Situated in Nam Dinh cultural heartland our fully self contained and independent apartment is a short walk from premier University and teaching hospital. We are 300 metres from a bustop that provides a 15 minute ride to the CBD every 4 minutes. Our town house, re-built in 2011, is a completely re-worked 1890 end terrace. The architect has made the most of abundant natural light and ventilation. Our soaring atrium rises 30 feet and showcases some great contemporary art.
- House Rules are provided at our B&B upstairs apartment to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy our Property. 4.1 General requirements a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable. 4.2 Noise and Residential amenity a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy; b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community. 4.3 Visitors: The Maximum Number of Guests allowed to stay in the Unit is 4. Guests are permitted to host a maximum of three additional visitors, who may visit for a maximum of 4 hours per day, any time between 7AM and 12PM. Guests may negotiate with the Manager to have additional numbers of visitors for extended time periods, as long as such negotiation occurs at least 4 hours prior to any such proposed visit. a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and Guests are responsible for ensuring that Visitors comply with these House Rules. 4.4 Gatherings or functions a) The Property is not a “party house” and any such activities are strictly prohibited; and b) Any gathering, celebration or entertainment permitted at our Property must not conflict with residential amenity and must comply with all the other requirements. 4.5 Parking a) On-street Parking: Guests and Visitors are to comply with the local parking regulations of the City of Nam Dinh. The manager may be able to assist incoming guests by handing over a longer term on-street parking spot to an incoming guest. 4.6 Garbage and recycling There is a receptacle in the open shelves for all waste. When the receptacle is full, the plastic bag in the bin should be removed and deposited in the red top bin near the light pole closest to the rear of our property. 4.7 Security Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage. 4.8 Smoking Smokers are not welcome upstairs at B & B Golden Grove. Smoking is not permitted in our upstairs apartment at all. Smoking is not permitted near any of the entrances to our apartments. Smoking is permitted for guests in our downstairs apartment, but only in the downstairs backyard. 4.9 Pets No pet is permitted to be on any part of the property at any time. If a guest has a problem with an intruding neighbour’s pet, the manager should be informed immediately. 4.10 Damages and breakages Damages and breakages must be reported to the Manager at the time they occur, in case action can be quickly taken to minimize the damage and to restore the property to the state of good repair you found it in. In addition, one accident or breakage left unattended may heighten the risk of consequential damage or accidents occurring within our property or the property of our neighbours. 4.11 On departure arrangements All keys are to be left on the table in the kitchen. All rubbish must be removed out of the apartment into the Wheelie Bin in the back lane prior to leaving. Any instance of damage to any item of property in the apartment or any instance of damage to the property itself must be reported at this time if it was not possible to do so earlier. 4.12 Emergency Contact In the event of an emergency relating to the Property, please telephone Lloyd Suttor on local number (provided after booking) or mobile (provided after booking). 4.13 Compliance a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy. b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
