SUMMER RENTAL REQUIRES A 4 NIGHT MINIMUM

RENTAL RULES

1.Smoking is NOT allowed anywhere inside the cabin or outside the premises. The cabin is located in a high fire danger area and smoking is highly discouraged.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property and any damage caused by those not listed within this agreement is the sole responsibility of Guest.
3.The cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

4.Keep the property and all furnishings in good order. Please return the Premises to the same level of condition as when Guest first arrived. No alterations can be made to the Premises. Notify the owners of any hazardous conditions.
5.Only use appliances for their intended uses
6.Use of/Access to Community Amenities: Guest passes to Blue Lake Springs Community Pool (located at Snowflake Lodge) will be left at the cabin for your use. A daily or weekly fee is charged for use. Please leave any unused guest passes in the envelope pinned to the cork board.
7. Well behaved and house trained dogs will be considered on a case by case basis. Additional pet deposit of $500 will be required.
8.Parking: Parking is limited to __4__ vehicle(s). Vehicles are to be parked In driveway and car port only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

9.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

10.Trash: There is no garbage service. We ask guests to bring their garbage to the Avery Dump at the end of their stay. Details and directions can be found in the cabin manual. Avery Dump is open Friday - Tuesday. Please bring a copy of your rental agreement. They check at the gate.
11.WoodStove: The wood stove is not operational during this time of the year.
12.Water and Septic: The cabin is on a septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime (this includes used tampons - I know, tough but these ruin the septic system). If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to _$5000__.
13.Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

Had a great stay at this cabin! The location was gorgeous and the place was stocked lots of fun things to do for kids. We'll definitely (hopefully) be back.

We loved this house! It was perfect for 8 of us and we could have had a few more. It has a great living room/open kitchen area, not huge but wonderfully comfy and cozy and good for socializing with eveyone. The outside deck is fabulous too. Lots of patio chair seating for eveyone. You feel like you're in a big bird house in nestled in the pine trees! we also lived the upstairs loft area with plenty of beds. it made my adult siblings and I feel like little kids again. Oh and lots of Windows too. Christine was the best! We originally had rented another house, but upon arrival found out the water had been shut off and it was going to take the owner 4-5 hours to get someone over to fix it! We contacted Airbnb who contacted Christine and she responded immmediately and let us rent her house at the last minute and get into the house ASAP. When we couldn't figure out how to turn the water on after arriving at Christine's house, her husband was on the phone with us in minutes taking us step by step through the process. All and all it was fantastic and we will absolutely rent this house again! The only minor complaint the guys had was not being able to watch football on live tv. But it was fine in the end when we all watched a comedy show instead.

Christine made us feel very welcome with her willingness to share ideas about what to do, where to go and what to do. The guidebook was detailed and addressed all of the information needed about the house that enabled us to have a great experience. The house is located in development in a beautiful mountain setting with great HOA amenities including swimming (pools and lakes) and ball courts. The house itself is great for 6-15 year old kids with a basement containing games including fusbol and air hockey tables. The house was clean and roomy.

The cabin was awesome! All in all me and my family had a great time. we have a big family anywhere between 9-11 people at any one time are together and the house was big and comfy for all of us. All of us actually had a bed on this trip. The house is sectioned off perfectly the basement area downstairs had fun games (basketball, foosball and air hockey, also board games throughout house) and was perfect for all the young kids to be as loud as they wanted all night. There were two bedrooms on the main floor perfect for couples or people with babies. and the upstairs loft area had 5 beds 3 twins and 2 queens, so much sleeping room. The kitchen was nice and spacious and all the utensils and everything you could need. Everything throughout the house was nicely kept and it felt very cozy. There was pretty decent internet and the televisions had roku's for Netflix or any TV watching you wanted to do. We spent our time at one of the close by lakes and another day up at lake alpine. Both lakes were nice. The deck on the house was nice for sitting outside talking and hanging out, its a nice size deck also there is a hammock you can hangout and chill in between two trees outside also very nice. My mother really appreciated the detailed to do list for packing up and that we didn't have to bring any sheets or towels. Also enjoyed that when we left all we had to do was strip the beds and leave sheets and towels on bed and we were good to go didn't have to do any laundry. Thank you for making it all very simple and easy. I would say the only cons is that there isn't a local dumpster to throw away your garbage you really have to set aside 25-35mins (round trip) at the end of your trip to head to the local dump. Also if you have kids the side of the house rail on the deck sticks out at about 15 degrees outward. Both aren't anything huge, just both to be mindful of. I would highly recommend this place to anyone who is looking for a restful and fun vacation with the family in Arnold. I really hope to visit this cabin again in the future and thank you very much for having our family stay at your place.
