The Outpost Gulf-front beach house is a quaint, 4 bedroom, 3.5 bath cottage that sleeps 12. This Panama City Beach location is ideal and the beach and Gulf views behind the house are spectacular.
In response to some of the reviews last year, large improvements have been made to the house. We replaced all the floor coverings, painted the entire interior, replaced all the kitchen cabinet doors, replaced much of the furniture, replaced all the bed covers, installed new window shades, and replaced all the exterior doors. Last spring, we replaced the exterior siding and painted the entire exterior. The concerns that some of our guests expressed last year will no longer be an issue. The improvements have made a remarkable difference.
The Outpost has two separate living spaces. The main part of the house sleeps up to 10 and consists of the living room, dining room, kitchen, master bedroom (king) with private bathroom, a guest bedroom with two full beds and an attached bathroom, and a Florida room with two day beds which is ideal for kids. There is also a queen sofa sleeper in the living room. The other two guest bedrooms are separate from the main house but are connected under the same roof (access is through an exterior breezeway). One of these bedrooms has two twin beds and a full private bathroom. It is ideal for the in-laws or older children. The other guest bedroom has a full bed and a half bath which is accessible from the breezeway. *Because these bedrooms are not inside the main part of the house, we do not recommend them for small children.
The living room includes a new flat screen LCD TV (not shown in pictures). The kitchen is fully stocked with everything you need to prepare and serve meals. The dishwasher and refrigerator were recently replaced and the counter tops were recently resurfaced. It is not a gourmet kitchen, but includes all the essential appliances, cookware, and utensils. We have Wi-Fi with unlimited service. There is parking for up to 4 vehicles.

Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Make sure the information above regarding the number of adults, children 2 and over, and pets is correct. Violation of these policies (EMAIL HIDDEN) Inc. option, result in immediate eviction with complete forfeiture of all monies paid. Or, the credit card on file may be charged for maximum occupancy or double the guest fees-whichever is higher. Please get prior approval for any visitors and day guests or they will also be considered unauthorized guests. Thank you very much for your cooperation.

Check the Amenities Chart on our website to make sure you know what your rental is equipped with. We do not guarantee fire-starters/kindling at properties with fireplaces/wood-burning stoves.
Although properties are often equipped with some non-perishable food items and spices, we cannot guarantee they will be there. Please bring anything edible you may need during your stay. Dish soap and a starter supply of dishwasher soap ARE provided at properties with dishwashers.
Guests should bring their own toiletries. Each property will have 2 rolls of toilet tissue per bathroom, soap for every sink and shower, and 1 roll of paper towels in the kitchen. We will provide 1 set of towels per guest (plus a few extra sets just in case) at properties with a washer/dryer. Please bring any blankets or towels you plan on using outside.
Please make sure you are familiar with our cancelation policies and policies regarding service or amenity outages (see your Rental Agreement for all these).
Unless you opted out and instead put down a refundable security deposit, you have purchased our damage protection policy (see “damage waiver” attached) which covers you up to $1,000 in any accidental damage. Please report any damage to us immediately so we can begin the claims process as soon as possible.
We are a full-service rental company and want to make sure you are as happy as possible with your vacation. If you experience any issues at all during your stay, please call us! 9 out of 10 times we are able resolve your issue over the phone, within minutes, by directing you to back up supplies, instructions, etc. If not, we are happy to send someone to assist you in person.

FAQ: Smoking and Vaping is prohibited inside the condo unit, Smoking is NOT permitted inside the home. If smoking on the patios, Guest agrees to close all nearby doors and windows to prevent smoke from entering the home. Cigarette butts should be disposed of and not left behind.
