LAKE RENTALS OF THE SMOKIES
• HOURS OF OPERATION- For your convenience, we are available 7 days a week. We are closed Thanksgiving and Christmas Day.
• CHECK IN – Upon arrival, we ask that you report any maintenance or housekeeping issues within 2 hours and make yourself familiar with the rental. We’re happy you’re here and want you to enjoy your stay.
• OCCUPANCY – All guests understand that they are solely responsible for any property damage, accident, death, injury to any person{s}, or loss sustained by any person, including the loss of money, jewelry and other personal property, arising out of or in any way related the guest’s use of the premises. Due to local fire codes, the maximum occupancy of the rental is strictly enforced. If the rental is over occupied, all guests will be made to leave the rental immediately. Each unit may have a maximum of 2 guests to visit they may not be allowed to stay overnight.
• NOISE - Guests should not create excessive noise at a level that disturbs neighbors, quiet hours ae from 10:00p.m.-8:00a.m.
• REGISTERED GUEST – The registered guest authorizes the Agent to charge any expense related to the repairs or cleaning of the rental beyond normal wear and tear, or related to any theft or vandalism of any property from the rental to the guest’s credit card on file. An inventory is taken prior to check-in and after check-out.
• APPLIANCES – Use appliances for their intended use only.
• WHAT WE SUPPLY – Your rental is equipped with a starter supply of toilet paper, paper towels, trach bags, etc. Once this supply has been depleted, you will be responsible for replenishing these items during you stay.
• HOUSEKEEEPING – There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house.
• GARABAGE – All garbage must be stowed in the proper garbage receptacle with lid closed, located on porch outside the cabin. This is to not permit animals from entering the cans, making a mess and protecting the wildlife.
• HOUSE PARTIES – There shall be no house parties, events or disturbing those around you. If you are found to be doing so, everyone will be asked to leave immediately.
• WATER & SEPTIC – The (Cabin/ Property) in on a well and septic system. The mineral content in the water is high. During a drought, the water may have an odor. The septic system in very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for damages of up to $1,000.00
• WILDLIFE & PEST CONTROL - Your rental is treated once a month for insects. Unfortunately, here in the mountains, insects still manage to make their way inside. We cannot refund monies for insects, but we will send someone out to treat for them if they become a nuisance. Also, it is imperative that you DO NOT FEED ANY ANIMALS. This not only endangers them, but they can harm you as well.
• THERMOSTATES – In the winter months, please do not set your thermostat above 78 degrees. In the summer months, please do not set your thermostat below 72 degrees. Doing so can cause the heating and air unit to freeze up, malfunction and quit working. Keeping doors and windows closed will help as well.
• MAINTENANCE – As with any home, your rental has components that break or malfunction from time to time. Please report and maintenance items to us, so that we can have them corrected. Please be mindful that emergencies take precedence over non-emergency issues.
• WIFI – All the rentals do not have WIFI. This was on your rental agreement, this is due to the area, and no providers, this is out of our control.
• HOT TUB – If your rental has a hot tub, please leave the hot tub cover on at all times when not in use. This allows the hot tub to stay warm, preventing heat loss. Please contact a physician if you have any concerns with using a hot tub. Hot tubs are drained and cleaned between each stay. If you would like the hot tub cleaned mid-stay, there is a $ 40 charge to do so. If any items such as soap, bath products, food, alcohol, etc. are found I the hot tub, the guest will be charged $ 150. Any damage to the hot tub cover shall result in a charge of $ 400. You are responsible for any damage to the hot tub. Use at your own risk.
• PETS – There shall be no pets allowed in the rental unless the rental is specified as pet friendly. There shall be a charge of $ 500 for any deviation.
• ROAD CONDITIONS – We do not guarantee any road surface condition. In the event of snow, we do not plow, salt or shovel roads, driveways or walkways. Local road crews are responsible for all roadways and their maintenance.
• WEATHER – There is no refunds given for storms, inclement weather, road conditions or lake levels. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we recommend four wheel drives and or chains during snow months. We so not refund due to road conditions.
• POWER OUTAGE – To report a power outage at your vacation rental, Please contact (PHONE NUMBER HIDDEN).
• FIREPLACES – Inside fireplaces are only operational from October 1 thru April 30. Gas logs are not to be arranged for any reason. Please do not tamper with any gas fireplaces. Only use as intended. Outside fire places can be used thru out the year. You must provide your own firewood. A starter pack is provided in the winter months.
• SMOKING – There shall be NO SMOKING indoors at any rental. Outside or on the deck is permitted. An additional cleaning fee of $ 150 – $ 750 will be charged for any deviation.
• LOST AND FOUND – We will make every effort to locate and return (at the guest’s expense) any lost items but we are not responsible for any items that you may leave behind.
• CHECK-OUT - Check out time is 11 AM EST. There shall be a charge of $ 50 per hour for late check-outs. Please perform the following when checking out; Gather ALL personal belongings, Place dirty dishes in the dishwasher and run the cleaning cycle or hand wash, place all used linens in the bathroom tub, dispose of all food from cabinets and refrigerator, gather all garbage from all trash cans and place in the outside trash receptacle, secure the rental by closing and locking all windows and doors.
• EMERGENCIES – For personal injury, fire, severe illness or any other life-threatening illness, please contact 911. For any other emergencies please contact (PHONE NUMBER HIDDEN)
• WARNINGS IF CABIN IS ON THE LAKE –
• SWIM AT OWN RISK, the lake is deep you may want to bring a life jacket for children and weak swimmers.
• Watch your step on all steps, banks, trails, piers, and docks. Be very careful when stepping on dock it is ties to the bank and floats. OWNER IS NOT RESPONDIBLE FOR PERSONAL INJURY OF ANY NATURE TO YOU OR YOUR GUEST! OWNER IS NOT SESPONSIBLE FOR DAMAGE TO YOUR BOAT OR OTHER EQUIPTMENT DURNING YOUR STAY! THIS IS A MOUNTAIN LAKE WITH ROCKY SLOPING BANKS, TRAVERSE AT OWN RISK.
• We are NOT responsible for condition upon arrival resulting from weather and /or lake levels. TVA, precipitation and weather all affect the level of Douglas Lake. During extremely wet or dry seasons, TVA may lower or raise the water level of the lake.
• We are not responsible for the water level’s effect on stationary docks, floating docks, or recreational activities such as swimming, boating, or fishing. You may adjust the dock at your own risk, or contact us to move dock.

Had a wonderful stay. Was secluded and a ways from town, but we liked that. Jacuzzi was a nice touch. Kids enjoyed the pool table. One thing was that when kids playing pool or walking above you it was quite loud in master bedroom, but we adjusted!

This cabin was beautiful! Any questions that we had Kent responded within moments. The views that come with the cabin are breathtaking, and the hot tub is the perfect added bonus

This cabin is lovely and the view and scenery is beautiful. We will return again in the future. The only thing we weren't expecting is the hair pin curves driving up the mountain, but it was fun!

A little over a mile of up mountain driving made this remote lil gem the perfect getaway. The sunsets are something to be cherished from this home and well worth being 30 to 45 minutes from the tourist attractions.
