The second level deck of Villa Gemma overlooks the pool and tropical garden, catching the nearby ocean breeze while providing the perfect lookout point for all the natural habitat and flora and fauna that Caye Caulker has to offer. Animal life includes a wide variety of birds including hummingbirds and many varieties of small iguanas. While away your afternoons in a hammock with a good book and enjoy the early evenings illuminated by the fireflies.
Villa Gemma features a private swimming pool that is steps away from your door and gorgeous lot that is not shared with any other homes. Natural Belizean hardwood decks compliment the constantly changing sun and shade of the yard. The cottage is located in the residential neighbourhood south of the village. Rental bicycles are available through the manager and it is approx. 10 minutes by bike to the village and a short walk to the beach.

You will find our island home to be comfortable and yet rustic. A well equipped kitchen with gas stove/oven allows for quality meal preparation and the refrigerator is a full sized unit. A microwave, coffee pot, blender, Belizean handcrafted breakfast bar and dining table round out the dining experience. Villa Gemma is fully supplied by village water however a complimentary 5 gallon jug of drinking water will start you off and the manager will resupply on demand at a cost of $5BZ per jug.
Ceiling fans on both levels of the house, assisted by portable oscillating floor fans and vaulted ceilings keep the cottage refreshed with moving air. All windows and doors are fully screened. There is a lockbox for your valuables and substantial lighting throughout the garden. The pool deck is also quietly lit for your enjoyment and safety. The compact three piece bathroom features a hot water shower, basin and toilet. The house is on filtered town water however a complimentary 5 gallon jug of drinking water will be supplied and manager will resupply on demand at a cost of $5BZ per jug if desired. Please Note: Interior stairs from 1st to 2nd floor are steep (may not be suitable for seniors or very young children). Local streets are lit at night, however, we recommend you bring small flashlights to aid you in your evening travels (please do not remove flashlights from the house, they are for emergency use only for guests).
Please find rental agreement below. If you are traveling with young children please enquire further. Children must be able to swim. Water is the most expensive utility on the island (next to electricity). If you notice dripping taps or the toilet is running please report to the property manager as soon as possible.
By renting at Villa Gemma you agree to the following conditions:
VILLA GEMMA - CONDITIONS OF RENTAL
a) All bookings are required to reflect the exact amount of persons and their names, residing in the rented property for the duration of the rental. This is not only a requirement of CCR but is also that of Belize.
b) The property is rented under the strict condition that the rental is for the exclusive use of the renters. Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.
c) Should the renters experience any problems with regards to noise, vandalism, harassment or any other issue that infringes on the guest’s stay; they should report it to the management company at their earliest convenience. It is the objective of the management company to ensure the guests rights to privacy and enjoyment of their holiday be protected as much as possible.
d) Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
e) The renter will assume financial responsibility for any damage that occurs to the house, room or property, outside of the normal wear & tear experienced. Any and all damage shall be reported immediately to the management. Damages may be payable directly to management prior to check-out and charges/fees will be at the discretion of management. Guests will make every attempt to leave the property in good order for the next guests.
f) Furniture provided with the house may not be moved (from/to) or removed from any room, other floors, or common area (unless written authorization by management). Guests are charged for the replacement of any furniture that is moved, removed or damaged. Damages (example: floor scratches) due to furniture moving will be charged.
g) guests will not attempt to make any repairs or modifications in the house but will immediately notify management of any issues that need to be addressed.
h) The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or pool, fireplaces as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.
i) Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of repairs and/or maintenance etc. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.
j) No smoking, No pets. We do our best to provide a completely non-smoking property for our guests and thank you for your consideration. You agree not to smoke or allow visitors to smoke inside the Property or on or around any decks. The use of mosquito coils or any other flammables is strictly prohibited.
k) The rental property is equipped with a secured safe to store your valuables and all measures have been taken to ensure that the rental property is secure. It is your responsibility to make sure proper precaution is taken against theft and burglary including dead-bolting the doors and keeping valuables away from open windows. You are liable for any costs associated with a failure to follow these requirements.
l) In the unlikely event of theft or damage to person or personal belongings, fire, terrorist attack, civic unrest or other force majeure event neither the Management nor the Homeowner are responsible for direct or indirect harm suffered.
m) All guests swim at their own risk in the pool. For guests with children please note: there is no ‘shallow end’ in the pool, there are stairs only. Neither the Management nor the Homeowner are responsible for direct or indirect harm or injury suffered due to use of the pool.
n) You agree that the Management/Property Owner's liability for all claims, of any kind, arising out of this rental engagement shall be limited to the total fees paid by You on this engagement. In no event shall Villa Gemma or its management be liable for any special, indirect, punitive, incidental, exemplary or consequential damages, any damage that is not reasonably foreseeable or any damages whatsoever resulting from the cancellation of a reservation.
o) This Agreement shall be governed by the laws of Belize. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. Booking/renting of Villa Gemma constitutes a mutual agreement of the Conditions of Rental herein. If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.

I spend quite a bit of time travelling around the world, for work and pleasure, and my preference is always to immerse myself in the local culture. Therefor, I make a point of renting apartments and houses everywhere I go so I can live like the locals do. My own holiday homes are furnished, decorated and equipped exactly the way I personally like them to be for me. Toronto is currently home base but I also spend part of the year in Belize and part of the year in Italy when I am not in other parts of the world. My home is managed by a property manager so someone is always aware of any repairs that need immediate attention and they are available for any assistance, recommendations, and to guide you around trips and tours.
