Rental Agreement

Dear Valued Guest,

This vacation rental agreement ("Agreement") is by and between Vacasa, LLC ("Company"), for the Owner of this vacation rental property ("Owner") and the Renter of this vacation property, who is solely responsible for the actions of their family, invitees, and guests ("Renter").

A. The property shall not be used at any time by more than the number of adults and children as per your reservation. The maximum occupancy for this home is 9.
B. The property shall not have more than two vehicles parked in the front of the home and two in the garage. When parking, ensure that you are not blocking access to neighboring homes or trash receptacles. Please note that street parking is not allowed during the winter months for snow removal purposes.
C. Garbage collection occurs once per week. At this home garbage is collected on Thursday. Do not leave trash outside unless secured in the bear box in order to protect our local wildlife and avoid associated fines.
D. Pets are not permitted unless specifically noted in the reservation.
E. All guests under 21 years of age must be accompanied by a parent or legal guardian.
F. No smoking is permitted on the premises.
G. No tents or other structures may be erected on the property.
H. Renter is liable for any damage to the property.
I. Cancellation Policy: Rental payments (less a 5% processing fee) are fully refundable up until 30 days prior to the reservation.
J. Trip Protection: If Trip Protection is purchased, you will receive a full refund for any nights of your reservation cancelled due to death in the family, illness, flight delays, flight cancellations, or road closures due to bad weather.
K. County Noise Ordinance: This home does not tolerate parties, receptions, or weddings and we ask that you and your group are respectful of the neighbors and do not make excessive noise. Vacasa has a strict no party policy. Lake Tahoe has a 24 hour noise ordinance with quiet hours from 10:00 p.m. to 7:00 a.m. Please keep noise and music levels to a minimum. Violations of this ordinance can carry fines up to $2,000.00 as well as possible eviction without refund. Please note that this ordinance is strictly enforced.
L. If applicable, hot tub use is prohibited between the hours of 10PM to 8AM
A breach of any of the above terms may result in a forfeiture of your rights regarding this rental property, including eviction from the premises without refund.
