homes and in many multi-family housing buildings in certain zoning districts of Miami Beach. Please, check the official Short-Term Rental Zoning Map provided by the City of Miami Beach Code Compliance Department and the letter from the City Manager to the Commission about short-term rentals violation, in my listing's photographs.

Approved vacation/short-term rentals have the proper authorization and zoning approval for this activity including a Business Tax Receipt. If a building or unit is found to be operating a short-term rental illegally, tenants/visitors will be evicted and fines will apply to the owner.

NEIGHBOURHOOD DESCRIPTION

South Pointe is the most coveted residential neighborhood in the city of Miami Beach. It is located in South Beach, extending from the Atlantic Ocean to the intercostal. It starts on Fifth Avenue and narrows down and finds its southernmost point (hence, its name) in South Pointe Park. The neighborhood is extremely green, cramming with vegetation, low houses, and an elementary school, many top-notch international restaurants, bars, shops, citibike stations, banks, the Miami Beach Marina, among other amazing spots. Although steps away from the beginning of Ocean Drive, Washington Ave, and Collins Ave, South Pointe is engulfed by a noise-free atmosphere, devoid of the hullabaloo of the touristy areas.
