Sunny and quiet studio with private entrance in the basement of our 3 story Victorian home. Smoke Free. A block from Prospect Park, and 2 blocks away from the B and Q express trains--both bring you into the city in less than 20 min. Explore this vibrant, yet peaceful neighborhood full of beautiful Victorian houses; it feels like a different world! Enjoy many great restaurants, bars and the historic Kings Theater. For couples, families, solo adventurers, and business travelers.
The studio (12' x 27') is a Smoke-Free private space with its own entrance. It is separated into two areas by an antique screen. It also has a separate kitchenette (fridge, hotplate, microwave), shower and WC. The floors are cork; there is lots of original artwork, and it gets morning and afternoon sun.
There is one full bed that sleeps two, plus an inflatable mattress for additional guests. There is comfortable seating and a table we can set up if you need a desk.
Though we have a wonderful cat in our space upstairs, the studio has never had animals in it.
In the backyard and side yard we grow vegetables and herbs, and I make a mean hot sauce from the hot peppers that we harvest every year.

Do not ring the bell on the porch.
You are welcome to sit on the front porch, or enjoy the backyard.
Please close all windows, turn off all lights and unplug appliances (except the fridge) whenever you leave.
You will pass costume and prop storage from my teaching and performing on your way into your little hideaway.

Though we offer you all the privacy you want--this is a totally separate space--we would be pleased to arrange to host you upstairs for a coffee, or to plan a meal together.

Entering and Leaving
Call or text to confirm that you have checked in.
CODE: will be sent to you.
Use the code to unlock the door and be sure it is locked when you are inside and when leaving. (see separate instructions)
When leaving, please check that all appliances and lights are off. Unplug hot plate and coffee maker.
If you are cold, you are welcome to use the small electric heater. Be sure to turn it off and unplug every time you leave the house.
No shoes in the studio, clean slippers provided.
During your stay

WiFi is not super high speed.
The mini-fridge is under the kitchen counter. You will find some treats in it.
Please unplug hot plate and coffee maker after use.
Quiet hours after midnight.
Please wash your dishes.
Please separate trash and recycling. Two black bins for recycling.
Please do not cut directly on the wooden counter. Use the cutting board provided.
Check that the bottom of shower curtain is inside the stall to prevent water from getting on the floor.
Feel free to play with the legos and k'nex. Leave them for the next guests to play with. :)

Deborah—Native ny’er, physical comedian, clown, puppeteer, teacher--active in Arts in Healthcare using theatre and comedy to support healing.
Garry—NY’er, artist/painter, born in Tasmania.
We are good guests, careful to clean up after ourselves and we try not to be wasteful. We expect the same of our guests.
We are open-minded, considerate, and have a sense of humor; we are respectful of the need for privacy. We enjoy good conversations. Love good theatre, film, art.
When we travel, we love to stay in one place, and use it as a base for day trips. Not into "luxury". We would much rather see how the residents of an area really live. Easily pick up basics of any language.
Much of travel is for work in one way or another--or a combination of work and leisure, touring a show, teaching a local workshop or master class, etc
As homeowners we are pretty good with small repairs. For example: I will can fix a running toilet.
