Terms of use of the house:
- $350 refundable deposit is required during your stay
-The house/unit has always been lived in without shoes for health purposes. Thus, “shoes at the door" policy is strictly applied to all tenants/guests in order to maintain a clean, healthy, and sanitized environment for yourself, your fellow guests and your host, so please honor this rule.
-It is a non-smoking property and unit. No smoking of any kind is allowed in the house. A cleaning fee of $400 will be charged to you if you smoke inside the house/unit (also, this is one of the HOA's rules/restrictions). No-smoking rule is strictly enforced.
-All tenants/guests are to observe and follow all HOA rules and regulations while staying at Home Away from home on Wildwood and Capitol Hill Peace
-No pets allowed
-House cleaning during your stay can be arranged with extra fees of $175 occurrence
-Must follow directions/restrictions on using the washer and dryer, kitchen appliances, garbage disposal as well as any electronic devices provided for use in the house/unit. Damages caused by recklessness are tenants'/renters' responsibilities and you WILL be charged the cost to get those damages repaired
-All non-wear and tear damages to the appliances (range, microwave, dishwasher, refrigerator, washer and dryer) during your stay are your responsibility and cost of repair of those damages will be charged to you.
-There is a list of inventory of items included for your use in each room/unit. You are required to read and initial the list to acknowledge the existence of the items on the list at check-in. At check-out, any found missing/broken item(s) you are responsible for the replacement cost. The price of each item will be included on the inventory list.
-Any extra charges incurred during your stay on TV, On Demand, Pay Per View and anything else that is not included will be your responsibility and you will be charged for those charges.
-A cleaning fee of $250 is charged at the time of your booking.

-The property is personally cleaned before your check-in
-High-speed Internet and cable TV channels including HBO are included. Everything else and PPV are NOT included. If you order movie while staying here, you are responsible for informing the host and the cost will be charged to you. If the host is not informed, you will be charged the movies/programs you order plus any inconvenience costs set at host's discretion.
-The property is located within 5-mile radius of few grocery stores (King Soopers, Albertson, Whole Food, Sprouts, Super Walmart, Super Target, Natural Grocers).

Linh's home is perfectly located for anyone trying to attend any event at the Academy. It is right off of interquest which is very close to a movie theater, restaurants, a bowling alley, as well as the Air Force Academy! Linh let us check-in about an hour early was very responsive to texts and emails. The house was clean and provided a full kitchen for anyone looking to cook. Overall amazing experience!

This was our first experience with Airbnb. My brother has rented his house for years and I have lots of friends that have used Airbnb as well. After my first experience, I'm inclined to say that hotels are much more flexible. Linh was good at communication. However, she was 1/2 hour late meeting my husband for check in. She had us sign a "release form". is this normal? The need to "meet" us created one more hurdle we had to deal with instead of having a lockbox etc. We were traveling from Ohio and Flordia to visit our C4C at USAFA and there were already enough hurdles. During our visit, it was made so strict that shoes were not allowed that it was difficult to bring in luggage and groceries because we needed to remove our shoes every time we stepped into the house. Additionally, she had notes and "rules" posted all of the house. It just felt like it was not very welcomed as we were more concerned about violating a rule. Linh has a note on the thermostat not to turn the temp below/above 74. 74 was too warm in September. Also, the thermostat was electronically set to 78/80 so it would automatically raise in the middle of the night and during the day leaving a stuffy/ too warm feeling in the house. Finally, on our last day, she insisted on meeting us at the house to "check us out". I would have preferred to use the time waiting on her to run an errand or get on the road. We have a rental property and we "never" insist on checking people out. Linh has a clean and nice property but my feeling is, you need to really think about how strict a living environment you want and flexibility. If you prefer to not have as many guidelines, rent somewhere else. We will.

Dear Mrs. Horstman, After reading your review, I was a bit puzzled and surprised and was taking time debating whether I should respond. I guess since your review did not reflect the truth and it was up to me to defend myself or let myself be bullied, I have decided to respond to make clear of only a few things in regard to what you had written: 1. I could not have been late to check your husband in if I were opening my front door to welcome him even before he got to my front door to knock or ring the bell. So, I am not sure what the purpose of include the incorrect information but please check your fact before you accused me of doing something I did not do. 2. Your brother may have done his rental business his way and I have my way. The need to sign a release form at check in has been included in my listing. So, whether that is a normal practice for every host at Airbnb is irrelevant in this case. That is my practice and it was not a surprise being sprung upon my guests at check in. 3. I had to wait for your family for another hour and a half after the normal check out time. So, I am not sure how "you had to wait for me and that you'd rather wasted it all that time waiting for me to check you out" would have been possible. Granted that you sent me a reply but the provider did not send that text, I realized that it was neither party's fault that the communication was not delivered properly by the cellphone service providers, so I agreed to let you and your family have more time and I consider that a good gesture on my part. In stead of being appreciative of that, you had once again accused me of being late and make you wait? How is it my waiting for an extra hour and a half a waste of your time ma'am? The rest of your review is basically you critiqued my listing/ad. All the information is on the ad including the "no shoe in the house" policy and I am sure that those who read my listing thoroughly will decide not to rent the house if that rule does not work for them and I am fine with that since I am very aware that no everybody is comfortable with not wearing shoe in their houses.

Linh was everything one hopes a host will be. She made my group feel at home and actually brought by home made muffins during our stay. House was very comfortable. On the couple of occasions we were able to talk, by the time we left we all felt as if we'd made a new friend. Highly recommend staying in any properties this young lady has. Thank you Linh.

Linh is very responsive and communicates quickly. It was a pleasure working with Linh before, during, and after our stay. She went the extra mile to ensure her home was ready for us and met our unique needs. We thoroughly enjoyed staying in her well kept, clean, tidy home in a convenient area to all our Colorado Springs activities. Thank you, again, Linh for a great stay in your home.
