The 1st floor includes a queen bed, en-suite and WIR. Large open plan lounge, dining room and fully equipped kitchen. Powder Room. Balcony over looking native vegetation, bay views as well as Arthurs Seat. BBQ on this deck. Cooling and heating as well as a wood fire place.
Walk down to the 2nd floor to find a further three bedrooms, large bathroom which features a bath, separate shower and separate toilet.
One bedroom has a queen bed in it, another a double bed and the third bedroom has 2 sets of bunk beds. A second kitchen, dining room and living room is on this floor which makes for a very comfortable affordable stay for 2 families or big group of friends.
Both kitchens are fully equipped with all modern appliances.
The poolside has a BBQ, TV and Foxtel. Large outdoor setting for al fresco lunches or evening BBQ's
A separate Pergola with a 8 man spa. TV and Foxtel IQ3.

Bedding supplied. One bath towel per person supplied. Please bring your own beach /pool/spa towels.

The property is fully fenced.
- No smoking inside the property. No parties or events. To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions. Number of Guests should not exceed the number stated on the Confirmation Notice, (being 10 guests) or subsequently agreed in writing or email. The owners have the right to immediately terminate your booking if this is breached. Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. This will result in loss of your full bond and/or additional payments. Also owners have the right to immediately terminate your booking. Damage, Breakages, Theft and Loss are the tenants responsibility during their stay. Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10am by the latest, to allow time to prepare property for next guests. If the property is not vacated by 10am you will be charged at a rate of $20 per 15 minutes. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond. Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc. Loss - the owners take no responsibility for the tenant's personal property. Variations to these conditions may only be made by prior arrangements with the owner in writing. $1000 Bond to be paid to the owner along with a $100 cleaning fee.
