Règlement intérieur

· Check-in starts at 4:00PM

· Check-out is before 11:00AM

· Leaving the property after the check-out time without prior consent of a manager will incur charges in the security deposit.

· In case of missing the house key, you will be charge a fee of USD 35, which covers the replacement of the door's lock.

· Pets are strictly prohibited.

· Smoking is strictly prohibited inside the unit.. Evidence of smoking within the unit will incur in an immediate loss of the security deposit.

· Bachelor/bachelorette parties and spring-breakers are strictly prohibited.

· Outsiders (or friends staying at other properties) are not allowed to stay overnight.

· The property is located inside an exclusive residential area. All guests are to maintain a respectful behavior around the common areas, and avoid any activities causing disturbance or complaints from the neighbors, especially after 11PM.

· Any behavior deemed inappropriate by the neighbors, property managers, or any security staff, including excessive noise, parties, destructing partially the property, or any behavior resulting in complaints from other residents or tenants within the building may result in immediate loss of the security deposit and in some cases eviction, and no refunds will be made.

· We don’t expect the unit to be left as clean as it was received, however if it’s found in poor conditions extra cleaning fees may applied.

· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs. No lifeguards on duty.

· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.

· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.

· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours ( Mon - Sat 9:00AM to 6:00PM ). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.

· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.

· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. Furthermore, the guests will release and hold harmless any and all parties involved with the rental, management and reservation of the property and to release and hold harmless it's owner or representative for any loss or damage to personal property or for any injury.

ANY EXCEPTIONS TO THE PROPERTY RULES, TERMS, AND CONDITIONS MUST BE APPROVED IN WRITING IN ADVANCE.

Nous avons eu une chaleureuse bienvenue écrite et malheureusement on n'a pas pu se rencontrer personnellement. Cependant nous nous sommes sentis a tout moment très bien accueillis! L'appartement était très beau et bien équipé. Il a dépassé nos attentes. Le quartier est en très bon état et est très accueillant, à proximité de toute activité touristique.

Great place to stay! The penthouse is equipped with everything you'll need for both short and long vacations. Since we stayed here for a month, I particularly appreciated all the kitchenware, washer and dryer, and dishwasher. The Tao neighborhood is very private, peaceful, and beautiful. The Tao and Olahola staff are extremely attentive. If there's anything you need, let them know and they'll make it happen. There is a shuttle that picks you up and takes you within the resort, but you have to take multiple shuttles to end up getting to the beach and amenities at the resort. The shuttle from Tao does not come around very often and stops picking up at 4pm. That said, we strongly recommend to rent a car and take yourself where you need to go to really enjoy the area. Most of those who stay within the resort don't get anywhere near the real experience of the Riviera Maya. We rented a car for a month and had no problems. Akumal Bay was about 5 minutes away where you can snorkel with turtles. Tulum is a short drive away and has the best public beach. Playa del Carmen is also a 40 minute drive away. This place is perfectly located in between the major destinations. With a car, you live in luxury for much less than staying in Playa.

We got in late evening. We couldn't check in at the office. The next morning Jorge came in to check on us and attended to our needs. We got directions to get bracelets to access residence amenities like pool, private beach etc. The place was very nice and we enjoyed our stay in Akumal. I recommend this place for parties of 3 or more people.

Pao estuvo en comunicación permanente con nosotros, siempre resolvió nuestras inquietudes y mostró una gran disposición. El departamento es muy confortable y está completamente equipado. El fraccionamiento es muy bonito, seguro y limpio. Tiene una ubicación privilegiada que permite tener un contacto muy especial con el entorno natural de la zona. Sin lugar a dudas regresaremos muy pronto.

El departamento es muy bonito y está totalmente equipado. El condominio es espectacular y cuenta con la tranquilidad que nunca se consigue en un hotel. Nosotros llegamos ya de noche pero no tuvimos ningún problema para acceder,teníamos en una caseta de control un sobre con las llaves del departamento y las indicaciones necesarias. Nosotros utilizamos un día la parrilla que está junto a la bonita piscina y todo estaba limpio e impecable. Desde mi punto de vista creo que es necesario tener un coche para desplazarse por la zona,Akumal,Tulum,Playa del Carmen, los cenotes....... El departamento esta en la mejor zona de la Riviera Maya,cerca de los muchisimos sitios interesantes que visitar. Mi familia y yo seguro que regresaremos y lo recomiendo sin ningún problema

The apt is as described. Very clean and well maintained, fells very new. Bedding and towels are very nice. There were extra towels and beddings and beach towels as well. Showers were very good with plenty of pressure and hot water. There is lots of light and air flow, Second bedroom had a small window but ac was worked well. The Ac are controlled separately on living room and at each bedroom. The kitchen was well equipped and with many gadgets for a great cooking experience. There was a nice TV and some DVDs, my kids appreciated that. The Dos Chicas management is in same building and sell big bottle of water for US$ 5. We spent 7 days at Tao only the first 3 nights at this apt and moved to another apt because of availability Great experience at both places. The Tao living is an amazing place. Beautiful Nature, and also with free access to Bahia Principe hotels ( extra for food). Akumal is a nice small village and has great restaurants. It was overall a great experience.

The place was just as pictured and all info was well provided. We really enjoyed the space, rooftop deck for coffee in the morning and stargazing at night. The onsite amenitites were great as well- we lounged at the pool while our son played with other kids we met there. We ate some lovely lunches at the restaurant at the wellness center. We did do some walking through the golf course and could see wildlife and stretch our legs (we arent golfers though). Staff were all friendly and courteous. Shuttles worked very well to get to the beach at the hotel. All in all an excellent place to relax for a couple weeks!
