A completely renovated, quiet apartment furnished with all new soft case goods -- sofa, recliner chair and king size bed and antiques. The apartment is located on the ground floor which is half underground and has a wrap around patio walkway on the outside of the apartment. The new sofa bed in the living room is a double bed size and very comfortable. The kitchen is new with a full-size refrigerator and is equipped with all you need to cook a homemade Italian dinner. The air conditioning, washing machine and heating system are new. The hot water heater also is new and is continuous -- you do not run out of hot water! The linens are a very good quality. The wifi has a strong signal. You will have use of a new Apple computer as a guest user. There is a video phone for the door bell. The building is very secure as you have 2 locked doors to enter the building.

A quiet apartment is sometimes difficult to find in Rome, and one which has nearby amazing walks overlooking Rome yet is still close enough to walk to the Vatican and Rome's city center is quite special. There is a new hair dryer in the bathroom and plenty of electrical adapters in the apartment.
PLEASE COMPLETELY READ ALL INSTRUCTIONS BEFORE ARRIVAL
ENTRY TO THE APARTMENT FOR GUEST: The telephone on the wall in the front entry is connected to the doorbell at the front gate. Outside the building is a bank of doorbells. The last button at the bottom is the one for this apartment. If someone needs to get into the apartment, they simply ring this bell, and the video comes on inside the apartment so you can see who is at the gate. If person who is ringing the doorbell is another guest in the apartment, you can simply press the button to unlock the 2 doors to access the apartment building.
HEAT: The heat for the radiators is regulated by the system outside on the patio. If you walk out into the little patio and turn right facing the washer, you will see a white large box mounted on the wall. THe directions to turn the heat up or down are written on the outside of the box (the water heater). DO NOT TURN OF THE RADIATORS. THIS WILL CAUSE THE HOT WATER TO GO OUT. Also there is a thermostat inside of the apartment on the wall to the right of the door leading to the patio. This is not attached to any system in the house and is obsolete.
AIR CONDITIONING: This unit is mounted on the wall above the door to the patio. To turn it on/off and to adjust the unit, use the remote control which is on the table near the House Manuel. If you do not understand how to use the remote, the instructions are in the blue House Manuel Notebook. There is a fan in the armadio (wardrobe) in the bedroom. You can use this fan if you need to direct cooler air into the bedroom. Our apartment stays very cool even during the hot months in Rome, so you may not need to use the fan too.
COMPUTER: There is a new Apple computer on the desk. Feel free to use it. The button is on the back of the monitor in the lower left corner. You can use the "Guest" access which has no password. The printer is already linked to this computer via Wifi.
PRINTER: You may use the printer with your laptop, tablet or cell phone. Just search to add the printer and it should work after you add the drivers, which for most laptops, tablets and cell phones is automatic.
SPEAKERS: There are speakers plugged into the computer. You may plug them into your laptop, tablet or cellphone to play your music. Or, play music or a movie from the internet. Enjoy!
TELEPHONE: There is a cordless phone on the front hall table. You may use this phone for any calls within Rome. If you use the phone for any long distance calls -- outside of Rome or Italy -- you will be billed accordingly.
GARBAGE: The garbage dumpsters were removed from our street for security reasons --- the American Academy is next door. Therefore, you will find large black garbage bags under the sink. Just tie up the smaller garbage bags as you use them, then place in a large black garbage bag. The maid will remove your garbage after your departure. If you are staying longer than a week, let me know if you need for your garbage to be removed. I will direct you where to go.
COURTYARD GARDEN: There is a courtyard garden just up the stairs which are next to the front door. Feel free to sit in the garden to enjoy the sunshine and fresh roman air!
CHECK OUT: Before your departure, please do the following:
1. Place all dirty sheets and towels together in a pile
2. All garbage needs to be placed in a large black garbage bag, which is found under the sink
3. Leave keys on the telephone table near the front door
4. Check out is at 11:00 a.m. If you need more time, let me know. If I can accommodate your wishes, I will.
5. Send me a message via Airbnb if any items were not working or if anything broke during your stay.
HOUSE MANUEL: There is a blue notebook with a house manual in the apartment on the entrance table. The instructions for the air conditioner, washer/dryer and oven are in this book.
DURING YOUR STAY: It is required that those who lease must be present each night of the reservation. Subletting is not allow with Airbnb. Smoking inside the apartment is not allowed. Pets are not allowed. Enjoy your stay and the Eternal City...
