This is a 6BR / 4.5BA luxury home located in East Quogue, that sleeps up to 12 people. The house has a heated 20 x 40' swimming pool with brand new liner (seasonal), NEW all-season hard tennis court, NEW outdoor 6-person hot tub, outdoor shower, Weber grill, indoor master bathroom jacuzzi tub and a large half-circular driveway for up to 6 cars. In the family room, there is a foosball table and a 8’ pool table. Each bedroom has its own large flat screen TV with basic cable.
The property is located 3 miles from the nearest village beach and Dune Road. It is also ideally located very close to Westhampton LIRR Station and Quogue Hampton Jitney stops.
The house is perfect for a large group of professionals or for a family get-together/reunion. We welcome families with children and a portable pool gate is available for their safety.
The house has lots of wonderful natural light as well as a spacious family room in the basement. Two bedrooms have their own ensuite bathroom.
This is a non-smoking property.
Minimum rental period is 2 nights during the off-season after Labor Day. From Memorial Day to June 30, there is a 3 night minimum stay. From July 1 to Labor Day, there is a strict minimum stay requirement of 7 nights. Weekly rentals go from Friday to Friday. Rates and calendar are up to date.

We strive to provide a premium experience for our guests from start to finish. This includes answering any questions you may have about the property prior to booking, and making ourselves available via phone, text or email during your stay.
Towels and linens are provided for your use during your stay, in addition to basic kitchen utensils, toilet paper and paper towels.
Entry instructions will be emailed to you approximately 2-3 days before your check-in date with a complete list of house rules and area amenities. You must sign an acknowledgement / agreement of all house rules prior to the delivery of entry instructions.
Summary of house rules are:
Check-in and Check-out times: The check-in time for this property is 4:00pm on the day of arrival, and the check-out time is 11:00am the day of departure. In order for us to clean and prepare the property for the next renter(s), it is imperative that you leave the property no later than the check-out time. Please prepare accordingly. Any renter who does not check-out by 11am without prior approval will be docked $250 per hour against their security deposit.
Air Conditioning and Heat: The house features a Nest intelligent thermostat that controls both A/C and Heat on the main level. The thermostat is set to a comfortable temperature. We remotely set the temperature at 74-degrees in the summer and 70-degrees in the winter for your comfort. In the winter, the furnace runs on heating oil. IF IN THE RARE INSTANCE YOU RUN OUT OF HEATING OIL DURING YOUR STAY, YOU MUST CONTACT THE OWNERS IMMEDIATELY AND THEY WILL ORDER HEATING OIL FOR EMERGENCY DELIVERY. In the summer, please keep the glass doors closed during the day in order for the house to retain the cool air and to keep the bugs out.
Disruptive behavior, parties, etc: We are located in a quiet subdivision, and many of our neighbors are elderly retirees. We certainly encourage our guests to have small get-togethers and to fully enjoy the properties' amenities day or night. However, we also respectfully ask all of our renters to be mindful of this situation and to not engage in activities, specifically at night, which will be disruptive to our neighbors or call unwanted attention to your group. This includes playing loud music outside after 8pm. If any disruptive behavior is brought to the attention of the owner(s), your contract will be terminated without refund, your security deposit forfeited and you will be asked to leave immediately. The owners will take further legal action against the lead guest of the contract if there is any situation in which the police are called due to noise or other complaints.
Parking: Parking of your vehicle(s) is limited to the front driveway of the house. Parking on the road is not permitted at night. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. The driveway can accommodate approximately 6 vehicles.
Garbage/Cleanliness: We ask that you leave the house in the same condition you find it in upon your arrival. While you are not required to wash the sheets or the towels, we ask that you please take them off the beds and bring them to the washer/dryer area if you have the time. There should not be miscellaneous garbage left around the house or on the grounds. Please use the garbage bags in the pantry and bring the garbage bags out to the garbage storage bins to the left of the house. Garbage pickup day is Wednesday. If there is misc. garbage left around the house or the grounds, a $200 additional cleaning fee may be taken from your security deposit.
