Règlement intérieur

· Check-in starts at 4:00PM

· Check-out is before 11:00AM

· Leaving the property after the check-out time without prior consent of a manager will incur charges in the security deposit.

· In case of missing the house key, you will be charge a fee of USD 35, which covers the replacement of the door's lock.

· Pets are strictly prohibited.

· Smoking is strictly prohibited inside the unit.. Evidence of smoking within the unit will incur in an immediate loss of the security deposit.

· Bachelor/bachelorette parties and spring-breakers are strictly prohibited.

· Outsiders (or friends staying at other properties) are not allowed to stay overnight.

· The property is located inside an exclusive residential area. All guests are to maintain a respectful behavior around the common areas, and avoid any activities causing disturbance or complaints from the neighbors, especially after 11PM.

· Any behavior deemed inappropriate by the neighbors, property managers, or any security staff, including excessive noise, parties, destructing partially the property, or any behavior resulting in complaints from other residents or tenants within the building may result in immediate loss of the security deposit and in some cases eviction, and no refunds will be made.

· We don’t expect the unit to be left as clean as it was received, however if it’s found in poor conditions extra cleaning fees may applied.

· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs. No lifeguards on duty.

· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.

· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.

· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours ( Mon - Sat 9:00AM to 6:00PM ). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.

· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.

· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. Furthermore, the guests will release and hold harmless any and all parties involved with the rental, management and reservation of the property and to release and hold harmless it's owner or representative for any loss or damage to personal property or for any injury.

ANY EXCEPTIONS TO THE PROPERTY RULES, TERMS, AND CONDITIONS MUST BE APPROVED IN WRITING IN ADVANCE.

We spent 4 weeks in the apartment and we really felt at home. The apartment is great- very clean, spacious and situated in a beautiful, relaxing place. Together with all the extras (swimming pools, beach clubs, yoga classes etc) that go with it, it makes a perfect place for family holidays. The host is always there ready to solve any problem that you may have. We highly reccomend it and will surely be back!

Lovely condo, resort. We had a wonderful stay because of all the extras that came with the condo. I went to Yoga at the wellness center. Also caught a couple of shows at the resort. The beach was nice and the resort with all it's pools was fun. Could not have had a better time.

El departamento se encuentra en buena ubicación entre Tulum y Playa del Carmen, cuenta con todos los servicios es un lugar muy apacible y rodeado de paisajes muy agradables, ideal para quien quiere hacer actividades en la Riviera Maya por su ubicación, la pasamos muy bien!

We stayed at Pao's place at the end of March in ZEN condo at Tao Residencial Place.. The condo was very nice, clean, spacious, the premises well maintained. Everything looked great until we started to report issues to management. We reported a safe deposit which was not working at the management company in-site. They advised us to be home the next day morning at 9am but nobody showed up. We waited but nothing happened for a couple of days when we notified Pao which came back and told us that the management company looked for us several times and could not find us and proposed another time to wait for them at the condo which at that point was useless since we were closed to the end of our vacation. They never told us that they will not go into our condo without us being there which was a big mis-communication as well.Also reported to Pao a non working dryer and other minor issues. At the end of our stay we expressed our concerns to Pao about how our issues were handled and her response was << on a personal note a non working safe won't make me feel disappointed about my vacation>>. Well dear Pao these issues did not ruin our vacation true but I don't think I ask too much to have a host/management company to help me with my issues, not to keep me in the room wasting me time and nobody to show up. Instead I would like to have a host to fix the issues reported while I am having fun at the beach, snorkeling and enjoying all the opportunities a Mexico vacation can offer me. And unfortunately you failed to provide this. It may not be an issue for you but you but for me having to carry with me every day passports, tablets, phones, electronic gadgets and cash while renting snorkeling boats, leaving my stuff unattended on the floor while swimming in remote cenotes exposed to possible thefts WAS a big issue. I also would like to mention something else maybe will benefit your next guests since I will not plan to be one in the future. On my last night there my daughter had a medical emergency and your management company was not available to help contacting a doctor how your welcome book provided in in the condo mentioned. I don't expect them to be 24 hours there but maybe in the future a doctor on call phone number, address of medical urgent care can be included in your package.

Carmen, it was told to one of us by your husband on your first day that you guys wanted to be there when we come back for the safe, and that he prefer us not to come in when nobody was home. We respected that and we actually do not access to any unit without prior consent of the guest. We did stopped by several time and didn't find you, also I sent you a message asking you when was a good time for us to stop by ... no luck on that either. I'm sorry about your daughter feeling sick, if you have stopped by the office for the briefing we offer every morning at 9 am, stated in the info sent to each guest, you would have learned the doctor information and also that his contact info was in the map inside the envelope you picked up at the security gate with your keys. We understand the frustration, but communication is only good if both parts participate. We hope this have helped for you to have a better experience in the future.

Nice place, very comfortable. Plenty of space and everything we needed. It's a little bit of a process to get to the beach (across the highway and through numerous gates) but besides that the place itself is perfect. It's quiet and well equipped.

Loved our stay at the Zen condo in the Tao community! Arrival information/directions were well communicated, and the condo was lovely, very clean, and safe. Onsite management was helpful ahead of our visit and during our stay, and the Tao community itself is very relaxing - we took advantage of a free fitness class and enjoyed breakfast at the wellness center. The location is very convenient if you're planning to spend time exploring the area, though definitely recommend renting a car to move around from various beaches and ruins (Tulum, Coba). Having access to the Bahia Principe Resort was convenient if we just wanted to sit at the beach for an hour or two, though we preferred the Tulum and Akumal public beaches for longer beach outings - plus you could swim with sea turtles! Would highly recommend staying in Tao if you're looking for more than a typical resort vacation!

Really nice place! Clean and big rooms. Nice surroundings with golf course and other hotels. Far away from restaurants, would recommend a car.
