15 minutes to Albany, 20 minutes to Takapuna, 30 minutes to Auckland City. Very central on the Hibiscus Coast.
Walk or ride bikes to the beach along the Orewa Cycleway. Enjoy numerous great cafes & coffee, shopping in Orewa or Silverdale, and so many beaches, take your pick!
Or stay home, enjoy the view, the BBQ and the pizza oven...

1 House Rules
One of my favourite rules in life is NEVER FORCE ANYTHING, and this applies to most things in our house also.
1.1 Check-in / Check-out
Check-in is from 3pm, and check-out is by 11am. Arriving slightly earlier, or want that extra hour to sleep? Should be fine, but please check with us first.
1.2 Locking the house
The front door will lock behind you automatically when you close it. Please double check the ranch slider upstairs is locked, and the door to outside from the downstairs lounge is locked (this one can need a wiggle to close properly)
1.3 Restrictions on areas that guests are allowed to access
Since we share this house with our two little children and they don’t get a say in this, we have locked their bedroom. This is to ensure that when we return after your stay we can rest assured that their bedroom is just as it was before we left - safe and sound. (Their bedroom is off the kitchen.)
1.4 Minimum age requirement
Knowing what we were like when we were young we have a minimum age requirement of 25. Guests under the age of 25 are still entirely welcome – they will just need to be accompanied by parents or guardians.
1.5 Behaviour expectations
If you’re coming to Auckland to party you’ve picked a great city to do so. Unfortunately, just not at our place. Though we’re sure it won’t come to it, serious complaints of unruly behaviour will unfortunately result in you being asked to leave. Not good for you. Not good for us. We have wonderful relationships with our Neighbours, and the entire street, and wish to keep it that way!
1.6 Cleaning expectations
As we do the cleaning ourselves we kindly ask that prior to leaving, you do the following to help us get through our cleaning process quicker and allow us to keep cleaning costs down for you and future guests.
• Clean and put away any dishes or kitchenware used
• Put any dirty towels in the hamper
• Remove your bed sheets and put in the hamper
• Vacuum, mop, and clean up any messes and spills during your stay please
1.7 Rubbish & Recycling
We recycle at our house and bonus points if you compost too!
Please take care to separate plastics and paper from the regular rubbish. We love to protect the environment and our community takes extra care to protect ours. Thank you for your cooperation.
In the kitchen bin, regular rubbish typically on the right hand side, plastics and paper on the left. If these become full we place rubbish in green bags in the bin area on our font lawn (behind the shed) and recycling in the big wheelie bin.
1.8 No-shoes policy
To ensure we keep the floors clean for our guests’ enjoyment, and also because we have little ones who spent entire days crawling around on our floors, we have a no shoes policy inside our home.
1.9 Expectations around spills or damage to property
We understand that accidents happen. Boy do we understand! With two little ones we are well accustomed to accidents! But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too.
1.10 No Smoking
Being a family home, we have a no smoking policy.
1.11 No illicit drugs
What you do in your personal time is entirely up to you, but when staying at our place we have a strict no drug use policy. This is just the law… not so much one of our rules.
Plus there are some horror stories of kids finding leftovers… so please don’t give us any cause for concern.
1.12 Electricity: Lights / AC / Heating
To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the heating or cooling when it’s not in use or leaving the house. Mother Nature thanks you too.
1.13 Parties, events and noise
We love parties and events. Again, just not at our house. It really is just too small… plus that whole neighbours thing we mentioned… they’re our friends and we respect them, so please do the same while in our home.
To be considerate to our lovely neighbours we kindly ask to keep things on the quieter-side after 9pm. We’ll make sure to reciprocate the favour at your house.
1.14 Maximum occupancy
We ask that you kindly respect our maximum occupancy requirement of 4. The house really only accommodates 4, i.e. 4 spaces to sleep, 4 chairs at the dining table, and 4 seats in the lounge…
We have this in place instead of an additional guest charge in an attempt to keep costs down for you.
1.15 Additional guests
We understand that for a whole verity of reasons, you may want additional guests to stay in the place. In the event that you want additional guests to stay, please contact us to let us know. We’re reasonable folk and will accommodate wherever possible.
Have a pet? Could be ok… but please ask us first as we have had a bad experience and obviously don’t want a repeat…
1.17 Security rules
To ensure the safety of your belongings, when you leave the house ensure all doors and windows are locked. The front door locks automatically behind you.
