The 25th floor apartment is spacious and overlooks fabulous views of the Botanic Gardens, distant hills and bayside as well as the city skyline and is still just minutes from the exciting hustle and bustle of city living. FULLY FITTED there is nothing that is missing. The kitchen is fully equipped with plates, cutlery, glasses etc. and all other essential items needed for preparing food. It includes an iron and ironing board as well as a clothes dryer frame and an electric dryer. There is a dishwasher, cook top, oven, fridge, toaster, kettle and micro-wave as well as a washing machine and dryer. The bathroom has a toilet, bath with shower over, glass shower screen and basin vanity. There is a flat screen TV, DVD player and audio system. There is internet (Wi-Fi) and late check in and check out. There is air-conditioning (heating and cooling) and a balcony. Cleaning and washing material is included as is bed linen and towels.

The keys must be returned to the concierge in person
If the concierge is not at the desk when you wish to leave, use the desk phone to call him as he will be somewhere in the building and not far away. Please allow for this possibility when estimating your departure time.
DEPARTURE - the property should be left in a similar state to its condition on arrival. You don't have to vacuum, dust or make the beds but you need to put out the rubbish ( rubbish shute in the hallway or rubbish / recycle bins in the loading dock at Ground level ) , empty the dish washer and wash and put away any dishes etc. Check-out time is strictly by 9.00pm.
Number of guests should not exceed the number stated on the Confirmation (Maximum number of sleeping guests is 4.)
Parties and functions are strictly prohibited. You are welcome to host a few friends during your stay.
Toiletries aren't provided (Toilet paper, hand soap and DW and WM powder are provided)
Linen and towels are provided. For bookings of more than seven days one change of linen/towels per person is supplied and located in the wardrobe.
Rentals are self catering and there is no change of linen or towels during the rental. A washing machine is provided for your use. A cleaning service is not provided during the rental.(both can be requested and paid for in advance at time of booking).
For bookings greater than two weeks, guests will need to wash and dry the extra set of linen/towels themselves or use the laundry service available via the concierge's desk.
Basic cleaning equipment (incl. vacuum cleaner) and facilities are provided. Clothes washing and dishwasher powder is provided.
Noise is to be kept to a minimum after 10.00pm. This also applies to loud talking on the balcony after this time as it can be very disturbing for neighbours trying to sleep.
Pets are not allowed.
This is a NON-SMOKING apartment including on balcony.
Please refrain from throwing anything from the balcony as this will endanger those below.
Loss - the owners take no responsibility for the tenant's personal property.
The apartment is supplied in a clean state. Residual dust deposits may be apparent particularly on the black bench tops and table tops due to the delay (which can be substantial between bookings) between cleaning and occupation. This is unavoidable and is not an indication that the apartment hasn't been cleaned.
The security deposit is fully refundable if you leave the apartment as you received it. (except you don't have to clean it or make the beds but you need to wash the dishes and pots etc and remove the rubbish.)
Damage, abuse, breakages, theft and loss TO THE PROPERTY AND ITS CONTENTS are the tenant's responsibility during their stay. (Please ensure the apartment is locked when you are in occupation and when you go out and on vacating at the end of the booking.)
