Charming, adorable, and tastefully appointed farmhouse located a short drive away from nearby, quaint towns ( Callicoon, Livingston Manor, etc) with great shops & restaurants. Big yard! Woods! Amazing 1936 cherry red Chambers Stove- a chef’s delight. Soccer, croquet, bbq, fire pit, swing, lie in the hammock. Nice porch to relax. Perfect for writers, families, or a group of friends. The last house on the road = privacy and seclusion.
Stream below the house. Small, well behaved dogs allowed.

We are extremely concerned about the current Covid19 pandemic and want to ensure that we are taking every pre-caution to keep our house clean and germ free. Between leaving the house empty for 3 days before and after guests stay, cleaning thoroughly, and making sure the house has time to breathe before guests come and stay, we hope you enjoy our wonderful farm house. We also hope you take pre-cautions and wipe down surfaces, faucets, light switches, and any other highly frequented areas daily. We also absolutely do not allow guests outside of who will be staying at the house. We hope you understand and comply. We also trust our guests will wear masks and gloves while out grocery shopping and also hope maintaining 6 or more feet away from people will also be implemented.

Nice long driveway gives extra privacy to this former "Country Living" magazine, joyous farmhouse. 3.5 acres of wooded land on one side of the house and lawn to play in on the other. Surrounded by maple trees, they give ample shade in the summer and the colors are gorgeous in the fall! The house being right in the middle of the property gives one a sense of being secluded, yet in 2 minutes driving will get you to Peck’s grocery store, Tavern on Main, post office, and the quaint village of Jeffersonville. Let the stream below the property lull you to sleep and birds chirping wake you up. Entrance is from the "mudroom," It's a sun drenched room surrounded by French glass windows. Find a place to hang your coat and take your shoes off.
Open space in living room/dining room gives an airiness to the space downstairs.
Cozy bedrooms upstairs. 2 Full beds in two bedrooms, one twin in the bedroom at the top of the staircase with a floor to ceiling bookshelf with books for the young and old, and one twin loft with a full bed below.

PLEASE PACK LAYERS TO WEAR. This is a traditional farm house and it can get chilly in the fall.
The kitchen has the most magnificent 1936 Chambers stove and works like a dream. Our kitchen is the most popular room in the house. Maybe it's the cheeriness combined with the warmth, but it just attracts people to hang out there. The dayroom is ideal for reading or slipping away to look out into the woods. The dappled light coming is magnificent. Toys are in there for kids to enjoy during their stay. The porch is also really nice for hanging out, waking up and having coffee, breakfast, watching the rain come down in a summer storm, or gazing at the changing fall colors on the trees.
The Living room and dining room are in an open airy style room. The living room has a tv, Roku, and dvd player.

BRAND NEW ROKU IN THE HOUSE! Stream, relax, repeat!

The downstairs bathroom is off from the pantry and kitchen. It's also accessible through a swinging door in the dining room which leads to the pantry and bathroom.
Upstairs is where the full bathroom is with a big bathtub. A large size bathroom and a large tub and shower with beautiful, homey wainscoting around the tub and wall. Heater in the bathroom gets the room nice and toasty for a relaxing bath in the event there's a chill in the air.
The first bedroom at the top of the stairs is what we call "The Library." You guessed right. There are books in that room. And plenty of books for you to read while you stay and also for your children to read or for you to read to your kids. A twin bed on a beautiful, simple antique metal frame awaits. The window next to the bed looks out onto the woods. The room in the back has a gorgeous antique solid iron with a brass spindled bed frame. The room next to this one has an adorable home made twin loft bed with a full mattress underneath on a frame. Sleeps 3.
And down the hall is the final bedroom, light and airy that looks out onto the yard, flower garden, fruit trees in the back with the fir trees I planted quite a few years ago.

Farmers markets, antiquing, and amazing new restaurants popping up left and right.
The Cochection Fire Station, a beautifully renovated restaurant right up from the River in Cochecton. Fly fishing in Roscoe or Beaverkill. Dine in the trendy village of Livingston Manor not far from Beaverkill or Roscoe. Brunch in Narrowsburg, a 30 minute drive, happy hour and dinner at The Laundrette, or The Heron, and peruse in the chic shops.
Nap in our lovely hammock, bbq in the garden (PLEASE NOTE: WE DO NOT PROVIDE CHARCOAL NOR LIGHTER FLUID. PECK'S GROCERY STORE SELLS ALL YOU NEED FOR A SCRUMPTIOUS BBQ), check out a movie at the beautiful Callicoon movie theater, a beautifully restored movie house from the olden, golden days or catch a concert at Bethel Woods, a 12 minute drive away,. You may walk to the quaint town of Jeffersonville, where you may browse the shops, bakery that has delish baked goods and a big space to get comfortable in, eat at a lovely Brazilian restaurant, Samba, Tavern on Main, Michaelangelo's pizzeria (although we prefer Sal's pizza further outside of town on Rt 52- maybe not the decor but the pizza is pretty darn good- Peck’s grocery store, wine and liquor store, post office, and library.
15 minutes drive will get you to the super cute village of Callicoon, a very hip town, offers delish restaurants, antique stores, a Tapas bar, beautiful home goods store, and a farmer's market on Sundays where you may buy fresh, local fruits and vegetables. There are also yoga classes and an exceptional Gong Meditation class lead by Marc Switko. More details in the guidebook once you book. We are also close to Crystal lake, a perfect spot for a hike and a swim around the lake.
Or stay at the house, whip up a pie, cook with our great pots and pans, play ball on the playing field. Or, just lounge around and watch the birds, butterflies, and leaves change into their glorious golds and reds and explore the wooded area.

Bosch dishwasher in the kitchen, washing machine and dryer in basement, and a clothes line for those who like their laundry smelling extra fresh. We do have a tv, brand new Roku, and dvd player. There are some DVDs to choose from. We also have lots of children's books and some toys to use while you're visiting. Wifi throughout the house.

The heat downstairs is forced air and it makes the downstairs very warm at a temperature as low as 62 degrees. When the heat reaches 62 degrees, the heat turns off and the house cools down, so layers are the best way to dress in our old house on chillier days.

In the summer, the best way to keep the rooms cool upstairs is to close the windows and shades where there are shades and then at dusk, open the windows back up and turn the fans on.

No parties or events. This is for families, couples, a group of friends, writers, actors, and yoga retreats are welcome to enjoy the beauty of the country side.

Being the last house on a dead-end road gives an extra feeling of being safe when you have kids. And not having kids makes it really, really private. We are a 15 minutes drive to Callicoon where you can rent a kayak, canoe, or tube and go down the Delaware River. There is also the Delaware Youth center in Callicoon and kids can take swimming lessons in the summer months, do arts and crafts, and take Zumba and yoga classes. In another direction, a 10 minutes drive will take you to Bethel Woods to see concerts in the summer. Narrowsburg is a gorgeous town 30 minutes away set on the Delaware River with really lovely coffee houses, restaurants, and boutiques. 25 minutes away is super cute Livingston Manor.
