This terrific 5 bedroom, 3 1/2 bath home offers everything that a large or extended family could want to enjoy their Florida vacation! Upon entering this fully furnished home you will find a bright living room with large dining table for six. This home features a fully equipped, huge kitchen perfect for preparing large family meals. There is a convenient breakfast bar with bar stools and another informal dining table for quick snacks. A family room with large screen TV opens onto the sunny, west facing screened swimming pool, spa and deck. The pool faces a conservation area for ultimate privacy. The private master bedroom with king size bed and enclosed bath is located downstairs. The bath features a dual sink vanity, garden tub and shower. A full size game room is also featured downstairs. Enjoy your stay by playing pool, foosball, air hockey and basketball year round in the brightly painted game room with its own air conditioning. For outside recreation the Four Corners subdivision offers outside basketball courts and a children's playground. Upstairs you will find 4 sumptuous bedrooms and 2 full baths. One bedroom features a queen size bed, one offers a full size bed and there are two bedrooms with 2 twin beds each. For your enjoyment this home features an upstairs theater room with projection screen for watching your favorite movies with the family. You will also find a convenient laundry room with full size appliances (URL HIDDEN) bedrooms and the family room feature flat screen TV's with cable. There is wireless internet service throughout the home along with local telephone service. After a wonderful but hectic day at the attractions you can return to your relaxing home to enjoy all of the entertainment that it has to offer! This home is located in the Four Corners subdivision just off of Route 27 in Polk County, Florida. Just a mile north of the home you will find a Publix shopping center with drug store, gas station and several restaurants. There is a large public park just three miles north of the home with outdoor ball and basketball courts. A Walmart SuperCenter, Lowes and a variety of restaurants are found five miles north of the home just north of the intersection with Route 192. A few miles south of the home off of Route 27 you will find Posner Park, a regional shopping center with Best Buy, Target and other big box retail stores. The four attraction parks at Disney World are a short 15-20 minute drive. You can be at Magic Kingdom, Epcot, Animal Kingdom or Hollywood Studios within minutes. Disney Springs with its array of restaurants, entertainment and retail shopping is close by. The Disney water parks Blizzard Beach and Typhoon Lagoon are in the same area. Universal Studios with its Universal Citywalk entertainment complex and its' two parks including Universal Studios and Islands of Adventure is approximately 30-35 minutes east of the home. Universal Studios cannot be missed by Harry Potter fans! The SeaWorld animal adventure park and Aquatica water park is 25 minutes east of the home along with two huge outlet shopping areas! LegoLand is located about 45 minutes south of the home on Route 27. There are numerous public golf courses within 30 minutes of the home. The Greg Norman designed golf course at Champions Gate is 5 minutes away. Other local courses include Highlands Reserve, Legends in Clermont, Orange County National, Celebration, Mystic Dunes and the Disney resort golf courses. You can be at the beach on either the Atlantic Ocean or Gulf of Mexico in a short one and one-half hour car ride.

Terms & Conditions...
Please ensure you read and understand the following terms and conditions pertinent to your vacation home rental. If you have any inquiries, please do not hesitate to contact us (hereafter called the Owner/Manager) for clarification before you sign the booking form.

While we reserve the right to increase or decrease accommodation prices at any time, we will confirm to you the current price at the time of booking. As soon as you have confirmed your booking and paid your deposit or full payment, the cost of the rental is guaranteed against any further increase. This guarantee is offered subject to our terms and conditions, payments made and providing you do not make further amendments to your holiday arrangements.

Your vacation home rental includes the vacation home as booked, including utility services inside of the home (gas, water and electricity), cable television and wireless internet service. The cost of pool heat is excluded unless otherwise stated.

NOT included in our rental prices: a) Flights b) Car Hire c) Holiday Insurance d) Pool Heating e) Sales and Tourist Taxes


1
Bookings are valid after:

1. The booking form has been completed/signed and received by the Owner/Manager and

2. The appropriate deposit has been paid and

3. The booking has been confirmed in writing by the Manager to the Guest.

The person, who signs the Booking Form certifies that he or she is authorized to agree the Booking Terms and Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 21 years or over. Bookings cannot be accepted from parties of people under 21 years of age.

An initial deposit of$300.00 it taken to reserve guest dates. This deposit is the reservation deposit. Upon clearance of the deposit payment, the booking is confirmed.

The entire booking fee must be paid 30 days prior to arrival.

The deposit will be applied to the booking fee due by the guest.

An advanced deposit waiver fee of $49.00 is charged on every booking. If damage is reported we reserve the right to claim this damage amount from the waiver deposit provider.

We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. Any cancellation charges detailed elsewhere in this document will then apply.

In the event of a check not being honored by the bank on which it is drawn we will make a charge of $25.00 to cover the bank charges and our administration costs.

In the unlikely event that circumstances beyond the Owner’s control necessitate the cancellation of the rental arrangement, the Owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Guest. Furthermore, the Owner cannot guarantee that all the facilities described in their brochure or website will be available.

The Guest agrees to pay the full cost of any breakages, losses or damage to the property (the Owner’s Management Company will be sole arbitrators on cause of damage or loss)

1. To take good care of the property and leave it in a clean and tidy condition at the end of the vacation. To remove debris in accordance with the debris removal schedule in the Vacation Home Book.

2. To report any damage or loss immediately it is discovered to the Owner’s Management Company in Florida.

3. To permit the Owner or their Agents reasonable access to the property to carry out any maintenance if necessary.

4. Only persons listed on the Booking Form are permitted to spend the night in the home(URL HIDDEN) No liability is accepted by the Owner for loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of utility service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Owner or Manager.

The property is available after 4:00 p.m. on the day of arrival and must be vacated by 10:00 a.m. on the day of departure. Failure to comply with this may result in extra rental charges which the Guest agrees to pay.

The Owner does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The Guest is responsible for taking out adequate insurance policy(s) to cover all risks. This waiver is also applicable to people visiting the property as guests of the Guest(s).

The Owner does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Guest(s) and other people occupying the property during the period of the rental.

An additional fee will be levied if the Guest requires the pool to be heated during their stay as detailed in the rental charges, or as agreed between the Owner/Manager and the guests(s). Guests may use the swimming pool at their own risk. They should always observe the safety rules listed in the Vacation Home Safety Book held in the home and observe the pool safety notice displayed in the pool area.

Pool heating will be switched on prior to the day of arrival if ordered in sufficient time prior to arrival. The pool should be warm upon arrival. Having ordered pool heating, the Owner/Manager is not responsible for the weather. During cool weather months, guests are asked to place the provided pool blanket on the pool when not in use.

The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons.

As owners of the property, we, our managers or agents, will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, flood, technical/weather problems to transport, aircraft, closure of airports, or any other event beyond the owner’s control.

Aircraft captains are legally entitled to deny boarding to any passengers who present themselves at the aircraft in an unacceptable state due to the influence of drink or drugs. Any passenger so doing will be deemed as having given notice of his/her cancellation of the booking at that time and the aforementioned cancellation charges will apply.

The maximum occupancy is determined by the number of bedrooms in the home. Generally speaking 2 persons per bedroom are permitted. Some homes may offer sleep sofas that allow additional persons. This is mentioned in the advertisement for each home. Please note that contravention of the above will render your booking void, all moneys paid will be forfeited and you will be asked to leave the villa immediately without further compensation.

Strictly no pets or smoking are allowed in the villa at any time. Please note that contravention of the above will render your booking void and all moneys will be forfeited. A pet may be permitted if a Home Owner allows a pet. If this is the case it will be advertised in the home advertisement and additional deposit monies will be charged to the Guest.

The vacation home is situated in a quiet residential area consisting of approximately 50/50 rental homes/US families. It is a condition of the rental that you should be considerate in your behavior and keep noise levels to a reasonable level so as not to disturb our neighbors.

Complaints: We sincerely hope you do not have any! ...But in the unlikely event that you wish to register a complaint during your holiday, contact the property management company immediately and follow this up with a letter. Give a copy to them and send us a copy on your return. Unfortunately we are not always able to control the components of your rented accommodation and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond our control and for which we cannot accept liability.

British citizens travelling on the visa waiver scheme and staying for less than 90 days should hold a full British passport, which is valid for at least 90 days following their entry to the U.S. All other nationalities should contact the U.S. Embassy for further information.

Gas BBQ grills are available for rental at a cost of $60.00 per week. It is against Florida law to use the BBQ within the screened pool enclosure – it must be positioned outside of the screened enclosure on the paving slabs provided. Any damage to the house or the pool screen caused by use of the BBQ will be chargeable, and deducted from your security deposit.

If the BBQ is faulty upon your arrival or becomes faulty during your stay, no refund will be granted.
