All the townhouse facilities are for you to enjoy during your stay. Management live not far away but you have complete privacy and exclusive use of the property during your stay.
We also provide lots of tourist information such as local maps of our area, CBD and other Western Australian tourist trails. Many tourist guidebooks and magazines and special offers and discounts for restaurants and tourist attractions.

Burswood Rise is self-contained accommodation so unlike a hotel, there is no staff knocking on your door at all hours, however management do live nearby and are just a phone call or email away should you have any queries.
Guests will be emailed within 1 week prior to arrival with detailed information for their arrival and the code for the key to access their front door key for their townhouse.
Each townhouse comes with all its own facilities for you to enjoy and make your stay in Perth a lovely and memorable experience. It will be your home away from home.
1.GUESTS: If you are booking on behalf of others, it is you responsibility to ensure they receive the booking confirmation and these terma and terms and conditions. All occupants should be fully aware of the details & conditions of their stay.
(URL HIDDEN) ARRIVALS/EARLY DEPARTURES: Bookings are non-refundable if bookings are cancelled within 3 weeks of arrival. Unless otherwise agreed, we request a minimum of 3 weeks’ notice of an exact arrival and departure date. Payment will be due for the entire booking if arrival is later or departure is earlier and this notice is not given.
3.OPTIONS TO EXTEND: If advice is not given by the dates noted on the confirmation, then the option to extend may not be able to be exercised. We may be able to assist given late notice. But it is likely that the property will be booked to another party on or soon after your departure date.
4.KEY ARRANGEMENTS: Keys will be left for you by 2pm on the day of your arrival, unless otherwise arranged. Upon departure, main key and garage remote must be locked inside the property (leave on dining table). The main key used to access the townhouse must be returned to the grey secure coded box outside the front door. IT IS MOST IMPORTANT YOU LOCK ALL DOORS & CLOSE WINDOWS AS YOU LEAVE TO SECURE THE PROPERTY!!
5.CHECK IN / CHECK OUT:
Check in time is 2.00pm unless by prior arrangement.
Check out time is 10.00am (please leave the key and garage remote on the kitchen table of your townhouse and lock all doors and the front door behind you).
Any late departures not arranged with management will be notified to Airbnb and charged for. There is no refund for early departures.
6.SMOKING: Please note that apartments are non smoking. An ashtray can be provided if you wish to smoke outside
(URL HIDDEN) Although the property is not cleaned or serviced during your stay, it can be arranged if you request but is subject to availability. The cleaning charge is $90 per 2 hour visit.
8.The property will be presented to you clean and functional and fully equipped upon your arrival. Should you have any concerns whatsoever with the cleaning standards in any area or if any items are not functioning to your satisfaction please contact us straight away so that we may correct it quickly for you.
9.INSPECTIONS: During longer stays we may organise an inspection of the property to check its condition and to identify any potential maintenance or inventory replacements. We will advise the occupant’s with reasonable notice of these inspections when planned.
10.DEPARTURE: We ask that the property is presented to us as clean and tidy as possible when you depart with all appliances in working order, no missing items and no damage done to the property or its contents. Otherwise Airbnb will be notified and extra charges will be made accordingly.

All dishes washed and returned to their original location. All rubbish and unwanted items must be removed and disposed of. An additional cleaning charge will be applied for to Airbnb if any additional cleaning /rubbish removal is required.
-Garbage Bin night is Monday night (for Tuesday morning collection). Please place your wheelie bins located in your carport on the front verge for collection A calendar on your fridge states the Recycle Bin collection dates. All rubbish must be removed and disposed of upon departure otherwise a rubbish removal fee will be charged accordingly.
-An Instruction Manual for all appliances is in your kitchen for your reference. Everything including appliances has been checked the morning of your arrival and all is in perfect working order. A full Inventory will be done after you depart. Furniture or household effects are not to be removed from the premises and all must be left in the same position at all times. Charges will apply if furniture needs to be relocated to its original position or if there are any missing/broken items. Please report any malfunctions, breakages or missing items to Management as soon as it’s noticed.
11.DISCLAIMER: The apartment is rented and occupied at the sole risk of the tenant. Burswood Rise Apartments, its proprietors, employees and/or agents shall not be liable for any injury, loss or damage to property or any other claim whatsoever arising out of the rental or occupancy of the apartment.
12.GROUP SIZE: Under no circumstances may the number of persons residing in the apartment exceed the maximum number of guests confirmed at the time of booking. Charges will be deducted from your bond if management find this has been breached.
13.GOVERNING LAWS: The laws of the state of Western Australia govern these terms of conditions. You as a renter regardless of the situation of the property or where you are located agree to submit to the jurisdiction of the courts of Western Australia.
We are a small family business and you are looked after by myself personally. Any special requirements or concerns are attended to quickly by either myself or my team. We personally inspect each property before every stay to ensure it meets our premium standard of presentation, cleanliness and maintenance.
