Standard Terms and Conditions of Temporary Holiday Accommodation

The Bond will be refunded within 14 days in full subject to the conditions in this email being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc. The bond must be paid by direct deposit (not by credit card) to account name: Kenneth R Ineso(URL HIDDEN)BSB:06200(URL HIDDEN)Account number(phone number hidden)

All cancellations incur loss of deposit. If cancellation made within 28 days of arrival it will result in the loss of 100.00% of the total booking price.

If the rental amount and Bond are not received 28 days prior to occupancy the owner has the right to cancel the booking and attempt to re let it. If cancellation is caused by the tenant, any rental money paid is not refundable.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10am by the latest, to allow time to prepare property for next guests. Additional charges may apply if the property is not vacated by the check-out time.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Linen is to be supplied by the tenant unless specifically ordered by the tenant.

Pets are not allowed.

Loss - the owners take no responsibility for the tenant's personal property.

Emergency - In case of emergency, please contact the owner on (phone number hidden) or Warrick, the cleaner on (phone number hidden) or (phone number hidden)

Variations to these conditions may only be made by prior arrangements with the owner in writing.

We stayed at Ken and Sandys during Christmas and it was perfect! You can't beat the location and the unit is very spacious. Will definitely book again when I'm back in Mollymook.

A comfortable, clean and relaxing place - exactly as pictured and described. We thoroughly enjoyed our time here as there was much to do nearby. I would recommend this place for anyone looking for a stay around the area.

We had a wonderful time staying here! The apartment was clean, ready for us and the perfect size for our holiday. Great location! The beach is nice and quiet and just a short walk away. We made good use of the half tennis court and pool too. There is a fantastic Deli across the road and some brilliant restaurants too.

Thoroughly enjoyed our 3 nights at this very convenient location. Shops were a stones throw away with a very child friendly section of the Northern end of Mollymook beach less than a ten minute walk with the pram. The unit was as described and very adequate for the needs of my young family. The pool was a hit with our toddler but was too deep for her to be unattended. Thanks Ken and Sandy for a great holiday!
