The apt is close to Wayland Square, Brown University, RISD, Thayer St, Paterson Park, Wickenden St, grocery stores, coffeehouses, restaurants, banks, drug stores, the Convention Center, Downtown, Providence Place Mall, public transport, the airport, Amtrack, parks, art & culture. You’ll love my place because of the location, the ambiance, the neighborhood, and the outdoors recreation available nearby. My place is good for couples, solo adventurers, business travelers, and families with kids.

Apartment Details:
This charming 1 bedroom, 1 bathroom third floor apt sleeps up to 6 people and is located in the heart of College Hill's Wayland Square, one of most desirable, safest, and walkable districts on College Hill in Providence. The apt is just 2 blocks walk to Wayland Square, 8 blocks (10-15 minutes) walking distance to Brown University, (20-25 min) walking distance to RISD, and is close to Blackstone Blvd, Fox Point, India Point Park, Wickenden St, Thayer Street, Hope St Village, Federal Hill, Downtown, WaterFire, the Convention Center and many shops restaurants, parks, and attractions. Downtown Providence is also easily accessible by walking straight down historic Angell St. If you are visiting Providence and need a place to stay that is beautiful, safe, inexpensive and central to the colleges and downtown

The apartment with modern furnishings is located on the third floor with a private entrance. It features 1 bedroom with a comfortable, queen size bed, fresh, clean bedding, and dressers. The sunlit living room features gorgeous views, beautiful hardwoods, modern carpets, leather sofa, arm chairs, coffee table, WiFi, and FIOS Cable TV. A comfortable queen-size futon and two twin size air mattresses are also available in the living room - great for kids or the extra guest! The kitchen has lovely windows, a skylight, stove, microwave, coffeemaker, refrigerator and all kitchenware and utensils needed to accommodate your stay. The sunlit bathroom has a a skylight, bathtub, and sink, and you can enjoy your bath while looking at the clouds or the stars and enjoying ultra plush bath towels. 24 hour off-street parking is available for your convenience (Note: The city of Providence does not allow overnight street parking without a residential parking permit. Pets and smoking are not allowed. There is easy access to I-95 and 1-195 within about a mile from the apt and it's just an 8 minute drive to the Amtrack station, and a 15 minute drive to TF Green Airport.

Basic Supplies: Due to the COVID crisis and the recent shortages in essential supplies, only 2 rolls of toilet paper and 1 roll of paper towels, and a limited supply of laundry detergent will be provided per guest stay, until supply lines increase. So please plan accordingly as these supplies are self-serve past the quantities listed above. You can ship or bring toilet paper, paper towels, and laundry detergent with you so you will not be without during your stay.

The house still has some really beautiful original features from the early 1900's period in which it was built, while it also provides the conveniences of recent updates. I do have mature family-oriented tenants. Occasionally you can hear a little bit of walking or sounds from the apt/ floorboards below. The place is wonderfully warm in the winters. Air conditioners are installed to keep guests cool and comfortable in the summer.

Length of Stay:
My place can be booked for a 6 night minimum stay, weekly stays, and monthly stays. Feel free to message me and inquire about the length of stay you need, price, budget, etc. I am open to negotiating the length of stay depending on price. If for example you want a 2 or 3 day stay and are willing to pay more than the average daily rate for a 6 day stay - I am willing to work with you on a shorter stay.

Neighborhood Attractions:
The house is centrally located in Wayland Square one of most desirable, safest, and walkable districts on College Hill in Providence and is within close walking distance to Brown University, RISD, Wayland Square, Blackstone Blvd, Fox Point, Wickenden, St, Thayer Street, Hope St Village, Federal Hill, and downtown.

Wayland Square
In Wayland Square you will find Whole Foods Grocery, Starbucks, Lim's Thai Cuisine, Books On The Square, Teas and Javas, Mc Bride's Pub, Minerva Pizza, Power Yoga, Boston Sports Club, Citron Day Spa, Eastside, Marketplace Grocery, CVS, Rite Aid, Bank Of America, The UPS Store, and many more shops, spas, and restaurants.

Thayer Street
Numerous cafes, restaurants, and shops are located along Thayer Street, adjoining Brown University at Veteran's Gate. Brown University's bookstore is located on Thayer. A notable Thayer Street landmark is the Avon Cinema which dates back to the early twentieth century.

Brown University, Rhode Island School of Design (RISD)
Both colleges are just blocks from the apt. Brown University's facilities include the Main Green, the Rockefeller Library, the Pembroke Campus, and the School of Medicine. Many of the Rhode Island School of Design's buildings are along the slope of College Hill. The RISD Museum is located on Benefit Street.

Wickenden Street
Wickenden has many quaint antique shops, clothing stores, Coffee Exchange, Brickaway (which serves great breakfasts), and Fellini's Pizzeria the best pizza in Providence!

Hope St Village
Hope St has a wonderful collection of small, locally-owned businesses including restaurants, pubs, shops, spa's, and is a local's favorite!.

Federal Hil
Federal Hill neighborhood has a salient role in the history of Providence due to its central location within the city. It's best known as the Italian district and hosts a variety of fine restaurants, galleries, nightlife, and shopping and some of the best Italian food in town.

Providence Waterfire, Downtown, Providence Place Mall, Convention Center
All of these downtown delights are just a short 5 minute drive or a 20-25 minute walk from the apt.

Parks & Recreation
The apt is 1 block from scenic Paterson Park which has a walking trail and a wonderful playground for children. Many families traveling with kids that have stayed at our place have loved the close proximity of the playground. It's also 5 blocks walk from Blackstone Blvd which is the best most scenic 2-3 mile jogging & walking trail in Providence. Wayland Square Power Yoga and Boston Sports Club are just 2-3 blocks from the apt.

There are numerous parks and green spaces within walking and driving distance. India Point Park, the largest of these, is located along the northernmost shore of Narragansett Bay. Blackstone Boulevard Park, consists of 19.3 acres (7.8 ha) of parkland and a 1.7-mile (2.7 km) path for jogging and walking. Brown Street Park, behind Hope High School. Lippitt Memorial Park, a 6-acre (2.4 ha) park at the intersection of Hope Street and Blackstone Boulevard near the Pawtucket border. It is named after former Rhode Island governor Charles W. Lippitt. Roger Williams National Memorial is at the bottom of College Hill.

Guests will have access to the apartment on the third floor, the back door/back stairwell entrance, and the laundry facilities in the basement. The front stairwell and the second floor and first floor porches(decks) in front of the house are my other tenants primary private entrances so they are off limits to my Airbnb guests and may only be used as a secondary exit in case of emergency. Usually the backyard is used primarily by my tenants but occasionally guests (families with children) have used the kids play areas.

Parking is available in 1 diagonal parking space. A compact or economy size vehicle in is recommended but larger size vehicles up to a minivan can be accommodated. Parking is not allowed in front of the house at any time. The City of Providence does not allow street parking without residential permit so please plan accordingly and bring a car that fits. There are a cat and a dog that live with my tenants on the first floor, but they are never allowed in the rental apt. If you are exceptionally sensitive to pets this would be good to note.

Wayland Square is super safe and on the edge of College Hill. It's one of the best, most walkable neighborhoods in Providence for shops, restaurants, spas, lifestyle, and residential living. There is easy access to the colleges and downtown but it's not in the "party zone" areas of College Hill (which around graduation and the summertime can be quite loud at night).
