Veranda del Mar is a brand new, beautifully furnished, fully equipped vacation home in the north-side Villa Borinquen area of Vieques Island.

Le logement

Upstairs is a spacious living area with comfortable sectional sofa and flat screen, dining table for six and gorgeous kitchen. The Master bedroom has a king bed and opens onto the veranda and ocean views. The second bedroom has a double bed and futon. Both bedrooms are air conditioned. A large bathroom with step in shower is on this level. A wide terrace wraps around the house and faces the lovely ocean views and cooling trade winds. Downstairs is a 2,000 square foot covered outdoor living space, with pool table, bar, second bathroom and laundry. Hammocks provided for shady relaxing. Yard is fenced and there's plenty of parking.

RENTAL AGREEMENT FOR
Veranda del Mar, Vieques Island, Puerto Rico
THE PROPERTY: Veranda del Mar is located off Route 200, in the Villa Borinquen/Bastimento area of Vieques Island, Puerto Rico. There is no street number address. The rental is self-catering and the home is fully equipped with bath and beach towels, bed linens, kitchen utensils, laundry facilities, gas grill, beach chairs and cooler. Paper and soap products, trash bags and grill propane are stocked upon arrival only. There is satellite TV, Wifi and a security system. Our property manager is on call to attend to any maintenance issues during your stay.

ARRIVAL: *IMPORTANT! Please notify our Property Manager Val well in advance of your scheduled arrival time on Vieques and the location of your arrival, Vieques airport or the ferry terminal. The Property Manager will meet you after you collect your rental car and show you to the house.

CHECK-IN: Not before 3:00 pm and not after 8:00pm Atlantic Standard Time. Early check-in available depending on cleaning schedule and at the property manager’s discretion, access to the property while cleaning is in progress in not possible.

CHECK-OUT: 10:00 am Atlantic Standard Time. It must be recognized that management needs time to clean and prepare the premises for the next party of guests. Accordingly, a $100 per hour late fee will be assessed for unauthorized late departure.

NUMBER IN PARTY: The maximum number of guests in your party shall not exceed six (6) people total, including children over two years of age, unless prior arrangements have been approved.  Exceeding the maximum occupancy may result in denial of entry or eviction and forfeit of all payments and deposits. No House parties are permitted.

SECURITY DEPOSIT: A $500 security deposit is required, to be refunded within 7 days of departure, provided there are no charges arising from damage, missing inventory or excessive cleaning.

GUEST’S RESPONSIBILITY: Guests will take care of and respect the accommodations they have rented through Owner. Guests agree to immediately report to management by telephone any fire, accident, damage, or dangerous or defective condition. Veranda del Mar caters to families and mature adults. Upon Guest’s arrival, if the party does not include a legal adult member, Owner and/or its agent, reserves the right to cancel the reservation and the Guests will forfeit all monies paid. Should Guests’ behavior necessitate eviction (including a complaint of excessive noise), prepaid rents, deposits, and purchases shall be considered earned and therefore be retained.

CLEANING RESPONSIBILITES: Guests will be responsible to leave the dishes, utensils, and appliances and grill clean. All trash is to be disposed of in the receptacles provided. A minimum cleaning fee of $50.00 per hour of required cleaning work will be charged if the premises require extraordinary cleaning. Daily maid service is available upon advance request for an additional fee.

NO SMOKING Absolutely NO smoking is allowed inside of the house.

CHILDREN: Children must be supervised at all times, especially on the upper veranda, which has widely spaces bannisters dropping to the cement and gravel below. Parents must decide on the safety factor for their small children and rent at their own risk.

PETS: Pets are not allowed.

UTILITIES: Water, electricity and satellite, are included in the rental fee. Guests may be charged if excessive utility usage is found; such as not turning off air-conditioner or water hoses when leaving the property for an extended period of time.

GRATUITY: A service fee is not included in the rental rate. Please feel welcome to leave a gratuity in the case of excellent or extra service.

LIABILITY: The Booking Guest and all members of the Booking Guest’s party (the “Guests”) agree to conform to all notices, rules, and instructions in and about the property. Guests are responsible for their own conduct and that of any invitees. Veranda del Mar, through its authorized representative, (I) reserves the right in its sole discretion, to refuse or interrupt occupancy in the event of any non-fulfillment or breach of rental conditions and (II) may refuse admission to the Property to any person not registered with the management office or not properly identified, and may require all persons admitted to the Property at any time shall, in the judgment of its authorized representative, be prejudicial to the safety, character, reputation or interests of the Property or its guest may be denied access to the Property or may be ejected therefrom. Neither Owner nor its agents shall be liable to any Guest for damages or loss arising from the admission, exclusion or ejection of any person to or from the Property. Neither Veranda del Mar owner, or its agents shall be held liable for any losses, claims, damages, costs or expenses arising out of any theft, accident, injury, death, damage, delay, inconvenience or distress, whether or not arising by the negligence of the property owner or its agents, and the Guests hereby waive any and all such liability. A confirmed reservation by email constitutes notice to Booking Guest of these exclusionary terns and unless Booking Guest cancels within 48 hours of an e-mailed confirmation, they are deemed to have read and agreed to the foregoing.

DEFAULT BY GUESTS: This Agreement imposes an obligation of good faith in its performance and enforcement. Guests understands that upon violations of any conditions, agreements, restrictions, covenants, and obligations of this Rental Agreement, Owner or its designated agent, may terminate this Rental Agreement and enter the property by force or by statutory proceedings, in which case any and all moneys paid by Guests to Owner, will be forfeited by Guests as liquidated damages in addition to, but not in lieu of, any other right or remedy available under law. Any failure by Owner or its designated Agent to enforce any terms or this Rental Agreement or any Rules and Regulations shall not prevent the enforcement thereof at a later time.

WAIVER OF TRIAL BY JURY, ETC: Owner and Guests each waive trial by jury of all issues arising in any action, suit or proceeding to which they may be parties in connection with this Rental Agreement. In the event of a claim by the Agreement shall be construed under the laws of Puerto Rico and all parties submit to the exclusive jurisdiction of its courts. If any term or provision of this Agreement shall, to any extent, be illegal, invalid or unenforceable, the remainder of this Agreement shall not be affected thereby, and all other terms and provisions of this Agreement shall be valid and enforceable to the fullest extent permitted by law. Guest acknowledges that it has not relied on any representations or agreements except those expressed herein, and this Agreement contains the entire agreement of the parties such to also supersede any information contained on Owner’s Internet site. No modifications of this Rental Agreement shall be binding or valid unless in writing and executed and delivered by both parties.

PLEASE NOTE:
You understand that check-in is between 3pm and 8pm.
You understand that check-out is at 10am on departure day and will be strictly enforced.
You understand exceeding the maximum guest occupancy may result in eviction.
You understand that no smoking is allowed inside the house.
You agree to monitor and supervise any and all children in your party.
You understand you are responsible for the actions of all persons traveling with you.
You understand you are responsible to leave kitchen utensils, appliances and gas grill clean upon departure
You agree to pay replacement value for any lost towels or linens plus a $50.00 service fee.
BY PROCEEDING WITH THE ONLINE BOOKING, YOU HEREBY AGREE TO AND ARE BOUND BY THE TERMS OF THIS DOCUMENT.

Loved this place! The villa was excellent for us, it has everything! The view is amazing!! The person that received us was very cordial and great with us. I can definitely stay there again!
