Fabulous, ground floor 3-bed Victorian flat in the heart of a lively residential area 10 minutes walk from the city centre/Old Town. Very spacious, comfortable and recently renovated. Right next to the meadows park - ideal for any trip to Edinburgh
This is my fabulous Victorian ground floor tenement apartment built in 1888 in a fabulous location and was my first home. It is a charming and feature-filled space which is warm and welcoming. The ceilings are high, cornicing ornate, and the original floorboards are stripped. The windows are original single-glazed wooden box sashes and the kitchen window still retains a few panes of its original glass! You won't be cold as the flat is fully gas central-heated and this is extremely effective. The living room and both bedrooms also feature original fireplaces.
I have decorated and furnished my apartment with luxurious comfort in mind. The living room is of generous proportions with a leather and chenille brown sofa with lots of cushions and which comfortably seats six. A flat screen TV is enhanced by Virgin TiVo and 50Mb fast fibre broadband which you are welcome to use. The TV cupboard also houses some spare essentials such as extension cables, phone and USB chargers, batteries, shaving adaptors and travel to UK power adaptors. The original Edinburgh Press (bookshelves) contains some games to entertain you, including Monopoly, Dominos, Playing Cards, a Rubix Cube and Tumbling Tower Blocks. A warm rug and some freestanding lighting adds to a homely ambience of an evening when nestled on the sofa with a cosy throw to snuggle up with.
Both main bedrooms have king size beds, and the third bedroom features a single bed and a double platform bed (which is perfect for children!). The mattresses are Silentnight Orthopaedic brand with an additional memory foam top layer for comfort. Add to this crisp white luxurious 1000 thread count bed linen and a plush throw and cushions and you can imagine a very comfortable night's sleep. The bedrooms are furnished with Venetian blinds (giving almost blackout to bedrooms if desired) bedside tables, lamps, vanity mirror, cotton pads and cotton buds, facial tissues and the hairdryer is located in the bedside drawer of the front bedroom. Both king size bedrooms have wardrobes with hanging and drawer space.
The bathroom has been newly refurbished and features a walk-in shower with underfloor heating. All essential toiletries are provided, including liquid hand wash, shower gel, disposable shower caps, cotton pads, cotton buds and feminine hygiene products. Fresh white fluffy towels are provided for all guests.
The kitchen is fully equipped for both short and long term lets. It is fitted with an integrated fridge, built-in oven with induction hob and a Smeg stainless steel dishwasher. A stainless steel kettle and toaster complete the worktop appliances. All cookware, white crockery, cutlery and glassware are provided. The cupboards contain essential items including tea (a range of normal tea, Green tea, Green tea with Lemon and Camomile tea), coffee (Douwe Egberts), white sugar cubes and Sweetex. Salt & black Pepper, vinegar, cooking oil, tomato ketchup and brown sauce are also stocked to compliment your breakfast and the occasional visit to the local chippy! The kitchen drawers also contain some essentials such as kitchen roll, silver foil, cling film and stay fresh bags. Under the sink there is a fire extinguisher and a fire blanket for those of you who are experimental in the kitchen. The utility room houses the microwave, freezer, washer dryer, iron & ironing board and glass recycling box. The emergency medical box is also situated here, and contains plasters, hand sanitiser gel, Savlon, paracetamol, ibuprofen, gaviscon, cetirizine and some throat sweets. There is an extending dining table that comfortably seats six diners.
Outside there is a small front garden with a table and two chairs in case the sun comes out, and there is a shared rear garden.
There isn't much else to say other than that my apartment is a perfect bolt hole for the city nestled in a residential area of high amenity. You'd be missing out not to stay here!

Of note the ground floor situation of this flat makes it easily accessible for those with impaired mobility. There are just 2 steps to the main door of the flat stair, and there are no internal stairs within the flat.

I live close by to the flat and will be delighted to welcome you on your arrival to show you around and share with you my own tips and favourite spots in the city.
I hope that all guests will treat our place with respect and care and that they will find a home here during their stay. The flat is non-smoking and we ask that you respect neighbours and make sure that entry doors of the building are always closed behind you. Please don't light anything in the fireplaces - they are for decorative purposes only! I would also respectfully request that you do not wear shoes inside the flat, heels in particular. Thank you.

I am a busy Emergency Physician who is half Iranian (interesting combination!) and originally from Liverpool. My studies and work have taken me across the UK and internationally, from Nottingham, Edinburgh and Glasgow to far flung destinations in Mauritius, Madagascar, Dubai and Abu Dhabi. I love travelling and meeting new people and try to make the most of my free time doing so.
Home comforts are important to me and I strive to ensure that my home is warm, comfortable with a touch of luxury, and most of all welcoming.
I believe that if you want to achieve something, hard work is not an obstacle. There is nothing more satisfying than attaining your goals then moving on to the next one (although after every degree and diploma I promise myself and my family that "I'm never doing that again!").
