Rental Agreement:
By accepting this reservation you accept the terms of this lease agreement a copy of which will be provided for you to sign at check in:

This Rental Agreement (the “Agreement”) is made by and between (“Homeowner”) and ___________ (“Guest”). The parties hereby agree as follows:
1. Property. The property is furnished and all utilities are included as available.
2. Rental Party: The rental party shall consist of Guest and the following persons:
a. Guest
3. Release of Liability: The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the Property. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Maximum Occupancy: The maximum number of guests is limited to 2 persons.
5. Term of the Lease. All financial terms of the agreement are as stated on AirBnB unless stated otherwise herein. Please reference rate and lease span as per AirBnB.
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else on the property to abide by the following rules at all times while at the property.
7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. Rental Rate and Fees a. Deposit: As agreed on AirBnB. a. The security deposit shall be refunded provided no deductions are made due to: i. damage to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. any other cost incurred by Homeowner due to Guest’s stay. b. Rental Rate. As agreed on AirBnB
9. Insurance: We encourage all renters to purchase traveler insurance. Many credit card companies provide travelers insurance.
The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the signatures set forth below.

Exhibit A RENTAL RULES 1. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Non-notification shall constitute acceptance. 2. Smoking of any kind is NOT allowed. 3. No shoes are allowed beyond the entry way. 4. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 5. Please keep the property and all furnishings in good order. 6. Premises must remain locked at all times. 7. Only use appliances for their intended uses. 8. Pets are not allowed. 9. The following items are excluded from use by Guest: a. Stairs on side of house outside b. Son’s room c. Garage d. Backyard pavers 10. Non-disclosure: Guest agrees not to disclose to anybody that they are renting the house. 11. Check in will be at 3 and check out at 12 noon.

Angelica's home is in a great Pebble Beach, location. She is a most gracious host, welcoming us with freshly baked chocolate bit cookies, and hot coffee. Her home is sparkling clean, and made for a perfect base station for our visit to Carmel/Monterey/Pebble Beach.

Angelica waited for us even though we were a bit late. She show us around and explained everything. You do need a car and a GPS to get around. A wonderful place Pebble Beach!
