New, bright, airy & comfortable gite in a renovated old paper mill "Moulin de la Barde". Peaceful countryside location near the Charente/Dordogne border. Walking distance to village of St Severin & short drive to Aubeterre-sur-Dronne.

Le logement
Le Petit Raisin is a 3 bedroom gite which accommodates up to 6 people.
Upstairs there are 2 double bedrooms and 1 twin bedroom (the beds can easily be pushed together to make another double bed if preferred). All the bedrooms have wall-mounted electric heaters. The bathroom includes a bath with overhead shower (thermostatic tap) and heated electric towel rail. Downstairs is open plan with a living room, well-equipped modern kitchen, dining area and a cosy wood-burning stove. There is also a downstairs toilet. There is a full-size cooker (electric with gas hob), microwave, fridge-freezer, dishwasher and washing machine. You will also find freeview satellite TV & DVD player plus wi-fi.
It has its own private patio with garden furniture and BBQ. There is a shared pool terrace, with a 4m plunge pool and external wifi and sunloungers for guests to relax and enjoy the surroundings. There is also a petanque pitch, trampoline, badminton net and basketball hoop.

Accès des voyageurs
There are 2 gites next door to each other (Le Grand Cornet and Le Petit Raisin) and they are virtually identical. Each gite has its own private patio. For families and friends renting both properties at the same time, there is the option of unlocking the adjoining gate between the two patios, thus making access easier. The 2 gites share a driveway and car park and some garden space. The property is set in 5 acres of grounds including garden, woodland, orchard, ponds and streams. Guests are welcome to explore and feed the chickens and ducks.

Autres points à prendre en note
Our gites are registered with the Mairie and also the local Sud Charente Tourist Office (to whom we declare our annual Taxe de Sejour return).

Saint-Séverin, Poitou-Charentes, France

Saint Séverin is a 15 minute walk from the property, and there is a local SPAR supermarket, bar, restaurants, bakery, pharmacy, bank with cash machine, Post Office, hairdressers, newsagent and public tennis courts. There are numerous picnic areas just outside the village, including at the Halte Nautique and (email hidden) La Guingette and an 18-hole crazy golf course at Mini Golf.
On the other side of the village, and only a short 10 minute drive, is Moulin de Poltrot, Nabinaud. This is an old Mill which is being restored and a base of outdoor recreation. It is open access and offers family walks beside the River Dronne, space for picnics and relaxation (tables, barbecues, bowling), fishing spots, tree-top zipwires and canoeing.
The countryside surrounding the property is covered with paths and quiet country lanes. Close by is a public footpath running alongside a river with an abundance of wildlife, flora and fauna. The river is popular with the local fisherman, and can be fished with a licence. There are also numerous other footpaths and cycle routes around the village and the nearby villages. We have several bikes available for guests to use free of charge or you can hire them from a company which we use. Aubeterre-sur-Dronne: The hillside village of Aubeterre (15mins) is designated as one of the most beautiful villages of France. It is well worth a visit for its famous monolithic church, which is the largest underground Church in Europe, and a beautiful tree-lined square with several cafés and restaurants. The Hostellerie du Perigord, is a restaurant and spa where you can enjoy afternoon tea and book relaxing spa treatments. There are also many craft shops including potteries, jewellery and art galleries. It also has a riverside beach with childrens’ play area and snack bar, canoeing and bike hire.
The market towns of Ribérac (20mins), Verteillac (20mins) and Chalais (30mins) are interesting places to visit, especially on market day when you can join the hustle and bustle, or enjoy a coffee and simply soak in the atmosphere. The market in Ribérac is on a Friday morning, and is one of the biggest markets in the Perigord region. The market in Verteillac is on a Saturday morning, and this is also a good place to buy the famous Charentaise slippers. The Chalais market is on a Monday morning, and also worth a visit is its Château which is perched high on a hill and offers fantastic views of the region.
Saint-Aulaye (25mins): is a pretty village with restaurants, a riverside beach and slide, Arbor Parc (tree top zip wires) and canoeing. It is a great place to visit in the Summer to relax on the beach, enjoy an ice-cream and if you're lucky there may be a game of pétanque in progress.
Brantôme (50mins): nicknamed the ‘Venice of Perigord’ is well worth a visit. There is the Benedictine Abbey, excellent restaurants and bars with a beautiful river running right through it. Nearby there are marvellous "Grottes" (underground caves) and Brantôme Police Horses & Friends a home for the horses of the London Metropolitan & the Avon & Somerset Police Forces in the UK who have been retired through age, injury or ill health.
The capital towns of Angoulême (45mins) and Périgueux (55mins) offer a wide range of shops in a typically French setting. Angoulême, along with paper and printing, has long been associated with animation, illustration and the graphic arts. There are several museums including: La Cité Internationale de la Bande Dessinée et de l'Image (comic strip museum) and Le Musée du Papier "Le Nil” (paper museum). Just outside Angoulême is Nautilus, an indoor leisure centre with slides and swimming pools and a great Summer outdoor area with wave pools, slides and rapids run. Périgueux with its medieval streets and half-timbered houses, makes for an interesting day out.
Bergerac (1hr): the ‘old town’ of Bergerac is a charming place to visit, there are narrow cobbled streets and half-timbered houses and a small square with many ‘touristy’ shops and cafes. Perhaps take an hour long boat trip on an old ‘gabarres’ (flat bottomed boat), this includes a tour on the river where you’ll also go through a natural bird sanctuary.
Also within easy reach are towns such as: Saint-Émilion (1hr10), Cognac (1hr15) and Bordeaux (1hr30), all famous for their wines and spirits and equally beautiful places to visit.
The nearest coast is at Royan and Lacanau (great for surfing) which are about 2 hours drive away or Arcachon, just over 2 hours drive away.
Futuroscope at Poitiers (2hrs) is well worth a visit for older children – with its brilliant exposition of 3D Imax cinematography and many rides and scary simulators.

We are the Meekings family and we have owned Moulin de la Barde since April 2011. We moved to France with our two daughters in July 2012, quitting our long-term jobs to embark upon an adventure and a new chapter in our lives together. We began the renovation of the property in January 2013, with a target completion date of Spring 2014. The renovation work of the gites is all completed and we were officially opened by the local Mayor on 28 June 2014. We now have several successful seasons behind us and continue to enjoy welcoming guests, both old and new, and sharing with them all that the area has to offer. We have settled in well to our new lives in France. We love the outdoors life and enjoy nothing more than a Sunday afternoon stroll and ‘nature watch’ – so far we have spotted deer, wild boar, coypu, woodpeckers, jays, kingfishers, cranes, owls and other birds of prey. We have 2 Jack Russells, lots of chickens and also grow lots of our own fruit and vegetables.
