Built in 2017, this new 700-square foot guesthouse offers a beautiful home away from home, centrally located in the heart of Grand Junction. Just blocks from CMU, Stocker Stadium, Suplizo Field, and less than a mile from downtown. Guests will find a well-appointed guesthouse, stocked with complimentary coffee and tea, organic cream, snacks, and organic apples. We offer convenient off-street parking (one vehicle) at no additional cost and cleaning fees are always included in your nightly rate.

Le logement
Fully remodeled and furnished in 2017. One bedroom with a queen-size bed, one spacious bathroom, a large, well-appointed kitchen with new appliances, and laundry room with a full-size washer and dryer. Sofa sleeper in the living room folds out to a queen-size bed with an upgraded, memory foam mattress. Dining room seats 4, with additional seating for 2 at the kitchen peninsula.

The Guesthouse was built in 1930 and was the original house on this property. In 2016, construction began: the guesthouse was taken down to just three walls and the concrete slab. From there, it was rebuilt into what it is now. At the same time, the Craftsman-style main house was constructed on the north side of the property. Only modern in age, the home's construction was intent on complimenting the integrity of the existing historic neighborhood.

The Guesthouse is only accessible through the shared space of our gated backyard and driveway. Due to this, guest's animals cannot be safely accommodated.

The Guesthouse is located at the southwest corner of our property. It fully stands alone from the main house, separated by our backyard/garage/driveway. Guests have one (1) designated, off-street parking space and private access to the guesthouse. Guests park and access the guesthouse from the south side of the property, parking just to the east of the guesthouse (the kitchen window side).

Guest's visitors may utilize street parking on Gunnison Avenue.

The Guesthouse is only accessible through the shared space of our gated backyard and driveway. Due to this, guest's animals cannot be safely accommodated.

While the Guesthouse and main house are fully separate, please acknowledge that we have young children, a large, yellow lab dog, and two chickens that you will likely see during your stay. They're all friendly to humans, and we see to it that they do not impede on your privacy or comfort.

Local Airbnb Laws
We are fully compliant with the City of Grand Junction’s regulations regarding short-term rentals. We have a current and valid short-term rental permit and sales tax license, both issued by the City of Grand Junction. The sales tax license is posted in the Guesthouse.

The City of Grand Junction operates under Home Rule Municipality, which basically means they collect their own taxes. Currently, Airbnb only collects and remits sales tax to the State of Colorado and Mesa County for this listing. We remit lodging/occupancy tax and sales tax not collected by Airbnb to the City of Grand Junction quarterly. Those additional taxes are included in your nightly rate.

We completed a property inspection with the county building inspector in September 2018.

The historic Washington Park neighborhood is a collection of beautiful homes and parks, centrally located in the heart of Grand Junction.

Just a couple blocks south of Colorado Mesa University, Stocker Stadium, Suplizo Field, and less than a mile from downtown, guests can easily experience what our great city has to offer.

Walk to several parks/playgrounds situated off of Gunnison Avenue. Cross the street to adjacent Lincoln Park, which has a public golf course, public pool and water slide, newly constructed playground, and winding sidewalks throughout.

Walk to the beautiful CMU campus or to Stocker Stadium/Suplizio Field to catch CMU, GJ Rockies, and JUCO games.

Shop and eat local downtown: Rood Avenue, Main Street, and Colorado Avenue are home to some of our best locally-owned restaurants and storefronts, and are all less than a mile from the Guesthouse.

We’re the Armours. Brett’s the handsome, handy one. He enjoys a good hunt, a good game, and a good meal. Rachel’s the one with kids under foot and a big, yellow dog at her side. On coffee alone, she does all of the things. A couple of little blonde boys roam these parts, too. They can usually be found on their bikes or in a backyard baseball game. We share the place with said dog, a 9 year old Labrador that loves ear rubs and cheese, as well as a pair of chickens. The hens are takers of food scraps and givers of fresh eggs. Together the animals (of all species) free-range in the backyard. We look forward to showing each guest unmatched hospitality while they explore this city we so love!
