A FEW MINUTES WALK TO BEACH & RAILWAY STATION
Kittiwakes’ is named after the seabirds which nest in the cliffs less than a mile along the seafront. It is a recently renovated 3-storey semi-detached house, which benefits from an excellent location in the centre of this charming town, 2 minutes walk from the beach (through The Salts recreation ground), a stones throw from the supermarket, and 2 minutes walk from the railway station. There is driveway parking for 2 cars, as well as a small garage.
FLEXIBLE SLEEPING CONFIGURATIONS
The three storey house has recently undergone extensive renovation and redecoration to ensure that our guests will enjoy their time inside just as much as when they are exploring the stunning outdoors environment that Seaford and the South Coast offers.
The decor is neutral, with LED lighting and pine boards in all bedrooms and the living room. There is gas central heating throughout, with brand new radiators in all rooms. A washer/dryer is provided. Guests can enjoy Netflix, and a small walled back garden with seating. All major kitchen appliances are new for 2017. The oven is electric, with a separate gas hob. There is also a built-in fridge-freezer and a microwave.
The configuration of beds is very flexible, in order to accommodate the needs of most families and groups of travellers. The first bedroom has two Hypnos zip-linked standard size single beds. These can be connected to become one very comfortable six-foot wide bed (as used in many hotels). Please let me know which configuration you would prefer. The room also has a futon chair, suitable for a child. This can be made up prior to arrival if needed. If you would prefer a single Aerobed, please ask. The second bedroom has an Icon double bed, with the option of a deep mattress topper (if you would like the bed made up with the topper, please let me know). The third bedroom has a medium/firm pocket sprung single bed. All bedrooms have black-out blinds to help ensure a good nights sleep. Please note that the first two bedrooms are on the top floor, and the third is on the middle floor, along with the bathroom and living room. The bath is fitted with an electric rainforest power shower, as well as a handheld shower fitting. On the ground floor is a WC and a kitchen (with a small utility area). There is also internal access to the garage.
Towels and beach towels are provided, as is all linen, duvets etc. For guests staying longer than four days, I am happy to provide a change of bedding and towels.
The property has a single garage suitable for a small car (or several bikes), off-road parking for one car and there is cheap public parking across the road (currently £2 per day).
Cyclists are very welcome, and extra security has been installed for their bikes (please ask for details). My husband is a keen cyclist and can provide information on local cycle routes, club runs etc.
I live in Seaford, and can usually be at the house within a few minutes, should you have any queries. Please also ask if you have any special requirements - I am very happy to help where I can. Families are welcome. Sorry, no pets or parties. Smoking is not allowed in the house, but is permitted in the garden. There are 4 interlinked smoke detectors and two CO detectors. I make no extra charge for use of the facilities or cleaning, but do ask that guests leave the house reasonably tidy.

Although I expect to be there to greet guests, a key safe has been installed to accommodate late arrivals (or accidental lock outs).
My next door neighbours are the nicest people you could meet!
Please respect their need for sleep and avoid too much noise after 11pm.
I'm so sorry, but in order to accommodate guests with allergies, I regret that I can't make exceptions to the 'no pet' policy.
I've been married for over 30 years to Sam, and we have three grown up children, all of whom have settled on the South Coast. I was born in Seaford, and grew up here. After leaving University, I lived inland for 14 years, but I missed the coast too much, and came back. I love the coffee shops, the history and quirkiness of Seaford and the surrounding towns, and of course, the stunning beach and cliff walks. I enjoy good food (especially Italian), wine, walks, theatre, and giving my grown-up children lots of 'helpful' advice they don't want or need!
Because I live locally (less than a mile away), I am usually available if guests have any problems or queries, or want suggestions for restaurants /excursions /transport. However, after initially meeting guests, I tend to leave them to enjoy their holiday, in the knowledge that they can contact me at any time. I have a real sense of achievement if guests leave feeling that they've had a great stay, been able to 'recharge their batteries' and want to rebook for next year.
