Beautiful brownstone with brick walls. You will sleep comfortably in a queen size bed with tons of light in your private bedroom during the day, but also black out curtains for when you want to take a nap :)
the apartment is perfect if you are in NYC for a short time (business or vacation) and are planning on being out all day and need a sanctuary to come back to at night and recharge yourself-
if the weather does get colder again- there are two down (feather) comforters and a heavy blanket, plus baseboard heating and a space heater... so you will be comfortable

the living room has a large sofa there is a TV with NETFLIX and HULU which you are welcome to use-
the apartment has a full sized kitchen and you are welcome to make use of it… (just no heavy fried dishes) for some reason the smell tends to stick around days after the meal is cooked!
there will be space in the cabinet for you to put away your groceries if you buy cereal or canned goods, and of-course space in the fridge and freezer…
I will also have room for you in the bathroom cabinet to put away your toiletries if you would like- I provide complimentary Shampoo and soap until you have a chance to go shopping

we are very close within walking distance to various teaching hospitals (Lenox Hill, Weill Cornell) we host a lot of med students who are applying for their residency, and doctors who are doing specialty work or training
Best Rule to follow: Leave the apartment as you found it Our house is your house, so please treat it with respect as if it were your own… the space is fully furnished with quality items and I would like all guests to enjoy.
Please help us maintain the space for everyone and clean up after yourself.
no illegal activity, no drugs if you drink or go out for drinks- please know how to hold your liquor and behave as such
no smoking, the entire security deposit will be held for smoking
no pets (I LOVE little furry friends) but sometimes they have accidents in new environments and I would die if I caused a four legged critter any stress because they feel guilty they had an accident... they know that we know they feel guilty!
no overnight guests who are not part of the advanced AirBnB reservation
any approved additional overnight guests must pay the extra person fee outlined on our AirBnB profile and must sleep in the room of the AirBnB guest

No sleeping overnight in the living room-
No sports fanatic viewing (there is a great bar one block away to do that)
no parties (this is NYC there are 10,000 night clubs and bars to do that)
Please do not invite additional visitors without discussing ahead of time this is my home
If you break or damage something, please let me know and arrange for its replacement or repair
Do not leave any food out that will attract uninvited critters- this home is pest-free and we intend to keep it that way with your help.
Kitchen for reheating food on microwave or very basic very simple stove top dishes (no frying, no curry of any kind and any time) smell will never leave the apartment-
use kitchen for making tea or coffee and prepare breakfast please clean up any mess that is created, including dishes, counters, stove, microwave; no dirty dishes should be left in the sink overnight
if there are not enough dishes to fill the dishwasher, guest should wash used dishes by hand
all food items should be stored in designated food areas; for example, non-perishable items should be properly sealed and placed in pantry on a shelf designated for guest
Bathroom will be stocked with two rolls of toilet paper allocated for your stay; guest must supply additional toilet paper beyond that
Fire escape is for emergency use only
Please help us conserve energy by turning off lights, small appliances, lamps, when not being used/ also please turn off A/C radiator or space heater when leaving apartment for the day-
Also, please remember to LEAVE THE KEY and courtesy METRO CARDS on top of the dresser when you are checking out.
Lock the inside deadbolt whenever you are in the apartment… even if we are not home- this lets us know that you are home, so we do not disturb you if we come home late and you are sleeping
we are all adults- there is no curfew you come and go as you like but please be respectful of neighbors when you are in the halls after 11:00pm and please extend that courtesy when you arrive in the apartment after 2:00am (IE I'm sure it was a great concert, but the building doesn't need to know that you LOVE Adele and that she pointed at you during 'hello')

if you need flexibility around the specified check in or check out times, let us know in advance
You may eat in the room, but bring dirty dishes to the kitchen and clean them- Do not leave dirty dishes in the room overnight- also please dispose of any food wrapping / leftover waste in the downstairs garbage please don't leave in room wastebasket or kitchen garbage
If there is an issue with the room or bedroom, please let us know immediately. We work best with guests who are good communicators. If the room needs a light bulb, if you'd like an extra pillow, blanket, or fan, let us know and we will be glad to make it available to you
Check-in and Checkout times are generally flexible, but we will ask for a one hour window for planning purposes. We will also need time to clean up properly between guests.
No packages shall be mailed to our home unless a multi month long term rental has been booked.
Take your shoes off at the entrance when heavy rains or snow are present, or if you step on a four legged critter's accident on the street- we expect guests abide by a common sense shoe policy.
We expect that the street gate, inner building door and apartment door to be kept closed at all times.
We do not allow open flames (candles, aromatherapy, smoking paraphernalia)
Thank you for not flushing anything but the toilet paper we provide down the toilets (please place sanitary napkins, wet-wipes, cotton-balls, etc. in the sanitary bin next to the toilet)
Please wipe down the toilet seat after each use with the Clorox Bleach wipes we supply
Although we thoroughly clean between guests, we expect that on the last day of your stay the kitchen is wiped down and any dishes used are cleaned and put away.
Dirty towels should be placed in the provided hamper, wet washcloths in the tub. Any spills or damage should be reported immediately;
Please hang your towels in the hooks behind your room door, we try to keep bathroom and any shared areas clear of personal items-
We will provide clean towels and linens for short term guests- long term guests are welcome to make use of the multiple sets of towels and linens in you room but Laundry costs and changing schedules are entirely up to you
Wash and Fold laundry service is located in the adjacent building cost is around $1.50 per pound (must separate colors and whites or they'll wash everything at same time)
the apartment is cleaned and sanitized before your arrival; all linens and towels are changed and refreshed- if you are a long term guest (one month plus) then a $60 bi-weekly housekeeping charge will be added to fee after the initial month
as we assign you a key that opens the buildings exterior doors we charge $450 USD to replace lost keys as locks for gate, inner door and new keys cut for all other tenants in the building since we all use the same key system-
A security deposit is collected to cover any damages or replace lost items. This ensures a wonderful stay for all guests/hosts on AirBnB. Once apartment is fully inspected we will return the security deposit upon your departure. Expect your security deposit within a few business days through AirBnB.
This is New York City… as a word of caution refrain from conversation with strangers inside/outside the building- most likely people will politely pass you by and ignore you- if someone is paying too much attention to you then you need to be clear that it's of no one's concern who you are, where you come from, or why you're staying here.
you do not have to disclose that you are AirBnB guests… as far as anyone is concerned you are simply staying at apartment 2A. this is for the safety and concern of everyone including our neighbors who like me would be skeptical about strange new people and faces coming/going
I'm very calm and laid back i’m not complicated at all- I definitely don’t sweat the small stuff- I ‘d rather spend my energy helping improve the environment and protecting animal rights… I'm not into partying and raging (I got that out of my system a long time ago) but I can definitely adjust and socialize when it's necessary, I'm a US citizen, I voted in the last three elections, I am an ASPCA guardian, I support public television, I enjoy music, art and architecture- I was raised in a home where my parents made culture available to us- I have lived and attended school in France and in Spain and I have traveled across Europe-
I'm messy sometimes but definitely not gross or anti hygienic… early on I learned to hire a housekeeper to clean everything every other week and it solves any issues, and keeps my home clean comfortable and inviting.
