Casita Granada is located on a three acre estate in the breezy hills of exclusive Pilon in the western center of the island. The two bedroom 1 bath Casita is newly renovated and placed in a tropical garden teaming with flowers, fruit and birds. The property includes electronic gate access. A quick drive will take you to the glorious beaches of Vieques and the lively village of Esperanza. Come bask in the sun during the day and sleep to the sound of the tropical breezes at night.
The first sounds you will hear as you arrive at Casita Granada (Pomegranate Cottage) is the rustling of the bamboo as it blows in the tropical breeze. Located on a gated, private, 3 acre property San Pascual de Ceboruco in Pilon, Casita Granada is a jewel box, housing antiques collected in Puerto Rico mixed with modern pieces. We call the style well-traveled Spanish Colonial. There are two bedroom options in the Casita. The first is the gracious queen bedroom with an antique four poster bed and air conditioning. The second room with a twin bed is referred to as the snoring room, a place to escape our significant others nocturnal snores. It is also a well-appointed space for friends to sleep in separate rooms or the perfect place for an afternoon nap! A wide variety of books are located in the casita for your trip to the beach. Television with all of the cable stations is also available in the queen bedroom for the occasional rainy day.
The living room, kitchen and dining room are located in one room. Comfortable seating, a generous sized planters desk, dining for 4 guests and spacious cooking area will make it fun to stay in and cook. As a matter of fact you may not want to leave!
Wake in the morning and fix yourself a cup of coffee in the well-appointed kitchen and take a stroll. The property is a tropical garden in progress. Our focus is on tropical fruit trees and ornamentals. Watch for birds including the Ani and nesting Peregrine Falcons. Duck as the humming birds zip through the air.
Pack your cooler with lunch and hop into your rental car for a short drive to explore our beautiful island. The best beaches are in the Wildlife Reserve where there are no houses. No need to worry about not staying on the water, you will experience the best of both worlds of Vieques. Enjoy the days on the water and the night in the hills of exclusive, breezy Pilon.
The kitchen is well stocked with all of the tools to cook a gourmet meal including a gas stove. Provisioning is provided at an additional fee and the list of options is enormous as the owners of the property are restaurateurs. On the list are local seafood, thick steaks, fresh produce, exceptional wines, liquor and of course Medalla (our local beer). During season you can pick fruit your own fruit on the property including mangoes, guava, limones, bananas, and lots of tropical exotics!
Housekeeping is available one time mid-week during a week stay. All of the linens will be changed and the house will be swept and mopped. For shorter stays housekeeping can be arranged for an additional fee. Laundry services are available. If you choose to pack light we also have laundry services with a 24 hour turnaround time. No need to worry about packing the beach essentials, chairs, coolers and towels are provided. Airport and ferry transfers are complimentary between the hours of 3:00 pm-8:00pm. An additional fee will apply after 8:00 pm. We highly recommend (almost require) renting a car to see the best of Vieques. Make sure to plan well in advance as they are frequently sold out!

While guests are allowed access to the entire property, we do request that they respect the owner’s privacy by avoiding the owner’s residence during the quiet hours of 10:00 pm - 10:00 am. As the residence is well removed from the Casita this will not inhibit your enjoyment of the grounds at San Pascual de Ceboruco.

The owners, Kate and Scott, live on the property. They work full time at their fabulous restaurant in Esperanza, El Quenepo. They have two chocolate Labradors, Finn and Ceiba, that live on the property but head to work each day with their pets (meaning Kate and Scott are the pets!). Macho, our friendly cat, is frequently seen patrolling the garden or sunning on the boulders. Kate and Scott value privacy as you value yours. We request that all guests observe the quiet hours of 10:00 pm- 10:00 am.
Kate or Scott will provide island orientation and cheerful conversation while they are working in the garden away from the main residence.

RENTAL AGREEMENT FOR
Casita Granada, Vieques, PR
This Agreement, between Casita Granada (herein “Owner”), and You (herein “Booking Guest”).
THE PROPERTY: Casita Granada is located CAR 200 K6 Bo El Pilon, Vieques, PR 00765. The rental is self-catering and the home is fully equipped with bath and beach towels, bed linens, kitchen utensils, Sat TV/DVD, Wifi, beach chairs and cooler. Paper and soap products, and trash bags are stocked upon arrival only. Our property manager is on call to attend to any maintenance issues during your stay.
ARRIVAL: *IMPORTANT! Please notify Kate Cole well in advance of your scheduled arrival time on Vieques; (EMAIL HIDDEN) Cel: (PHONE NUMBER HIDDEN). The Property Manager will meet you once you have collected your rental car and show you to the house.
CHECK-IN: Not before 3:00 pm and not after 8:00pm Atlantic Standard Time. Early check-in available depending on cleaning schedule and at the property manager’s discretion, access to the property while cleaning is in progress in not possible.
LATE CHECK-IN FEE: If you must arrive later than 8:00pm, there will be a $100 late check-in fee, payable in cash directly to the property manager upon arrival.
CHECK-OUT: 10:00 am Atlantic Standard Time. It must be recognized that management needs time to clean and prepare the premises for the next party of guests. Accordingly, a $100 per hour late fee will be assessed for unauthorized late departure.
NUMBER IN PARTY: The maximum number of guests in your party shall not exceed two (2) people. Exceeding the maximum occupancy may result in denial of entry or eviction and forfeit of all payments and deposits. No house parties are permitted. No Children under 18 years old are permitted
CLEANING RESPONSIBILITES: Guests will be responsible to leave the dishes, utensils, and appliances. All trash is to be disposed of in the receptacles provided at the street. A minimum cleaning fee of $50.00 per hour of required cleaning work will be charged if the premises require extraordinary cleaning. Daily maid service is available upon advance request for an additional fee. Please rinse beach chairs and coolers after use.
SECURITY DEPOSIT: A $500 security deposit is required, to be returned and/or voided within 15 days of departure provided there are no charges arising from damage, missing inventory or excessive cleaning. There will be a $75 charge for lost keys.
GRATUITY: A service fee is not included in the rental rate. Please feel welcome to leave gratuities for our staff in the case of excellent service.
NO SMOKING Absolutely NO smoking is allowed inside of the house.
CHILDREN: Children under 18 years old are not permitted.
PETS: Pets are not allowed.
UTILITIES: Water, electricity and satellite, are included in the rental fee. Guests may be charged if excessive utility usage is found; such as not turning off air-conditioner or water hoses when leaving the property for an extended period of time.
CANCELLATION POLICY: In the event of a cancellation more than 30 days before the starting day of this Agreement, the Owner will try to re-rent the property, with a goal of receiving the total rent indicated in this Agreement. If Owner is able to find a substitute Booking Guest at an amount equal to or greater than the rent, the Owner will refund to Guest any amounts Guest has paid, less a 5% cancellation fee. If Owner is unable to do so, any amounts paid by Guest may be forfeited. Any cancellations received by Owner less than 30 days before the beginning date of this Agreement shall result in a forfeiture of all money received from Guest, provided, however, that the $500 security deposit will be returned. There are no refunds for the Thanksgiving, Christmas, New Year’s, Presidents Week, Easter and Fourth of July periods. There will be no refund for an early departure.
GUEST’S RESPONSIBILITY: Guests will take care of and respect the accommodations they have rented through Owner. Guests agree to immediately report to management by telephone any fire, accident, damage, or dangerous or defective condition. Casita Granada caters to families and mature adults (see non-discrimination policy). Upon Guest’s arrival, if the party does not include a legal adult member, Owner and/or its agent, reserves the right to cancel the reservation and the Guests will forfeit all monies paid. Should Guests’ behavior necessitate eviction (including a complaint of excessive noise), prepaid rents, deposits, and purchases shall be considered earned and therefore be retained by the Owner.
LIABILITY: The Booking Guest and all members of the Booking Guest’s party (the “Guests”) agree to conform to all notices, rules, and instructions in and about the property. Guests are responsible for their own conduct and that of any invitees. Casita Granada, through its authorized representative, (I) reserves the right in its sole discretion, to refuse or interrupt occupancy in the event of any non-fulfillment or breach of rental conditions and (II) may refuse admission to the Property to any person not registered with the management office or not properly identified, and may require all persons admitted to the Property at any time shall, in the judgment of its authorized representative, be prejudicial to the safety, character, reputation or interests of the Property or its guest may be denied access to the Property or may be ejected therefrom. Neither Owner nor its agents shall be liable to any Guest for damages or loss arising from the admission, exclusion or ejection of any person to or from the Property. Neither owner, or its agents shall be held liable for any losses, claims, damages, costs or expenses arising out of any theft, accident, injury, death, damage, delay, inconvenience or distress, whether or not arising by the negligence of the property owner or its agents, and the Guests hereby waive any and all such liability. A confirmed reservation by email constitutes notice to Booking Guest of these exclusionary terns and unless Booking Guest cancels within 48 hours of an e-mailed confirmation, they are deemed to have read and agreed to the foregoing.
WAIVER OF TRIAL BY JURY: Owner and Guests each waive trial by jury of all issues arising in any action, suit or proceeding to which they may be parties in connection with this Rental Agreement.
Where Guest is required by agreement to pay any sum of money or to do any act within an indicated period or by a particular date, it is understood that time is of the essence.
In the event of a claim by the Agreement shall be construed under the laws of Puerto Rico and all parties submit to the exclusive jurisdiction of its courts.

-No smoking is allowed inside the house.
-You are responsible for the actions of all members of your party.
-Kitchen utensils and appliances must be left clean upon departure.
-Cost for replacement of lost towels, beach chairs and other equipment will charged against your security deposit, plus a $50 replacement fee.
