Golf courses and great shopping nearby. Home is near the world renown Biltmore Golf Course and halfway between Biltmore Fashion Park and Scottsdale Fashion Square.

SMOKING is not allowed indoors or on patio seating areas next to open doors. Smoking is allowed only in designated outdoor open air patio areas away from the house with provided ashtrays. DAMAGE DEPOSIT WILL BE RETAINED IF SMOKING IS DETECTED INDOORS.
NO PETS are allowed. The deposit or portions thereof, determined by the Owner, will be retained if there is evidence of pets or pet damage in the residence.
CANCELLATIONS: The reservation deposit will be refundable minus a $500 fee, if guest cancels reservation less than 30 days prior to arrival. The 50% reservation deposit is non-refundable if cancellation occurs within 30 days of scheduled arrival date. The Owner reserves the right to cancel reservations, including but not limited to damage by a previous guest, fire, flood, etc. and a full refund will be made to the guest.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
SERVICES: Guest understands that they are renting directly from the Owner and therefore services, if needed, including but not limited to maintenance or assistance associated with the home will be provided as soon as reasonably possible by the Owner but will not be readily available 24 hours per day as if Guests were renting from a business resort.
NO DAILY MAID SERVICE: Linens, bath and pool towels are included in the residence. Daily maid service is not included in the rental rate. Maid service is available at an additional rate. We do not permit towels or linens to be taken from the residence.
KEYS/GARAGE DOOR OPENERS: A coded keypad is available for entry into the home. Two garage door openers will be provided. A $50 fee will be withheld from the damage deposit for any garage door opener not left in the residence.
CLEAN UP: Professional cleaners will clean the home after departure but the Guests are expected to do the following:
1) Pick up all trash, bag it and place it in the trash dumpster provided on the south side of the garage. Separate recycle from trash, and deposit in recycle bin in same location.
2) Throw out ALL personal food items and remove all personal items.
3) Place all soiled dishes in the dishwasher, wash all pots and pans.
4) Strip beds and pile bed, bath and pool linens in the Lost Sock Room for the cleaning crew.
5) Remove all decor and decorations which may have been used.
6) All furniture and other items must be returned to the same position they were in at move in.
7) If the home is left excessively dirty Guests will be charged for all costs that exceed the original cleaning allotment.
PREMISES/TENANT(S) OBLIGATIONS: The property may not be assigned, sublet or transferred by the Guest(s) without the prior consent of the Owner. The Guest(s) agree to maintain the premises in a safe, clean, undamaged condition and will make no alterations without the consent of the Owner prior to the work being performed, or the repair charges will be the responsibility of the Guests. Guests agree to keep the interior and exterior of the property free of debris. Guests agree not to make vehicle repairs on the premises or anything that will cause oil or gasoline stain damage to the property. Guests agree to use in a reasonable manner, all electrical, plumbing, sanitary, ventilating, air conditioning and/or heating systems. Guests agree to leave the furniture in place and not move any furniture. Smoke alarms are provided for Guests safety. Please test each to ensure each is working properly.
PARKING: Guest agree that there shall be no overnight parking on the street in front of the residence. Street parking shall be limited to less than 6 hours when visitors of the Guest are allowed to park on the street. All recreational vehicles (i.e. RV's trailers, boats, etc.) are to be parked in the driveway at all times during the Guests occupancy.
FIREARMS: NO FIREARMS are allowed on the property at any time.
NOISE: Guests agree to respect the quiet enjoyment of the neighbors in all surrounding areas and will not entertain with parties, receptions, etc. unless agreed upon with the Owner. There is to be no excessive loud music or noise at any time and there is to be NO EXTERIOR MUSIC/SOUND between the hours of 10 p.m. and 7 a.m. Guests will be charged at the rate of 150% of any penalties that are incurred. Neighbors are notified to contact us directly if there is excessive noise at any time or exterior noise/music after the designated hours.
UTILITIES: No compensation will be given for temporary outages of electricity, gas, water, cable or wifi.
INDEMNITY: Guests agree to save the Owner harmless from any and all claims, losses, demands or other liability whatsoever, or for any damage or injury, any act of commission or omission of the Guests, their invitees or any person concerning the property.
DEFAULT: Failure of either Guest or Owner to fully perform these contractual terms in any manner shall entitle either party to take all actions against the defaulting party as shall be provided by law. Neither party shall be deemed to have waived any existing or future right or remedy taking such action. All costs, attorney fees and other expenses of enforcing this contract shall be paid to the prevailing party by the losers, including collection fees.
THE OWNER WILL NOT BE HELD RESPONSIBLE FOR THE RENTING OF THE RESIDENCE ON AN UNSEEN BASIS.
DAMAGE DEPOSIT: The damage deposit or potions thereof, determined by the Owner, will be retained if there is evidence of indoor smoking, pets on property, missing items, missing garage door openers or damage of any kind. If it has been determined that there is no damage or missing items and the garage door openers have been returned, the damage deposit will be returned to the Guest renter in full 14 days after departure.
POOL SAFETY: All Guests and visitors to this property know and understand that the property has an adult pool without any child securities in place. It is the Guest's sole responsibility to watch and protect all children at all times around the pool. By agreeing to rent this property, the Guest assumes any and all risks associated with the use and enjoyment of the pool and the surrounding area. The Guest releases the Owners of the property of any and all liability and risks.
OCCUPANCY: Only the designated number of Guests are allowed in the house at any time during your stay unless arranged with the Owner at the time of reserving the reservation.
REFUNDABLE DAMAGE DEPOSIT: It is known and understood that a portion of, or the entire amount of the Damage Deposit will be retained if any of these previously mentioned policies have been violated.
WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.
