A beautifully presented, single storey barn conversion in idyllic location. Nestled at the end of a private farm lane, amongst open countryside, offering seclusion and peace. Alternatively, excellent access to road and rail networks, towns of historic and cultural interest along with numerous tourist attractions.

The barn itself is newly decorated and furnished with cosy sitting area with log burner, a fully fitted and well-equipped kitchen, a bedroom with queen size bed and pristine bathroom.

The Chicken Shed has a semi open-plan layout and comprises a fully equipped kitchen to include: full sized fan oven and grill, ceramic hob, fridge, freezer, dishwasher, washing machine, microwave, toaster and kettle. The under-cupboard lighting adds to the calming atmosphere in the evenings. There is both a separate dining table which could duplicate as a work space if required and a breakfast bar, all of which overlook the gardens. The sitting area comprises a sofa and rocking chair- lovely to take in the garden or read a book or just sit and dream! The TV with Amazon Firestick and the log burner provide a cosy feel for winter months. Logs are provided.
The pretty bedroom boasts a 5-foot bed and has plenty of storage and an additional TV. A stable door overlooks the beautiful surroundings. A crisp, clean bathroom with powerful shower over bath with extractor and heated towel rail completes the accommodation.

To the front of the property is its own lawned area and to the rear, via the double French doors, a private patio with seating and the facility to eat outside overlooking our lovely south facing gardens which are fully available for guests to use. A gas BBQ is available upon request.

The property has Super-Fast Broadband making it ideal for those needing to work during their stay or simply maintain communication whilst holidaying.

The property benefits from underfloor heating ensuring warmth all year round and large windows which create a lovely light and bright living space. A child or infant can be accommodated upon request. Additionally, a well-behaved dog is welcome (on the floor only and please bring your pet's own bed) – please contact the host for either of these additions prior to booking.

The main garden to our Grade II listed cottage is very long and quite discreet as it follows a bend; guests are invited to make full use of it, stop off and say hi to the chickens and make the most of the serenity of a seating area and table amongst nature in close proximity to the brook which flows at the bottom of the garden. Why not take a beer and a baguette down with you! In the event of you bringing a young child please ensure your child is supervised at all times when near the brook.

Safe allocated parking is available and a locked space for bikes should you need it.

The Chicken Shed at Wasperton, nestles gently between the towns of Stratford Upon Avon, the county town of Warwick and the splendour of Royal Leamington Spa, all of which offer numerous tourist attractions, many independent retail outlets and parks and a plethora of coffee shops, restaurants and bars. It also provides easy access to the picturesque villages and landscapes of The Cotswolds. It is also ideally situated to major employers such as Jaguar Land Rover, Aston Martin, National Grid and Warwick University.

Your rural retreat at Wasperton benefits from excellent road and rail links being only 4 miles from Warwick Parkway station and 3 miles from the M40. Birmingham (approx. 20 miles) boasts attractions such as the NEC, Birmingham Arena (NIA) The Bullring, Grand Central, Symphony Hall and many more. In addition, it is only a speedy 17miles to Birmingham Airport.

However, for those of you looking for a more rural or active break away, The Chicken Shed sits almost on a public footpath which allows easy access to several peaceful country walks to nearby villages where you can seek out refreshments at the local hostelry. There are also easy links to a nearby network of Sustrans cycle routes.

Alternatively, within the immediate vicinity Wasperton Village boasts the 18th Century Church of St John the Baptist. The nearby village of Barford which is only a mile away (or 3 minutes in the car) can be accessed via a footpath that rises above the banks of the River Avon. The village is known locally for the convenience of a lovely Community run Village Store which is owned and staffed by residents and stocks numerous locally sourced provisions. There are two village pubs one serving traditional pub food, the other has an Indian restaurant in house. Both do take away.
Only 2 miles in the opposite direction is the much larger village of Wellesbourne which also houses 2 pubs both of which serve food, and a Chinese take away and fish and chip shop. Wellesbourne also benefits from a Sainsbury’s, a Co-Op and various other retail outlets such as a butcher and a baker meaning you will never be short of places to visit to stock up on provisions. There is also a doctors, dentist, vet and hairdressers. Wellesbourne is also the home to Chedham’s Yard, a sympathetically restored, prize winning heritage site.
The National Trust Property, Charlecote House complete with its deer park is just around the corner together with the fully restored and operational Charlecote Mill and a garden centre.

Hi, I'm Stephanie. Our family moved to this location 15 years ago but I have lived in this area for most of my life and was educated in Leamington before going away to college in Bristol. I started my adult life as a teacher and worked both in Community homes for young people with socilial difficulties and in mainstream primary schools for many years. But, upon realising my love for property, and modernising several houses, I moved onto try something new and went into recruitment and training within a local firm of estate agents before launching my own business connected with the hospitality industry some years later. We bought our family home because of its location - great accessibility and yet peaceful and offering potential for loads of space both indoors and out and which has been hugely beneficial during lockdown. It provided a combination of a 'building / renovation project' at the same time as caring for my elderly father and bringing up two lovely daughters both of whom have now moved to their own homes. And so offering our lovely Chicken Shed is a way of sharing our beatiful home with others. Meanwhile my husband has run his own Pharmaceutical Engineering Design business for the past 22 years and transforming our garden to what it is now - so life has been busy! We have always had dogs so walking has played a large part in our lives and we are spoilt with many beautiful places to go. We have also recently started cycling and splashed out on some hy-brid bikes to make sure we don't have to pedal too hard!! I have to say it has renewed our enjoyment of the activity and ensures we can always get home again! We are fortunate to live in an area which offers such a variety of activities and interests surrounded by beautiful countryside. Needless to say we really enjoy our food and enjoy going out to eat whether it be locally or abroad. We very much hope that you will choose to visit The Chicken Shed. Our house is close by and we are available should you need anything but absolutely respect your privacy at all times. Our aim is for you to enjoy our surroundings – approx. 1.5 acres so will leave you to explore! You are free to self-check in utilising the secure key box or we will look forward to welcoming you personally if you would like that option. (times permitting)
A fresh continental breakfast is left in your accommodation ready for you to have at your leisure. Please advise me of any special dietary requirements at least 1 week prior to your arrival.
A simple ‘how to’ guide is within the barn to explain the various white goods together with details of and recommendations of where to go – this is an ongoing process so please feel free to add your contributions.

We take the safety and wellbeing of our guests very seriously. There is a First Aid Kit, a fire blanket and a domestic fire extinguisher in the property and it is fitted with both smoke alarm and a carbon monoxide alarm.
Cleanliness has always been important to us but never more so than in the current climate. For your peace of mind, we follow the Airbnb enhanced cleaning protocol and all sanitising is carried out using appropriate PPE and products thus ensuring the property is safe and has not been ‘touched by human hand’ prior to your arrival. All linen and towels will be sealed until the bed is made up and all crockery and utensils will be re-washed in the dishwasher immediately prior to your arrival.

The Chicken Shed is available for mid-week or week-end breaks but may also be booked for longer periods or regular business stays. Stays of more than one week or shorter regular bookings may be offered at a discount so please do contact me to discuss.
