Upon entering from the street through a spacious shared stairwell you will access the flat on the third floor. All rooms lead off the hallway.
The open plan living room & Kitchen has a double window with an open outlook and views across to Fife, a very comfortable leather sofa, mirrored tables and a gas fireplace. There is a small TV monitor with Virgin Media TV package.
The kitchen has a gas top stove including wok plate plus electric fan oven, preparation areas and storage cupboards with glassware, cutlery and tableware. The kitchen is well stocked with equipment and utensils for preparing food. There is also washing machine.
The boxroom is a spacious area (perfect for working), leading off the living room, has a glass desk work area. It also holds a large cupboard housing the microwave and fridge/freezer, iron, ironing board and clothes airer.
This sunny, bright and spacious double bedroom is situated to the front of the flat. It contains large mirrored built in wardrobes, double bed, bedside units, built in shelving unit, chandelier and bedside lamps. Bed linen provided.
The modern bathroom is fitted with a bath and shower plus heated towel rail. Towels will be provided.The flat is equipped with ample bed linen, duvets, blanket, bath and hand towels for your ease and comfort.

As this is a traditional Edinburgh tenement and the apartment is on the 3rd floor, please bear in mind that there are 3 flights of stairs to get into the flat. There is no elevator/lift.
Detailed information about the flat and Edinburgh, in general, is provided in a handy file which is kept in the flat.
I expect guests to treat the apartment with respect and be conscious of neighbours. No loud music / noise after 10pm or before 9am.
Smoking is not permitted in the flat or stairwell.
No parties or groups of people staying/visiting.
It is shared stairwell so please be respectful to the neighbours and keep noise level as if you were at home.
Put all rubbish bags in the communal large bins on the road. Do not leave in the stairway.
There is no smoking allowed in either the flat or shared stairwell and no parties are permitted.
When you leave for the day and on your final departure, please make all the lights are switched off as well as sockets.
No candles permitted.
Please put food items away in storage cupboards or fridge.
When you leave on the day of departure, please ensure that the keys are returned and safely locked in the key safe.
If guests lock themselves out of the property OR they do not place keys in the lockbox at checkout, a £50 fee will apply. If a guest loses a set of keys during their stay, an £80 fee will apply.
