· We don’t expect the unit to be left as clean as it was received, however if it’s found in poor conditions extra cleaning fees may applied.

· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs. No lifeguards on duty.

· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.

· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.

· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours ( Mon - Sat 9:00AM to 6:00PM ). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.

· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.

· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. My boyfriend, myself and a friend of mine stayed here for 4 nights and I only wish we had longer! 100% recommend staying here. Pros: The apartment was gorgeous. Felt like home as soon as we walked in. Very clean, big, bright and had everything you need. The pictures don’t do it justice. The community pool was beautiful, the gym was great, the lap pool was awesome, the resort is incredible. Wonderful booklet explaining everything you need and recommending spots to go to in town. Location was central, easy to get to other places. Just wait on the side of the highway and a “Collectivo” will pick you up and take you where you want to go for $3. Day pass to the all inclusive is $65 for all you can eat and drink all day, pretty good food at the buffet and great service. Swimming just off the resort as well. The golf course looked awesome if you’re into that kind of thing. If you don’t buy the day pass you can still eat at the restaurants for a discounted rate but I really recommend heading to Tulum or Akumal and eating at any one of their amazing restaurants. Pao was extremely helpful and very responsive the entire way. We appreciated the attention to detail, the welcome email with instructions along with all the instructions and things to do booklet that was at the place. Can't say enough great things about our host! Cons: Only one very minor one, but it could be seen as a “pro” as well: the resort itself is HUGE so it does take time getting to where you want to go. The shuttle doesn’t take you back to the condo from the resort or highway on a regular basis after 6:00pm. It’s not in any way a big deal, you just need to allot yourself some extra time for activities.

My family and I had an amazing vacation, and we can't thank Arturo enough for his great hospitality. The condo was very comfortable for all six of us. It was larger than the photo's have you believe and was equipped with everything we needed. Right down to the blender that made the best margaritas that I've ever had!

Un lugar para hospedarse de ensueño, muy lindo el deparramento, te hace sentir la comodidad, cercano a diferentes playas... Por sus climas se mantiene siempre fresco. La comunicacion con Pao muy rapida y efectiva, llevamos a nuestro bebe y ya desde la llegada habia una cuna disponible. La habitacion principal super comoda, la cama para descansar tranquilamente, muy poco ruido en las demas villas que te permiten relajarte. La piscina de lujo, a muy buena temperatura, a nuestro bebe fue lo que mas le fascino del viaje. Ampliamente recomendado el hospedarse aqui.

Place was very clean and comfortable,quiet environment ,loved the yoga classes need to get to beach early beach chairs and shade fills up .

Apartment nicely decorated with good flow. Quiet area with great golf grounds. Not close to the beach.... Definitely need a car especially if accompanied with children or eldelry. Few issues with apartment but overall good place to stay.

Es un departamento muy bonito, en un lugar muy tranquilo. La atención y servicio por parte de Pao y también de todos los empleados del complejo residencial es excelente. Cumple con todos los requisitos que ofrecen. Es un lugar muy seguro al contar con un gran equipo de vigilancia. Puedes tomar clases de yoga por la mañana. Te recomiendo rentar un automóvil para que puedas ir a los lugares turísticos de la Riviera Maya.

Excelente lugar para alojarse cerca de Tulum y dentro de Bahía Príncipe. A pesar de que unos meses antes nos cambiaron el departamento que habíamos rentado, nos dieron uno similar y nos descontaron una noche. El lugar es excelente y el departamento estaba muy bien equipado. Para recomendar. Excelente la atención de Pao.
