I would love to welcome you to my home, a 3 storey town house built in 1896, in one of the most photographed roads in the centre of Brighton - you'll see why from the photos! I have 2 sunny small double rooms available (individual bookings welcome). I'm just 5 minutes from the sea, Brighton Pavilion and pier, with sea views from the garden; 10 minutes from the shops and 15 minutes from the station. Permit car parking available but limited.
I have 2 sunny small double rooms, available individually, both newly decorated with brand new, good quality double beds, large wardrobes with plenty of storage and Smart TVs. Whilst the rooms aren't huge the house is and you'll be welcome to use one of the 2 sitting rooms as well as the beautiful west facing garden with sea views when not in use. Both rooms are at the back of the house so are very quiet, well except from the seagulls, but ear plugs will be provided if you're not used to them!

I am very easy going and also very sociable and will want you to feel very much at home during your stay, so you'll be welcome to use facilities such as -e.g Infinity 2 Wifi and desk space, as well as a sitting room and garden when not in use. I'll provide a continental breakfast and on tap tea/coffee and I'm happy for you to heat up food in the microwave, although cooking can only be arranged by agreement. Dogs (but sadly not cats as I'm allergic) are welcome as long as they've been taught to say please and thank you and don't have waggy tails that send everything flying! I might even take them for a walk if they ask nicely.

Although I'm a very sociable person, so am often out and about, I'll always be just a phone call away if you need anything. In instances where I'm not immediately available my friend, Trevor, will be available to help you. I'll also be very much guided by you as to how much interaction you want during your stay but I do love meeting new people.
Checking in and out times can also be negotiated but I'm not keen on people arriving after 10pm except in exceptional circumstances and by prior agreement.
I have lived in Brighton for 29 years so know quite a bit about the delights on offer in this amazing, eclectic and tolerant city. I'll therefore be more than happy to give you ideas for days out, sight seeing, shopping and where to eat and drink. And if you love your food and want to experience the delights of more top end restaurants in Brighton I suggest we have that discussion before you arrive as they do get booked up. And if you're coming to celebrate a special event, just let me know and I'll have the bubbly on ice for your arrival!
Although I have set a maximum booking of 2 nights on this room this can be negotiated.

-If I need your room on check out day I can normally give you a key to pick up your bags later.
