Whether you're traveling for business, sight-seeing or coming for medical treatments this is the place for you. This space is very comfortable for 2 adults or 2 adults and 2 children. There are 2 full size beds.

We would like to share our little piece of heaven with you. Wake up in the morning, look out your window, & see horses grazing in the field? Whether you are traveling and just want to be around the experience, our Airbnb is for you! We offer direct access to Schooley Mill (an equestrian park) with scenic wooded trails for riding & nature walks.

The studio has a kitchen, living space, upper deck, indoor pool, super fast free Wi-Fi and a private bathroom.

Pool which is open year round, but the pool is closed Thursday night from 6:30-9:15. The poolroom is a shared space, but when you are swimming, you should be the only ones swimming at that time. Other people may use the pool during your stay, we ask people to yield to the people already swimming which is rarely ever an issue. The pool is not private or exclusive during your stay. We use the poolroom as our entrance to the house.  

In between guests reservations, we put what is called shock out in the pool, which is a strong chlorine. WebMD discusses this very thing and says chlorine kills the virus. You should be able to read it on their site.   I am unable to share the link as it will be blocked.
During the winter I have raised our rates because the pool is extremely expensive to heat during the cooler weather.  Depending on the outside temperature, our utilities (electric and gas) jump to about $2000. monthly.   The poolroom has a gas log fireplace when it is very cold outside will be turned on. If the fireplace is not on, guests can ask the owners to turn it on. Guests are not to touch the fireplace controls as well the granite surrounding the fireplace can be extremely hot. Please use caution especially with young children. We have a beautiful guard (fencing) around the fireplace as a reminder not to touch.

When you end your stay, please just leave the key in the kitchen. FYI For your safety and ours, there are Ring security cameras throughout the property including the pool room.
There is sweetener, sugar, powder creamer and a few different flavored teas for your enjoyment to get you started. Please don't throw away the mason jar. Just an FYI, all the supplies, I am leaving you, were not packaged in a commercial kitchen, they were packaged in my clean home kitchen. In the bathroom there will be a small bottle of shampoo and soap in case someone may have forgotten theirs. The shampoo is the VO5 brand so if it gets in the eyes it may hurt. Please leave the empty bottles behind, I reuse them. If the tv happens to get off track, the correct input to access Roku is HDMI1 on the television. This can be accessed with the remote. If you need help with this, just give me a call and I can assist depending on the time. The remotes for these are next to the tv. When you leave, please be sure the remotes to the tv and roku are returned back to the same location. Please remember we are Green friendly, please conserve energy and carbon footprint. Don't leave the doors or windows open when the air conditioning or heat is on.

Terms and Conditions:
• All guests must be noted and included on the itinerary which is required for insurance purposes,
• Renters must have profile filled out, including photo and a minimum of 1 positive review from a previous host otherwise be pre-arranged with the owner.
• We would like to know who is coming to our home. Please take the time to share more about yourself, job, hobbies and what you will be doing in Maryland/DC while staying in our home through the short term-vacation rental website messaging system. (If a couple, family, or friends are traveling with you, then please included some things about your traveling companions as well as their full name and where they are from).
• No parties. This is not a party place. If your habits are such, that your group is up during the night into the morning, coming to the house & going out, this is not the place for you. No loud music. If you are behaving in a manner which is rude, disrespectful, immature, yelling or using profanity, you are in violation of my rules and will be asked to leave and funds will not be returned.
• All guests must be noted and included on the itinerary which is required for insurance purposes, even guests just visiting for the day or portion of unless pre-arranged with owner. If their name isn't listed on the rental agreement, they can't stay." There will be a surcharge of $29 for additional guests and may be charged against the deposit.
• Renter must not be a felon/s, cannot conduct illegal activity and must be 30 years of age or older. Owner may request a government ID before or during the stay.
• No smoking in house, pool room or barns. Smoking is allowed on the patio, but cigarette butts must be picked up. • No filming on the property for publishing.
• No pets
• The pool is an option, but our home is a family-friendly environment, please be sure dress attire, & bathing suits are appropriate for a family environment. For safety purposes, an adult must be present in the pool room at all times when their children are in the pool-room and no-one swims alone, no rough housing or running. Safety is solely the guests’ responsibility. The pool-room must be vacated during thunder storms for a minimum of 30 minutes after the last clap of thunder. Guests provide their own pool towels. Thursday nights the poolroom will be closed from 7:00 pm until 10:00 pm. • Guests may not turn on the gas fireplace, when on the surroundings will be extremely hot and not to be touched which may cause injury.
• Remember, we are a horse farm, leaving doors open lets flies in as well (although we work hard in reducing the amount of them.) - Non-horse owner guests cannot enter paddocks, barns and/or approach/handle horses without an escort appointed by the farm. Horse owners, as well as non-horse owner guests, must follow barn rules. Gates to paddocks must be locked at all times. Don't feed the horses, many of them are on a special diet. No climbing the fences. • In the colder months, a lightweight solar pool cover is used to prevent evaporation and keep the heat in the pool. Guests will be shown how to remove and re-cover pool which will be necessary each time the pool is used and turn the lights out when not in the pool room. If you are unable to recover the pool, please ask owner for assistance. • Guests may not take cuttings from succulent plants.
• So our next guests can enjoy as well, please leave the house in same condition that you received it. • Checkout Policy: Check out time is 11:00 a.m
• For late check-out beyond 12:00 noon, an additional day surcharge will be added and charged against the deposit. IE.: if the rent is $100.00 for the day before, then $100 will be the charge for the late check-out and can be assessed against the deposit.
• Ring doorbell and security cameras are placed throughout the property on the outside of the house and inside pool house.
• No re-arranging furniture unless approved by owner in writing.
• The suite is not baby-proof. There are no corner guards, locks on cabinets, there is cleaning supplies in the cabinets and the like. Guests are required to take responsibility for the safety of their children without damaging our home.• Please conserve energy. Such as, but not limited to, keeping the doors and windows closed when air conditioning or heat is on. A/C may fail if windows and/or doors
left open.
• This short-term rental agreement is strictly according to the dates listed on the booking website. The renter/guests agree they have no right or claim beyond those specified dates for any reason. Any guests staying for longer dates than the dates listed on the booking website, unless agreed to in writing by the owner, agrees to pay double the daily rate listed on the booking website.
• Parking Information: Guests will have parking on the side of the house directly next to the suite.
• We don't host local residents located within a 50-mile radius unless pre-arranged with the owner.
• If something in the suite isn't working please let us know. Unless we tell you beforehand, we are unaware.
• Linens are not washed in a commercial sanitizing machine. They are washed in a home washing machine. By renting our property, you are agreeing to and understand these terms and conditions.

This suite is not handicapped accessible. Guests must go up a set of deck stairs. There is another short term rental in a suite on the 1st floor. Owners live on this property.
