4 Bedroom - Thatched Cottage carefully combining character with modern, and attention to detail to make your stay as comfortable as possible. In a great location on the edge of a seaside village, just a third of a mile from the cliff walk and about twice that to the beach. Also good for Norfolk Broads, seals, beaches, and many other attractions.
**Please note both bathrooms are ensuite. We have cottage gardens, but there is a large playing field a short walk away for children to enjoy**
Our cottage comfortably sleeps 6 adults and 2 children and is located near the sea in the delightful village of Happisburgh.
Bedding and towels are included in the fees. We also cater for little ones and have a highchair and travel cot available on request including bedding for the cot with a mattress, at no extra cost. Please bring beach towels with you if require.
Please note that both bathrooms are ensuite, one on the ground floor and the other to the Master upstairs. The ground floor bathroom has a walk in shower.

The cottage is approached from the rear via a farm track, then over our neighbour's shared driveway, both of which have a right of way over them -but not for unloading. Please consult our handbook carefully (which we'll email to you when you call for the access code) before setting out, particularly if you have more than one vehicle. The house and its gardens are available for your use. The cottage has one parking space, with additional parking a short walk at the community car park behind the bowling green.

Please note we only take weekend bookings during off-peak periods. In season we ask for minimum one week except when indicated. We book from Friday afternoon, check-in 4pm, check-out 10am. Please contact us for more details.
It's really important to us that you have a comfortable and safe time at Church Farm Cottage - and there are two main things we need you know.
PARKING: There is one car parking space only, with more parking nearby at the community car park on Black Smith's Lane, please observe parking rules strictly as our neighbours are quite particular.
Sorry, but a THATCHED ROOF MEANS NO SMOKING or naked flames of any kind inside the property, or on the grounds. This also includes candles, and BBQs, etc, with the exception being the use of a match or lighter to light the stove. This is because unfortunately you will invalidate the insurance policy for the cottage by doing so, and become personally liable for any damage or worse that occurs.

If you wish to use the wood burning stove you can buy wood, kindling, firelighters, and matches at nearby garages.
Please ask if you would like a later check-out, or earlier check-in. We like to help when we can as our guests are important to us - although sometimes this isn't possible.
We have a check-in for 4pm and a check-out of 10am. This is to allow our property manager and her team to change the linen and clean the cottage for our next guests.
In general please respect our neighbours and our cottage.
IMPORTANT NOTE: All the land around the cottage is privately owned by the neighbouring houses, except for our parking space.
We have right of way over the shared driveway to our space, but please do not park, unload, or play, anywhere else. See later section on parking.
•There is one car parking space only for Church Farm Cottage
•This is between the open, barred gate, and the gate over the step.
•If you need to unload a second car please park on the verge (by the field not the wall), opposite our wall, and move the vehicle promptly as there is continuous use of the track and driveway.
•Do not park, or stop to unload on the driveway or farm track
•There is a community car park a short walk up Blacksmiths Lane for additional vehicles.
•Once more, please in no circumstances other than dire emergency park on any land nearby as we do not own the land next door - this is a very important term of your use of the cottage.
A THATCHED ROOF MEANS NO SMOKING
•Smoking is absolutely prohibited anywhere in the property or on the grounds, as are BBQs or bonfires
•This is because a Thatched roof is vulnerable to fire
•You may also invalidate the insurance policy for the cottage
•You will be held personally liable for any damage or worse that occurs
EXTRA GUESTS, LINEN, AND PARTIES
•We do not allow house parties. If in any doubt please contact us.
•The maximum number for occupancy of the cottage is 8 persons
•The number of guests beds you book forms your contract of use with us
