Guests will be required to sign a rental agreement outside of AirBnB at least 7 days prior to arrival (if booked in advance of 7 days).

1.In the event of any life-threatening emergency or emergency that requires the assistance of Police or Fire Department : DIAL 911
2.Smoking is not allowed inside the home. If you smoke inside the home, your deposit will be forfeited.
3.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guests.
4.The Property is privately owned; The Homeowner is not responsible for any accidents, injuries, illness, or deaths that occur while on the premises or its facilities. Guests acknowledge that the Property is not child or infant proof; the safety of children and visitors is the sole responsibility of Guests.
5.Guests agree to notify the Homeowner upon check-in or within 24 hours of check-in of any housekeeping complaint or property maintenance issue. Failure to do so precludes any courtesy consideration. If the Property is damaged as a result of failure to report a maintenance issue at any time, Guests may be held liable.
6.Please call the Homeowner for routine or emergency maintenance.
7.Damages over above deposit amounts may be charged to the credit card on file or AirBnB.
8.In the event of breach under this agreement, the losing party agrees to pay reasonable attorney fees.
9.Keep the Property and all furnishings in good, clean order.
10.Only use appliances for their intended uses.
11.If police are dispatched for false (house) alarm, the credit card on file may be charged or deposit deducted in the amount of any fine imposed.
12.Pets are permitted only with prior approval and the Pet Addendum must be completed.
13.Housekeeping: There is no daily housekeeping service. Rentals over one week will require weekly housekeeping. Details of days/times may be arranged on a case by case basis. The Property is rented with the understanding that Guests will leave the property in reasonably the same condition as found at check-in.
14.Hot Tub: Children under the age of 18 are not permitted in the hot tub at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. The Hot Tub is maintained and cleaned by the same service as that of the pool. The Hot Tub has an high wattage electric heater; when not in use, please set temperature to 80 degrees and replace cover.
15.The Property's bathrooms are furnished with lined trash receptacles. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the plumbing system, you may be charged for any plumbing service required.
16.Guests executing The Agreement and occupying The Property must be at least 25 years of age. The Maximum number of Guests is limited to 8 persons (6 adults), per Palm Springs City Ordinance NO. 1918. Undisclosed Guests will result in loss of rental fees paid, complete forfeiture of security deposit, and all guests being immediately evicted. Guests that disturb the peace and quiet of neighbors, Guest that receive any noise complaints and/or Guests that are visited by police due to complaints, will be immediately evicted with no refund of rental fees paid and will forfeit entire security deposit.
17. Outdoor speakers and music are not permitted.

RESPONSIBILITY: Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy. Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same. PERSON(S) RESPONSIBLE FOR BOOKING STAY AND ACCEPTING PROPERTY KEYS MUST BE AT LEAST 25YEARS OF AGE and will be required to show valid ID at Check-In.

RELEASE OF WAIVER OF LIABILITY: Guest hereby expressly, knowingly and freely assumes all risk of liability of any kind, or for any injury of persons or damage to property of guest or any other person, from any cause whatsoever, foreseeable, or unforeseeable, resulting from the use, occupation or enjoyment of the premises by guest, guest's invitees, dependents, charges, any person holing under guest, persons acting on guest's behalf, and guest hereby releases and discharges the releases ‘Owner’ from all liability, claims, demands, losses, or damages caused or alleged to be caused in whole or in part by the negligence of the releases or otherwise.

Such a beautiful house! Impeccable design touches and incredibly well-appointed details – the kitchen is the most well equipped I've stayed in, and the beds were delightful. We never wanted to leave the pool, but it's an easy bike ride to the Ace for dinner. Thanks again for hosting us.

We loved our stay at The Atomic Ranch! This house is beautiful and serene! Time spent relaxing by the pool was perfect and communication with the host was efficient and fast wherever we needed anything. We are looking forward to hopefully staying here again in the future :)

This home truly exceeded my expectations. The decor is well done, the layout pulls you outside to the sun and the pool, the view of the mountains is lovely, and the beautifully remolded bathrooms (including the hand soap, lotion, shower gel, etc.) made us feel like we were at a spa. One bathroom also has an electronic steam shower and an optional rain shower head. Even smaller details like the easy-to-open/close wooden shutters and quality speaker system made the stay more pleasant. The kitchen was stocked for cooking/eating in, and Clay (Walker) was great with check-in and prompt help when needed. I am someone who can have a hard time with mattresses, and I was satisfied with these. My friends also had no complaints, and the bedding and pillows were good quality. The hot tub is the one thing that could still use an update, but it worked well and we didn't mind. Clay even had it preheated to 95 degrees. Everything was a short Uber ride away, and we walked to the Ace Hotel for watermelon margaritas a few times. I would recommend heating the pool a bit. It was in the mid- to upper-80s and sunny during our stay, but the pool was still pretty chilly. I wish we had time to ride the bikes provided around the neighborhood, and I hope you do! We would be thrilled to stay at the Atomic Ranch again.

Six of us (4 adults + 2 kids) spent 3 days in early April at the home and had an amazing time. The 3 bed rooms, all with their own bathrooms, were perfect for our family (the home has 3.5 baths). The pictures actually understate how stylish and pleasant the home is. There is actually a fairly big yard, with grass and beautiful palm trees and plants, that is very private (surrounded by tall and thick bushes); the pool is sizable for its type; the kitchen is fully equipped and has many utensils; the views of the mountains are superb and every night the sun sets over them. The house has a very neat layout which is centered around the pool and pool area, many sliding doors lead to it, the pool area has a bar and a barbecue (rolling type), there is a neat sound system for the whole house (indoors + outdoors), very nice showers (one with a steam system, another with a skylight), and TVs in every room. The neighborhood was incredibly quiet and located about a 5 minute drives from down town Palm Springs and 10 minutes from terrific hikes (e.g. Indian Canyon). I have no background in architecture or design but the home, furniture and interior design made us feel fully immersed in that mid-century modern Palm Spring architecture and style, we felt in a time capsule of sorts. Walker the landlord was straightforward and helpful, our check-in, couple of questions and check-out, was handled in a matter of a few texts and one brief phone call to receive basic instructions when we just arrived. So relatively to what was advertised we had no issues, to the contrary our expectations were exceeded and our experience was more pleasant and richer than we anticipated. If the home general characteristics meet your needs, we would warmly recommend it.

Great Location with Amazing Views! The house is a great mix of classic mid-century modern touches and modern upgrades. Location is central, walking distance to Ace hotel and Restaurants. House also has great amenities with pool, fireplace, bikes, and lawn games if you rather stay in.

The house is wonderful, very comfortable, with a super-stylish vintage vibe. The pool and back-yard are incredible, with stunning views of the mountains and sunset. We loved it and will definitely be back again!
