This newly-remodeled 3 bedroom, 2 bath home features two upstairs bedrooms. Bedroom 1 includes a cozy, brand-new queen bed and a new 40” TV. Bedroom 2 has two brand-new full-sized beds, a walk-in closet, and a 40” TV. The upstairs bathroom is centrally located. The Master Bedroom downstairs and en suite features a brand-new comfortable king bed, and 60” HD. The main level boasts an extremely comfortable open floor plan with a fully stocked, brand-new kitchen, dining area, and living room. Make yourself a drink with the handy, fully equipped bar and step outside onto the private patio to enjoy the beautiful Arizona weather. Or kick up your feet with a delicious beverage in the living room while you watch the 60” HD TV with cable and Netflix. This home comes complete with a brand-new washer and dryer and fast Wi-Fi! Renting this townhome allows the use of the neighborhood pool just a short walk away.

1.Occupancy: Lockbox code to be provided on day of arrival. Check-in is at 4:00 p.m. Check-out is at 11:00 a.m. A late check-out will be subject to a full-day rent.
2.Payment: 100% of total rental amount is due at booking.
3.Cancellations: 50% refund for cancellations more than 30 days prior to check-in date. 100% refund for cancellations more than 60 days prior to check-in date. Early departure does not warrant any refund of rent.
4.Maximum Occupancy: The maximum number of guests is limited to 8 persons.
5.Minimum stay: A two-night minimum stay is required on property unless otherwise approved.
6.Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
7.Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
8.Insurance: We encourage all Guests to purchase traveler insurance.
9.Falsified Reservations: Any reservation secured under false pretense will be subject to forfeiture of payment, deposit, and taxes, and party will not be permitted to check in.
10.Cleaning Fee: Cleaning fee is non-refundable.
11.Guest Indemnification: Guest agrees to indemnify and hold harmless the owners, its employees and agents, against all loss, damage, expense, and penalty arising from, related to or in connection with the rental of the vacation rental property, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by any Guest or any invitee of the Guest. Guest is encouraged to secure the appropriate traveler’s or vacation insurance and/or Guest insurance.
12.Short-Term Rental: It is expressly understood and agreed that this is a short-term vacation rental, and is not a lease or other long-term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated Term. It creates no property rights in Guest and no rights to renewal or for recurring usage. This agreement is also neither a time-share sale nor a plan of time-share development, nor a vacation club.
13.Binding Effect: This agreement will be binding on and inure to the benefit of the parties and their respective heirs, personal representatives, and successors. However, neither this agreement nor any rights hereunder may be assigned in whole or part by Guest.
14.Attorney’s Fees and Costs: If owner employs the services of an attorney to enforce any conditions of this agreement, Guest shall be liable to owner for reasonable attorney’s fees and costs incurred by the Owner.
15.Applicable Law and Jurisdiction: Any disputes arising under this agreement will be governed under the laws of Arizona and any legal action must be brought in Maricopa County, Arizona.
16.Guest’s Liability: Guest agrees to accept liability to any damages caused to the property by Guest or Guest’s party.
17.Hold Harmless: Owner does not assume any liability for loss, damage, or injury to persons or their personal property.
18.Utility Cap: Guests residing on property for 30 days or more are subject to an electric utility cap of $175. Guest will be billed for any amount over $175.
A.Guest Access: Guests may access entire home, with the exception of below-stairs closet and storage area on patio.
B.Interaction with Guests: Please contact owner with any concerns or questions. In order to ensure your stay is pleasant, we are happy to assist you in any way.
C.Neighborhood: This neighborhood is a quiet community and includes a pool area. Please be respectful of neighbors by maintaining the home and encouraging your guests to remain peaceful.
D.Getting Around: Light rail is 1.9 miles away on Country Club & Main. Loops 101 & 202 are within 2 miles. Highway 60 is 5 miles away.
E.Smoking is NOT allowed. Please be aware: any evidence of smoking will incur substantial fine.
F.Pets are NOT allowed. Please be aware: any evidence of pets will incur substantial fine.
G.Occupancy. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
H.Guest Conduct: Guests should not create excessive noise at a level that disturbs neighbors. Code-enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m.
I.Property Care: Keep the property and all furnishings in good order.
