This spacious 5 bedroom, 3.5 bathroom home provides an outstanding location for family fun. Kitchen and bathrooms remodeled in January 2019.

The dock includes two boat slips, one covered and one uncovered. The large dock has deep water year-round.

Rental includes one kayak and two stand-up paddle boards.

Our home is perfect for accommodating several families. The main level of this 3-story home includes a large family room that opens onto a screened porch overlooking the lake.

In addition to a well-equipped kitchen , the main level includes a family room, the master bedroom with a queen bed and large jacuzzi tub, a dining room and half bath. Enjoy eating on the screened porch and deck with views of the lake. Picnic table on deck and seating for up to 8 on screened porch.

The upstairs includes two bedrooms (each with one queen and one twin) and a full bathroom. The downstairs includes a second family room with a pool table, two bedrooms (one queen & one with 2-twins) and a full bathroom. The downstairs family room opens onto a large patio with two picnic table.

THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

CONDITION OF PROPERTY: Owner makes every effort to provide accurate information about the rental property. The Internet site provides pricing, descriptions and recent pictures of the property. Upon arrival, please notify the Owner at 336-287-2597 immediately if you do not find the property clean, however, no refunds will be made. Agent will make every effort to satisfy the requirements of each Tenant. If we have not heard from you within one hour of check-in, we will assume that you are satisfied with the cleanliness of the home.

REPAIRS & SERVICE CALLS: Please notify Owner immediately if damages are noticed or a repair is in order. All efforts will be made to expedite needed repairs, but no refunds will be made for mechanical failures of heating, appliances/electronics, interruption/loss of utilities (including cable TV). Authorized repairmen have the legal right to enter the property as required to accomplish needed repairs even if the service call was made prior to your arrival.

TRANSFER OF THE PROPERTY: If the Owner sells your vacation rental property, this Agreement is valid if the confirmed reservation dates end within 180 days of the sale. If the vacation rental ends after 180 days of the sale, the new Owner has no obligation to honor the terms of this agreement unless he agrees in writing to honor the agreement. If the Owner does not honor the Agreement, the Tenant is entitled to a full refund.

INDEMNIFICATION AND HOLD HARMLESS; RIGHT OF ENTRY; ASSIGNMENT: Tenant agrees to indemnify and hold harmless the Owner from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause, unless caused by negligent or willful act of the Owner, or failure of Owner to comply with the North Carolina Vacation Rental Act. Tenant agrees that the Owner or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations or improvement thereto as Owner may deem appropriate, or to show the Premises to prospective purchasers or tenants. Tenant shall not assign this Agreement or sublet the Premises in whole or part without written permission of Owner.

OWNER’S OBLIGATIONS AND RESPONSIBILITIES: The Owner is responsible for the following duties and responsibilities with regard to the property:
a) Comply with all current applicable building and housing codes; b) Make all repairs and do whatever is reasonable and necessary to put and keep the property in a fit and habitable condition; c) Maintain in good and safe working order and reasonably and promptly repair all electrical, plumbing, sanitary, heating, ventilating and other facilities and major appliances supplied by him/her upon written notification from the Tenant that repairs are needed.

TENANT’S OBLIGATIONS AND RESPONSIBILITIES: During the rental period, Tenant shall be responsible for the following duties and responsibilities: a) Keep that part of the property which he/she occupies and uses as clean and safe as the conditions of the property permit and cause no unsafe or unsanitary conditions in the common areas and remainder of the property that he or she uses; b) Dispose of all ashes, rubbish, garbage and other waste in a clean and safe manner; c) Keep all plumbing fixtures in the property or used by Tenant as clean as their condition permits; d) Not deliberately or negligently destroy, deface, damage or remove any part of the property or render inoperable the smoke detector provided by Owner or knowingly permit any person to do so; e) Comply with all obligations imposed upon Tenant by current applicable building and housing codes; f) Be responsible for all damage, defacement or removal of any property inside the property that is in his/her exclusive control unless the damage, defacement or removal was due to ordinary wear and tear, acts of Owner or his/her agent, defective products supplied or repairs authorized by the Owner, acts of third parties not invitees of Tenant or natural forces; g) Notify the Owner of the need for replacement of or repairs to the smoke detector. The Owner shall annually place new batteries in a battery operated smoke detector, and Tenant shall replace the batteries as needed during the tenancy.

RIGHTS AND OBLIGATIONS OF THE OWNER OR BROKER AND TENANT UPON TRANSFER OF THE PROPERTY.
(A) Voluntary transfer by Owner:
1) If the vacation rental is to end 180 days or less after the date of grantee's interest in the property is recorded, a tenant has the right to enforce this vacation rental agreement against the grantee of the property; 2) If the vacation rental is to end more than 180 days after recordation of the grantee's interest in the property, the tenant has no right to enforce terms of this agreement unless the grantee agrees in writing to honor the agreement. If grantee chooses not to honor this agreement, the tenant is entitled to a full refund of any payments he or she has made.

(B) Notification of transfer:
1) The grantee or grantee's agent, within 10 days after the transfer of the property shall: i) Notify each tenant in writing of the property transfer, the grantee's name and address and the date the grantee's interest was recorded; ii) Advise each tenant whether he or she has the right to occupy the property subject to terms of the vacation rental agreement and the provisions of Section 42A-19 of the Vacation Rental Act; iii) Advise each tenant of whether he or she has the right to receive a refund of any payments made to him or her.

(C) Transfer of rent and other fees:
1) Upon termination of Owner's interest in the property, whether by sale, assignment, death, appointment of receiver or otherwise, the Owner, Owner's agent, or real estate agent is required to transfer all advance rent paid by the tenant (and other fees owed to third parties not already lawfully disbursed) to the Owner's successor-in-interest within thirty days, and notify the tenant by mail of such transfer and of the transferee's name and address; 2) If the vacation rental is to end more than 180 days after the recordation of the Owner's successor-in-interest in the property, and the Owner's successor in-interest has not agreed to honor the vacation rental, all advance rent paid by the tenant (and other fees owed to third parties not already lawfully disbursed) must be transferred to the tenant with thirty days.

(D) Involuntary transfers:
If the Owner's interest in the property is involuntarily transferred to another prior to the tenant's occupancy of the property, the Owner shall refund to the tenant any payments made by the tenant within sixty days after the transfer.

BREACH AND EXPEDITED EVICTION PROCEEDINGS: Tenant understands and agrees that if any member of their party violates any of the terms and conditions of this Agreement Owner may terminate this Agreement and Tenant shall be subject to eviction. Tenant should be aware that any Tenant who leases residential property for 30 days or less may be evicted and removed from the property in an expedited eviction proceeding as provided in Section 42-A-23 of the North Carolina General Statutes. Said statute provides for at least four (4) hours notice to be given to Tenant to quit the premises and a hearing before a magistrate to follow service of summons and complaint not sooner than 12 hours after service if the Tenant does one of the following; a) Holds over possession after his/her tenancy has expired; b) Has committed a material breach of the terms of the vacation rental agreement that, according with the terms of the agreement, results in termination of his/her tenancy; c) Fails to pay rent as required by the Agreement; d) Has obtained possession of the property by fraud or misrepresentation.
