Located right on Trygve's Run just up from the base of Peak 8, this is a skier’s paradise. Head out for first tracks, or keep warm by fireplaces or fire pits and watch the rest of the group ski. Catch the free shuttle into town, or relax in the 14-person hot tub or steam room.
Not the first-tracks type? At this slope-side location, you can easily sleep in. No need to set an alarm for the shuttle!
Guests can access One Ski Hill Place - a RockResort property with an indoor swimming pool, indoor/outdoor hot tubs, steam room, dry sauna, fitness center, bowling, and a free on-call shuttle into town and back.
Skiers love to defrost here: there’s a towel warming drawer by the hot tub, heated toilet seats, radiant heated floors, a heated driveway and patio, built-in Miele coffeemaker, massive steam room, boot/glove warmers, two outdoor gas fire pits, and the only hot tub on the ski run.

The Great Room combines an over-sized living area with a gourmet kitchen, breakfast nook for 6, and 10-person dining area with picture windows overlooking Breckenridge Resort, Trygve’s Run, and the Ten Mile Range.
The kitchen features a Wolf range, SubZero fridge, double ovens, and lots more.
Take the elevator to the lower level Game Room for bubble hockey, Ping-Pong, pool or pinball, plus a 75” Samsung 4K TV.
Access Trygve’s Run right from the over-sized ski locker with hooks and baskets for all of your gear, under-bench boot storage, a built-in boot and glove dryer/warmer, washer/dryer, and a wall map of Breckenridge to plan your day.
The 7 bedrooms include:
*Main level Master Suite with private office, fireplace, king bed and en-suite bath with custom steam shower and soaking tub.
*Main level 2nd Bedroom Suite with a king bed and en-suite bath.
*Lower level Family Suite just off the Game Room: one room with 2 sets of bunk beds and the other with a king bed. Both share a bath.
*Lower level Bunk Room with an en-suite bath and sleeping for 8: each twin bed has its own blackout curtains and electronics shelf/outlet for a kid-friendly vacation. Two of the twins are murphy beds – simply fold them up and put out of the way.
*3rd level 2 additional Bedroom Suites, both with king beds, en-suite baths, and shared access to a wraparound balcony.
*Top level bedroom with 2 twin beds and an en-suite bath.
422 Timber Trail is located on Trygve’s Run, just up from the base of the Peak 8 Ski area and Gondola, and Rock Resort’s One Ski Hill Place (access included). In winter, walk right out onto the ski runs for prime powder chasing. In summer, grab your hiking/jogging shoes or mountain bike and hit the miles and miles of trails just outside the house. Hike the McCullough Gulch, or zip-line through the treetops at Peak 8 Fun Park, or don’t leave home at all. At a home this breathtaking, we won’t blame you.

Our property is TurnKey Rental Certified. All photos, amenities, calendar, and rates are 100% accurate. We will notify you proactively when early check-in / late check-outs are possible and you'll receive the comforts of home with a starter supply of shampoo, soaps, paper products and hotel-quality towels and linens.
Access the rental with a unique lock code that we give only to you. When you book, we will send you our mobile app with directions, lock code, and instructions. We’re available 24 hours a day.
All TurnKey Vacation Rentals follow local and state tax rules. Each reservation includes applicable taxes, a cleaning fee, and a Property Damage Protection policy.
Guests must be over the age of 25 and will be an occupant of the unit during the entire reserved period.
*No parties, excessive noise, or any illegal activity shall take place at property.
*No pets are allowed unless otherwise noted for specific properties.
* No smoking is allowed in or around any property.
Cleaning: Each property will be cleaned and inspected after your departure. We ask you to help us enable the cleaning crews as much as possible. Simple things like leaving the property tidy, running the dishwasher, starting to wash the towels, and taking out the trash are expected of our guests.
If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Owner to bill them for additional fees. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, Owner has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee of $250. If any sign of smoking is discovered Guest authorizes the Owner to charge the guest a minimum $500 cleaning fee. Unless the rental policy specifically allows, if any sign of any pet is discovered Guest authorizes Owner to charge the guest an additional minimum $500 cleaning fee.
Properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified.
Travel Insurance is highly recommended for any stay.
