'Lighthouse' is a delightfully decorated coastal-themed, family-friendly home featuring four large bedrooms (3 King, 1 Bunk w/ Twins) and 4.5 baths on a quiet street in WaterColor's newest district, "The Crossings." Dragonfly Park pool is across the street and Publix is within walking distance! Four bikes are included with your stay!

"The Lighthouse" is a stunning home that features 2 living areas, 2 master suites, and 2 additional bedrooms and sleeps a total of 8, ideal for a family retreat or a group of several adults.

This light-filled home has an abundance of windows, inviting the outdoors to the interior spaces. Pale shades of blue-greens and neutrals create a soothing decor in the iconic WaterColor manner. Oversized black and white beach photos of earlier generations of the owner's family bring a touch of old Florida to this fresh new home as well.

The open floor plan has a large living room, kitchen and dining room downstairs, as well as a fully-appointed separate living area upstairs. The fully-equipped kitchen includes upgraded stainless steel appliances and an extensive selection of tableware for great entertaining. In this home, even playing in the kitchen makes you feel like you're on vacation!

One master suite is downstairs, and another is upstairs with its own private balcony overlooking the Park. Three bedrooms feature king beds and the fourth has built-in bunk beds, all with plush, luxury linens. All bedrooms are tastefully decorated and large with spacious closets, and each has its own beautifully appointed private bath.

Everyone's favorite spot in this lovely home is the oversized swing bed on the screened-in front porch. Nestle in with a good book or a cup of coffee and float in the gentle beach breeze while being serenaded by a morning chorus of birds or a magical evening symphony of frogs.

Our corner of WaterColor is uniquely situated so that there is no through-traffic in the area, allowing peace of mind for families with children. Guests step across the street to the lovely Dragonfly Park Pool, complete with gentle waterfall and enormous outdoor kitchen.

Just a few paces from your front door are the wide open lawns of the Park, providing a haven for children to run free, play a happy game of tag, or set up a lemonade stand and meet their neighbors.

Bicycling is the favorite entertainment of the owners and guests of this lovely getaway, and bicycles are included with your rental at no extra charge because we don't want you to miss this delightful experience. Cruise to the beach or the WaterColor Beach Club, both a short ride away. Enjoy a leisurely, early-morning or late-afternoon ride through the miles of nature trails that lace the 500-acre resort. The beach, 6 delightful swimming pools, grassy parks, and colorful flower gardens that WaterColor has to offer make great biking destinations. If shopping and dining are on your agenda, the shops and restaurants of Seaside are less than a 5-minute bike ride from your front door.

Additional Fees: Guest will pay the following at the time of booking:
WaterColor Amenity Cards: $210

Maximum Occupancy. The maximum number of guests is limited to 8 persons.

Check-in time is 4:00 P.M. on the check-in date and check-out time is 10:00 A.M. on the check-out date.

Rental Rules: Guest agrees to abide by the Rental Rules attached to this agreement as Exhibit A at all times and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the Rental Rules at all times while at the property.

Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

Reservation Policy: A deposit equal to one-half of the total amount due is due upon booking the property. Payment in full of the remaining amount due shall be due 60 days prior to the check-in date.

Cancellation Policy: A $250.00 cancellation fee will be charged for any cancellation. Cancellations made more than 60 days from the check-in date will result in the deposit being fully refunded, less the $250.00 cancellation fee. Cancellations made within 60 days from the check-in date are non-refundable, and Guest will be responsible for the total rental rate and fees.

Traveler Insurance. We encourage all renters to purchase traveler insurance. Such insurance may be purchased from a number of reputable insurers such as MH Ross, Alliance, and TravelSafe.

RENTAL RULES

1. Smoking is not allowed on the property, indoors or outdoors. Guests who violate this policy will be fined $500.00, plus the expense of any necessary cleaning. Violations may also result in immediate eviction and forfeiture of rent.
2. NO PETS ARE ALLOWED ON THE PROPERTY. Guests who violate this policy will be fined $1500.00, plus the expense of any necessary cleaning. Violations WILL result in immediate eviction and forfeiture of rent.
3. Rentals are made only to adults 25 years old and and families. A minimum of one parent or guardian over the age of 25 must be present and staying in the property throughout the full rental term. Guests who violate this policy are subject to immediate eviction and forfeiture of all rental payments.
4. Check in time is 4:00 P.M. and check out time is 10:00 A.M. No exceptions will be made, as this full window of time is required to clean and prepare the property for the next renter.
5. WaterColor rules limit guests to two vehicles on the property. Parking is limited to the property driveway, and parallel parking pads throughout the neighborhood. Do not park on the street, or in the driveway of other homes.
6. No refunds or rate adjustments are made for unforeseen temporary outages of cable, internet, power, gas, water, air conditioning or heat, appliances, etc. Report outages immediately.
7. No refunds are made for storms or other weather events.
8. Conduct during your stay should be appropriate for a quiet family atmosphere. No loud noise, music, cars, etc.
9. Please remember that you are staying in the Homeowner’s home. Please treat it with care and leave it in good condition at checkout.
10. The property will be cleaned to quality standards prior to your arrival and after your departure. No daily housekeeping service is available.
11. Bath linens are not permitted to be removed from the property, or used at the pool. You will need to provide your own beach towels.
12. Homeowner is not responsible for acts of theft or vandalism or other damages to any personal property, or for personal items left at the property by Guest after departure.
13. Guest is responsible for the property and its contents during the stay. Guest must lock windows and doors securely when not on the premises. After checkout, Homeowner will inspect the Property for missing items, damage, and excessive dirtiness. If necessary, Homeowner will replace missing items, repair damage or perform a deep clean at the Guest’s expense. Guest authorizes Homeowner to charge such amounts to Guest’s credit card to reimburse Homeowner for such expenses.
14. Bicycles must be locked at all times when not being ridden, both on and off the property. This is very important as bicycles have occasionally been stolen from the property or from a guest. Guest is responsible for paying for any bicycle lost or stolen under any circumstances.
15. Do not rearrange indoor or outdoor furniture. Failure to comply with this policy may result in a $25.00 fine per item of furniture.
16. The Property may not be sublet. Your reservation is not transferrable to any other party.
17. Guest is responsible for performing basic checkout responsibilities upon departure, as described in the Welcome Materials.
